Why ChatGPT and Claude Get Dubai Property Prices Wrong
ChatGPT and Claude get Dubai property prices wrong because they answer from old training data, asking prices and broad averages instead of recent sales. An agent prices a home from what similar homes in the same building sold for last quarter. A general-purpose assistant rarely sees that evidence.
Six gaps explain most wrong answers. Each one has a fix in the Dubai Land Department sales and Ejari rental contracts. When an assistant reads that data by building, layout and month, the gap between its answer and the agent's number closes.
Why AI prices differ from Dubai sale prices
An AI assistant misprices Dubai property when its evidence does not match the home in the question. The model is not careless. It simply reads the wrong numbers, or the right numbers mixed with the wrong ones.
Each gap below has a direct correction in Dubai real estate data. DLD records the price, size, floor, date, property type and bedrooms of each sale, and whether the sale was ready or off-plan. Ejari records the annual rent, the start date and whether a contract is new or a renewal.
| Why the AI answer is wrong | What corrects it |
|---|---|
| Training data stops at a cutoff date | Monthly PIX© index and the latest DLD sales |
| Web pages carry asking prices | The price DLD recorded for each completed sale |
| A community average is applied to one building | Sales filtered to the building and layout |
| Off-plan and ready sales are mixed | The ready or off-plan basis DLD records on each sale |
| New rents are mixed with renewals | The new or renewal flag on each Ejari contract |
| No dates or sample size are given | The period and the sale count returned with every figure |
The overview of AI for Dubai real estate explains how an assistant reads this data through a plugin.
Training cutoff: the market has moved
A language model knows the Dubai market as it stood at its training cutoff. After that date it learns nothing new unless a tool feeds it fresh data. In a fast market, a year-old picture gives the wrong direction as well as the wrong level.
The PIX© residential index shows why. It rose between 10.6% and 13.7% a year in every month of 2025. It peaked at 219.98 in January 2026. By September 2026 it stood at 205.79, which is 6.45% below the peak and 3.96% below September 2025.

An assistant trained on 2025 text learned a market that rose by double digits every year. It has no way to know that prices turned in June 2026. Ask it whether now is a good time to sell, and it may reason from a trend that has already reversed. The PropertyIndex plugin reads the index monthly, so the assistant starts from the current level. Reading the direction by segment and community is covered in monitoring the Dubai property market with AI.
A dashboard or a scheduled market report needs the same data without a chat. The PIX© API is the right tool for that job. It returns DLD sales, Ejari rentals and the PIX© market index as JSON, and it is licensed for scheduled retrieval and backend integrations.
Asking prices are not DLD sale prices
An asking price is what a seller hopes to get. A DLD sale price is what a buyer paid, recorded by the Dubai Land Department when the sale completed. The two numbers measure different things and often sit apart.
Web search pulls in listing pages because they rank well for property questions. A listing shows one seller's hope on one day, and it often stays up after the price drops or the home sells. When an assistant averages a set of listings, it reports the market as sellers would like it to be.
DLD sales remove that bias. Each sale carries the price, the size, the floor and the date, so the assistant can state a median price and a price per square foot that buyers actually paid.
Community averages hide building prices
A Dubai community average describes no single building. Dubai Marina holds dozens of towers of different ages, heights and specifications. The towers compared below differ in price per square foot by a factor of almost three.
DLD recorded 1,789 sales of ready apartments in Dubai Marina at a median of AED 1,892 per sqft between October 2025 and September 2026. LIV Marina sold at a median of AED 3,324 per sqft. Marina Pinnacle sold at AED 1,159. The community figure sits 43% below the LIV Marina median and 63% above the Marina Pinnacle median.

Worked example: Marina Gate against Dubai Marina
Marina Gate is one of the most searched buildings among people who use the plugin. It shows the averaging error clearly. The same question gets two very different answers.
Marina Gate is a newer, higher-specification development in Dubai Marina, so prices there are generally somewhat above the Dubai Marina average.
A reasonable approach is to start from the area average per square foot and adjust upward for the building's quality and views. A local agent can confirm current pricing.
DLD recorded 89 sales of ready apartments in Marina Gate between October 2025 and September 2026. The median was AED 2,944 per sqft.
| Scope | Sales | Median AED/sqft |
|---|---|---|
| Marina Gate 1 | 20 | 2,656 |
| Marina Gate 2 | 28 | 2,967 |
| Jumeirah Living Marina Gate | 41 | 2,980 |
| Marina Gate, all | 89 | 2,944 |
| Dubai Marina, all | 1,789 | 1,892 |
Marina Gate sold about 56% above the Dubai Marina median. The middle half of its sales fell between AED 2,522 and AED 3,271 per sqft, so a fair price starts there, not at the community figure.
The first answer illustrates the typical pattern without data access. The second uses actual DLD figures for Marina Gate and Dubai Marina, queried through PropertyIndex.
The fix is to name the building, the layout and the period in the question. The assistant then filters the sales to that scope and reports the comparison itself. Step-by-step examples for sold prices are in how to ask AI what a Dubai property sold for.
Using DLD sales, compare the median price per sqft of ready apartments in Marina Gate with the Dubai Marina median for October 2025 to September 2026. Show the number of sales behind each figure and the middle half of Marina Gate prices.
Mixed evidence: off-plan with ready, new rents with renewals
Some wrong answers come from evidence that is real but mixed. Two splits matter most in Dubai: off-plan against ready sales, and new rental contracts against renewals. Both are recorded on every transaction, so both can be separated.
Ready and off-plan sales
An off-plan sale is a purchase from the developer, or a resale of that contract, before the building is handed over. A ready sale is a sale of a completed home. Off-plan prices include the developer's pricing and payment plan, so they rarely match resale prices in finished buildings nearby.
In Jumeirah Village Circle, 1-bedroom apartments sold 3,920 times off-plan and 2,171 times ready between October 2025 and September 2026. The off-plan median was AED 1,491 per sqft, about 17% above the ready median of AED 1,274. A blended figure describes neither market. Off-plan checks are covered in AI off-plan due diligence in Dubai.
New rental contracts and renewals
A new Ejari contract shows the rent a landlord can ask from a new tenant today. A renewal shows what a sitting tenant agreed to continue paying, and renewals move more slowly. Mixing the two understates current market rent.
For 1-bedroom apartments in JVC, 10,820 new contracts started between October 2025 and September 2026 at a median of AED 71,000 a year. The 6,633 renewals in the same period had a median of AED 63,000, about 11% lower. Testing your own renewal against these figures is covered in using AI to check a Dubai rent increase.
| JVC 1-bedroom apartments | Count | Median |
|---|---|---|
| Off-plan sales | 3,920 | AED 1,491/sqft |
| Ready sales | 2,171 | AED 1,274/sqft |
| New Ejari contracts | 10,820 | AED 71,000/yr |
| Ejari renewals | 6,633 | AED 63,000/yr |
For 1-bedroom apartments in JVC, split Ejari contracts starting October 2025 to September 2026 into new contracts and renewals. Give the number of contracts and the median annual rent for each.
Missing dates and sample sizes
A price without a period and a count cannot be checked. “Around AED 2,000 per sqft” could describe last month or three years ago. It could rest on hundreds of sales or on two.
Sample size changes how far a figure can be trusted. In the Dubai Marina chart above, the LIV Waterside median rests on 121 sales. The Marina Gate 1 median rests on 20. Both are useful, but one unusual sale moves the smaller median far more. A grounded answer shows the count so the reader can weigh it.
The PropertyIndex plugin returns the period and the count with every figure. It also returns the middle half of prices, which shows how wide the spread is. When the evidence for a building is too thin, the assistant can widen the period or step up to the sub-community and say that it did.
How to tell if an AI answer is grounded
A grounded AI answer about Dubai property names its evidence. Four checks catch nearly every weak answer, whether it came from ChatGPT, Claude or a person.
- Count. The answer states how many sales or rental contracts sit behind each figure. A median from 121 sales and a median from 3 sales do not deserve the same weight.
- Period. The answer names the dates the evidence covers, such as October 2025 to September 2026. A figure with no period could be from any year.
- Source. The answer names Dubai Land Department sales or Ejari rental contracts. Listings, news articles and "market reports" are different numbers.
- Layout. The answer matches your home: the same building, property type, bedrooms and ready or off-plan basis. A community-wide figure is a starting point, not a price.
If an answer fails two or more checks, treat it as an estimate. Ask the assistant to restate it with the count, the period and the source. An assistant with the PropertyIndex plugin can do that. One without data access has no count or period to give.
What did ready 2-bedroom apartments in Marina Gate sell for between October 2025 and September 2026? Use DLD sales only. State the number of sales, the period, the median price, the median price per sqft and the middle half of prices.
Questions about AI and Dubai property prices
Why does ChatGPT give me a different price than the agent?
ChatGPT usually answers from training data and web pages, while a Dubai agent prices from recent sales in the building. Training data stops at a cutoff date, and web pages mostly carry asking prices and community averages. Connected to Dubai Land Department sales through the PropertyIndex plugin, ChatGPT quotes the same kind of evidence the agent uses: recent sales of that layout in that building.
Why are ChatGPT and Claude prices for Dubai out of date?
A language model learns from text collected before its training cutoff, and the Dubai market keeps moving after that date. The PIX© residential index rose more than 10% a year through 2025, peaked in January 2026 and fell 6.45% by September 2026. An assistant without current DLD data cannot see that turn.
Is a community average a fair price for my building in Dubai?
No. Buildings inside one Dubai community sell far apart. In Dubai Marina, ready apartment sales from October 2025 to September 2026 showed this clearly. Among the towers compared, medians ran from about AED 1,160 per sqft in Marina Pinnacle to about AED 3,320 in LIV Marina, against a community median of AED 1,892. Price a home from sales in its own building and layout.
Should off-plan and ready sales be compared together?
No. Off-plan sales carry a developer price and payment plan, and ready sales are resales of finished homes. For 1-bedroom apartments in JVC between October 2025 and September 2026, off-plan sales had a median price per sqft about 17% above ready sales. DLD records which basis each sale used, so the two can be separated.
How do I know if an AI answer about Dubai property is reliable?
A reliable answer names the number of sales or contracts, the period, the source and the layout behind each figure. If an answer gives a price per sqft with no count, no dates and no source, treat it as an estimate. Answers from the PropertyIndex plugin carry all four by default.
