How to Ask AI What a Dubai Property Sold For
To get a Dubai sold price from ChatGPT or Claude, name the building, the number of bedrooms, the period and whether you want ready or off-plan sales. With the PropertyIndex plugin connected, the assistant queries Dubai Land Department sales and answers with the median price, the range, the price per square foot and the number of sales behind them.
The same question can go deeper. The assistant can split a tower by floor, show what each home last sold for and tell you which sales were resales by a previous buyer. It works at the level of the building and the layout, which is the level at which Dubai prices are actually set.
How to phrase the question
A good sold-price question has four parts: the building, the layout, the period and the market basis. Each part maps to a filter the assistant applies to Dubai Land Department sales. Leave one out and the assistant either guesses or mixes sales that should not sit together.
- Building
- Name the tower or project, not just the community. In Dubai Marina over the last year, Sulafa Tower sold at a median of about AED 1,300 per square foot and Jumeirah Living Marina Gate at about AED 3,000. The assistant searches the name and filters to that building.
- Bedrooms
- A 1-bedroom and a 3-bedroom in the same tower are different products. Name the layout so the median describes one kind of home.
- Period
- Give an explicit window such as October 2025 to September 2026. Twelve months usually gives enough sales in an active tower while staying recent.
- Ready or off-plan
- DLD marks each sale as ready or off-plan. Off-plan sales carry a different price because the buyer pays for a home not yet handed over. Ask for one or the other.
The last part changes answers more than people expect. Across Dubai Marina, ready 1-bedroom apartments sold at a median of AED 1,575,000 between October 2025 and September 2026, across 780 sales. The 77 off-plan 1-bedroom sales in the same period had a median of AED 2,150,000. A question that mixes the two describes neither market.
The building, the bedroom count and the period are also the filters people use most through the plugin. The full set of Dubai real estate data sits behind those filters, so the same pattern works for any building with recorded sales.
What did ready 1-bedroom apartments in Princess Tower, Dubai Marina, sell for between October 2025 and September 2026? Give the number of sales, the median price, the middle half of prices, the median price per square foot and the median size.
What 1-bedroom apartments in Princess Tower sold for
Princess Tower is one of the tallest residential towers in Dubai Marina, with sales recorded from the lowest floors to above the 90th. It makes a clean example because every sale in the last year was a ready sale. The prompt above returns this answer in Claude with the PropertyIndex plugin connected.
DLD recorded 17 sales of ready 1-bedroom apartments in Princess Tower between October 2025 and September 2026.
| Measure | Value |
|---|---|
| Median price | AED 1,438,993 |
| Middle half of sales | AED 1,400,000 to 1,515,000 |
| Lowest and highest | AED 1,250,000 to 2,050,000 |
| Median price per sqft | AED 1,560 |
| Median size | 923 sqft |
Prices are tightly grouped. Half of all sales fell within AED 115,000 of each other. Eight of the 17 buyers financed the purchase with a mortgage recorded on the day of the sale.
- Sales
- 17
- Ready 1-bed, 12 months
- Median price
- AED 1.44M
- Middle half AED 1.40M to 1.52M
- Median per sqft
- AED 1,560
- Median size 923 sqft
- Financed
- 8 of 17
- Mortgage recorded on the sale date
How to read median, range and price per square foot
A sold-price answer has three numbers that do different jobs. Read together, they tell you what a typical home sold for, how much prices varied and whether a size difference explains the variation.
- Median price
- The middle sale when all sales are lined up by price. Half sold for less and half for more. One unusual sale cannot drag it the way it drags an average.
- Middle half
- The range from the 25th to the 75th percentile. It shows where most ordinary sales landed. In Princess Tower it was AED 1,400,000 to 1,515,000 for 1-bedrooms.
- Lowest and highest
- The full range, including outliers. A low sale can be a partial share or a distressed seller. A high sale can be a better floor or an upgraded home.
- Price per square foot
- The sale price divided by the size DLD recorded. It lets you compare homes of different sizes, and it is the figure valuers anchor on.
Start with the median and the middle half. A narrow middle half, like Princess Tower's, means the layout trades at a well-defined price and a new sale outside it needs a reason. A wide middle half means floor, size or condition is doing a lot of work, and the next questions should split the sales further.
Price per square foot matters most when one bedroom count covers several sizes. A 2-bedroom of 1,300 sqft and one of 1,100 sqft share a label but not a price. Price per square foot puts them on the same scale. It is also the basis of a comparable-sales valuation, which is covered in AI property valuation in Dubai.
How floor level changes the sold price
DLD records the floor on apartment sales, so an assistant can group a tower's sales into floor bands and compare their prices per square foot. Floor is also one of the filters people use most through the plugin.
Princess Tower shows the pattern clearly. Over the two years from October 2024 to September 2026, ready sales on floors 50 to 74 had a median of AED 1,712 per square foot. Sales on floors 1 to 24 had a median of AED 1,517. That is a gap of about 13% for the same building and the same period.
| Floor band | Sales | Median per sqft | Middle half per sqft |
|---|---|---|---|
| Floors 1 to 24 | 25 | AED 1,517 | AED 1,388 to 1,597 |
| Floors 25 to 49 | 38 | AED 1,543 | AED 1,450 to 1,688 |
| Floors 50 to 74 | 40 | AED 1,712 | AED 1,535 to 1,886 |
| Floors 75 and above | 25 | AED 1,690 | AED 1,501 to 1,887 |
Two details in the table matter as much as the headline gap. The premium does not keep rising with height: floors 75 and above sold slightly below floors 50 to 74. The middle-half ranges also overlap. Some low-floor homes sold for more per square foot than some high-floor homes, because orientation, view and finish move prices too.
The practical reading is that floor sets a band, not a price. A home on floor 60 should be compared first with sales from floors 50 to 74. Its price within that band then depends on what DLD does not record.
Group ready apartment sales in Princess Tower, Dubai Marina, from October 2024 to September 2026 into floor bands 1 to 24, 25 to 49, 50 to 74 and 75 and above. Show the number of sales and the median price per square foot for each band.
How to see a home’s own sale history
DLD links each sale to the previous sale of the same home. PropertyIndex reads that link as a resale chain: the price and date of each time the home changed hands. An assistant can use it to show what a particular layout sold for last time, how long owners held, and which recent sales were genuine resales.
A genuine resale is a sale where the previous buyer sold to a new party. Not every sale qualifies. A handover record of an off-plan purchase, or a transfer between related parties, appears in the data but is not a market resale. The plugin labels each sale, so the assistant can count only real resales when it measures gains.
Fourteen of the 17 ready 1-bedroom sales in Princess Tower from October 2025 to September 2026 were resales by a previous buyer. Their median sale price was AED 1,428,938. The median price those same homes had last sold for was AED 919,094. The earlier purchases date from September 2012 to February 2023, so every seller had held for at least two and a half years.
Resale chains are among the details people request most through the plugin. They ask for homes whose previous buyer has since sold, then read the previous price and date beside the new one. The chain stays anonymous throughout: it shows prices and dates for the home, never who owned it. Turning those chains into resale gains and yields is covered in AI property investment analysis in Dubai.
In Princess Tower, Dubai Marina, list the 1-bedroom sales from October 2025 to September 2026 where the previous buyer sold. For each, show the sale date, floor, size, sale price, and the previous sale price and date. Then give the median of each.
What DLD sales do not record
DLD sales record the price, size, floor, date, property type, bedrooms when recorded, whether the sale was ready or off-plan, whether it was financed and the previous sale of the same home. They do not record the view, the finish or the condition. Two apartments on the same floor can sell far apart for reasons the data cannot name.
PropertyIndex gives the assistant one way to reason about those features. Each sale carries a price tier: where its price per square foot sits within sales of the same building, type, bedrooms and year. The top quarter is premium, the bottom quarter is entry level and the middle half is standard.
| Price tier | Sales | Median price | Median per sqft |
|---|---|---|---|
| Premium | 4 | AED 1,697,357 | AED 1,775 |
| Standard | 10 | AED 1,428,938 | AED 1,554 |
| Entry level | 3 | AED 1,250,000 | AED 1,355 |
A premium tier is consistent with a better view, a higher floor or an upgraded finish. It is not proof of any of them. When you ask for “sea-view sales”, a well-behaved assistant filters to premium-tier sales and tells you that is what it did. Only a visit, photos or someone who knows the tower can confirm the reason. The wider limits of AI answers on Dubai property are set out in why ChatGPT and Claude get Dubai property prices wrong.
Setting up the plugin takes a few minutes and is explained in how to connect DLD data to ChatGPT and Claude. Counts and dates are free. Prices, sizes and price per square foot need PIX© Pro.
Questions about asking AI for sold prices
Can ChatGPT tell me what a Dubai apartment sold for?
Yes, when ChatGPT is connected to Dubai Land Department sales through the PropertyIndex plugin. It then returns the prices DLD recorded for the building and layout you name, with the number of sales and the dates. Without that connection it can only repeat asking prices and averages it finds on the web.
How do I find the sold price of a specific apartment in Dubai?
Ask for the building, the number of bedrooms and the period, and say whether you want ready or off-plan sales. An assistant with the PropertyIndex plugin can then show each sale with its floor, size and price, and the previous sale of the same home where DLD recorded one.
Does floor level affect sold prices in Dubai?
Yes. DLD records the floor on apartment sales, so an assistant can group a tower’s sales into floor bands. In Princess Tower, ready sales on floors 50 to 74 had a median of AED 1,712 per square foot over two years, against AED 1,517 on floors 1 to 24.
Why is the median sold price different from the asking prices I see?
A median sold price is the middle of what buyers actually paid, as recorded by the Dubai Land Department. Asking prices are what sellers hope to get. The two drift apart most when the market turns, because listings adjust more slowly than completed sales.
Can AI tell me the view or condition of a sold apartment?
No. DLD sales record price, size, floor, date, property type, bedrooms and whether the sale was ready or off-plan. They do not record the view, the finish or the condition. An assistant can show where a sale sat in its price range, which is consistent with features like a better view, but it cannot prove them.
