About International City Emarati
International City Emarati, widely known as the Emarati or Emirates Cluster, is a completed low-rise residential project comprising 26 sandy-coloured, Arabian-themed buildings in Dubai International City.
Development and Overview
International City Emarati (commonly called Emarati Cluster or Emirates Cluster) was developed by International City LLC with Nakheel PJSC acting as the master developer. It represents the Arabian-themed residential district of Dubai International City's country-themed clusters. Construction of the 26 low-rise buildings began around 2010 (though some databases record an earlier start in 2007) and was completed in January 2012. The project features traditional Middle Eastern motifs and a distinct sandy-coloured exterior facade.
Residential Units and Inventory
The cluster primarily offers affordable studio and 1-bedroom apartments. Studio sizes range from 420 to 514 square feet, while 1-bedroom apartments span between 721 and 853 square feet. The ground floors of the mid-rise buildings host various retail outlets and commercial shops. Due to conflicts between historical developer announcements and contemporary listing databases, the total unit count ranges from 1,663 to 1,932. The development does not feature penthouses or duplexes.
Amenities and Infrastructure
Emarati Cluster is a family-oriented, pet-friendly subcommunity. Unlike the Central Business District of International City, it does not feature centralized gyms or swimming pools, but instead offers landscaped courtyards, children's outdoor play areas, and walking/jogging paths. Ground-floor retail options provide immediate access to pharmacies, laundromats, and grocery stores. However, parking is a frequently cited issue, with residents often relying on street-side parking.
Location, Access, and Environment
Situated in the Al Warsan First area within International City Phase 1, the cluster lies near the intersection of Ras Al Khor Road (E44) and Sheikh Mohammed Bin Zayed Road (E311). Public transportation is provided through dedicated bus lines that connect to the Rashidiya Metro Station. Key local attractions include Dragon Mart and Dubai Safari Park. A major environmental concern for the cluster is its proximity to the Al Aweer Sewage Treatment Plant (roughly 200 metres away), which frequently leads to sewage odor complaints during the night and early morning hours.
- 24-hour Security & CCTV SurveillanceThe subcommunity structures feature round-the-clock security and CCTV monitoring.
- Landscaped CourtyardsCommunal green spaces and landscaped courtyards surround the mid-rise buildings.
- On-site Retail ShopsGround-floor retail spaces hosting grocery stores, restaurants, pharmacies, and salons.
- Children's Play AreasOutdoor play structures and kids' spaces distributed within the cluster.
- Walking and Jogging TracksDedicated pedestrian paths for physical recreation.
- Dragon MartThe extensive Chinese retail hub is located nearby, providing a massive shopping destination.
