How to Connect DLD Data to ChatGPT and Claude
You connect DLD data to ChatGPT or Claude by installing the PropertyIndex plugin and approving it with your PropertyIndex account. Both apps install it from their own directory, with no URL to copy. Other MCP clients add one server URL.
Once connected, the assistant can look up Dubai Land Department sales, Ejari rental contracts and the PIX© market index while you chat. You ask in plain language. It answers with the figures, the count and the dates behind them.

What you need before you connect
Connecting DLD data to an AI assistant needs three things: the assistant, a PropertyIndex account and, for prices, a PIX© Pro subscription. Nothing needs installing on your computer for ChatGPT or Claude.
- A ChatGPT or Claude account
- The PropertyIndex plugin works in ChatGPT and in Claude on web, desktop and mobile. It also works in Claude Code, Codex, Cursor and other MCP clients.
- A PropertyIndex account
- You approve the connection by signing in with PropertyIndex. Any account can connect, and a free account sees counts and dates.
- PIX© Pro for figures
- Sale prices, sizes, price per sqft, rents and yields need PIX© Pro. The plugin is included with the subscription at no extra cost.
The PropertyIndex plugin is a connector built on the Model Context Protocol, an open standard that lets an assistant call an outside service while it answers. It gives ChatGPT and Claude read-only access to Dubai real estate data: DLD sales, Ejari rental contracts, project analytics and the PIX© index. How to install the plugin in ChatGPT and Claude
ChatGPT and Claude both install the PropertyIndex plugin from their directories in two moves: install, then approve. No URL, API key or developer mode is needed.
ChatGPT
- 1Open the plugin page. Press Install in ChatGPT. The PropertyIndex plugin page opens on chatgpt.com.
- 2Press Install. Install the plugin from that page. No URL or developer mode is needed.
- 3Approve. Sign in with your PropertyIndex account in the window that opens and approve access.
- 4Use it in a chat. Start a new chat. If PropertyIndex is not active, enable it for the conversation from the plus menu next to the message box.
Claude
- 1Open the listing. Press Install in Claude. The Property Index listing opens in Claude's directory.
- 2Press Connect. Connect from the listing. No URL is needed.
- 3Approve. Sign in with your PropertyIndex account once in the window that opens and approve access.
- 4Use it in a chat. Start a new chat. The tools load at your plan's access. Check that PropertyIndex is enabled in the tools menu of the composer.
Tools load when a conversation begins. A chat that was already open before you connected will not see them, so start a new one.
How to connect Claude Code, Cursor and other MCP clients
Every other client connects to the same server. PropertyIndex runs as a remote MCP server over streamable HTTP, and sign-in uses OAuth. There is no API key to paste.

Each route ends with one sign-in in your browser. In Claude Code, run /mcp, pick propertyindex and authorise. The full setup guide with copyable commands is on the PropertyIndex MCP server page. A coding agent connected this way is still an interactive assistant. Code that calls PropertyIndex on its own, from a backend or a schedule, belongs on the PIX© API.
What free and PIX© Pro accounts return
A free PropertyIndex account returns counts and dates. PIX© Pro returns the figures. Both run the same queries, so a free account shows how much evidence exists before you pay for the values.

The record allowance counts every sales and rental row returned, including each row of a grouped summary. Project pages and the market index do not count. Other use is governed by fair use, because the plugin is built for interactive research rather than bulk jobs.
First questions to ask
The best first question names a place, a layout and a period. The assistant then searches the place, queries the sales and returns a figure you can check. The most common request through the plugin is the price of a specific building and layout.

Off-plan 2-bedroom sales are counted separately: 575 sales at a median of AED 2,740,000, with a larger median size of 1,140 sqft.
Three more questions make good tests of a new connection. Each names the scope, so the answer comes back with a count and a period. The prompt library for Dubai real estate has many more.
What did ready 2-bedroom apartments in Marina Gate sell for between October 2025 and September 2026? Give the number of sales, the median price, the median price per sqft and the middle half of prices.
For 2-bedroom apartments in Dubai Hills Estate, split Ejari contracts starting October 2025 to September 2026 into new contracts and renewals. Give the count and median annual rent for each.
Show the PIX© residential index for the last 12 months. When did it peak, and how far is the latest month from the peak?

What the plugin licence covers
The PropertyIndex plugin is licensed for interactive use. A person asks, and the assistant answers in as many steps as the question needs. A long analysis that takes the assistant twenty tool calls is still interactive use.

The PIX© API is the right tool for programmatic work. It is a REST API that returns JSON, with endpoints for DLD sales, Ejari rentals, locations and the PIX© market index. It is licensed for scheduled retrieval, backend integrations and supplying data through your own product. The plan costs AED 5,000 a month with self-serve checkout, includes 1,000,000 sales and rental records per billing period and one PIX© Pro seat, and keys belong to your organisation. It does not return unit numbers or personal data.

Troubleshooting the connection
Most connection problems have one of a few causes.
- The tools do not appear after connecting
- Restart the app or start a new chat, because tools load when a conversation begins. In Claude, check that PropertyIndex is enabled in the tools menu of the composer. In ChatGPT, enable it for the conversation from the plus menu next to the message box.
- Pressing Connect on the listing did nothing
- Add the server manually. In Claude, go to Settings, then Connectors, then Add custom connector. In ChatGPT, go to Settings, then Connectors. Paste

- Allow pop-ups for claude.ai or chatgpt.com and connect again. Once you approve, the connection completes on its own.
- ChatGPT will not add a custom connector
- Custom connectors need a ChatGPT plan that supports them, with developer mode enabled under Settings, then Connectors, then Advanced. If the option is missing, a workspace admin may have disabled connectors.
- Fields come back locked
- Prices, rents and yields need an active PIX© Pro subscription on the account you signed in with. If you upgraded after connecting, remove the connector, add it again and sign in.
- I signed in with the wrong account
- Sign out at propertyindex.ae, remove the connector from your AI app, then reconnect with the email that holds your subscription.
- A query was rejected
- The query engine is bounded and read-only, and it refuses very large requests rather than answering part of them. Ask the assistant to break the question into smaller steps.
Questions about connecting DLD data
Can ChatGPT look up Dubai property transactions?
Yes, once the PropertyIndex plugin for ChatGPT is installed. The plugin gives ChatGPT read-only access to Dubai Land Department sales, Ejari rental contracts and the PIX© market index. Without it, ChatGPT has no access to DLD transactions and answers from training data and web pages.
Does connecting the PropertyIndex plugin cost anything?
The plugin is included with PIX© Pro at no extra cost. Any PropertyIndex account can connect, but free accounts receive counts and dates only. Prices, sizes, price per sqft, rents and yields need PIX© Pro.
Why does the plugin show locked fields after I upgraded to PIX© Pro?
The connection was made before the upgrade, so it still carries the old access level. Remove the PropertyIndex connector, add it again, sign in and restart the app. The new connection loads every tool at Pro access.

Is it safe to connect PropertyIndex to ChatGPT or Claude?
Yes. Every tool is read-only and sign-in uses standard OAuth 2.1. The assistant receives property data only, never your credentials or personal data. You can revoke access at any time by removing the connector.
