AI Property Valuation in Dubai
ChatGPT and Claude can value a Dubai home from comparable Dubai Land Department sales, once they can read those sales. With the PropertyIndex plugin connected, the assistant finds recent sales of the same layout in the same building, adjusts for size and floor, and returns a price range with every comparable listed.
That range is research, not a formal valuation. It is the evidence a valuer, agent or buyer would start from. It cannot see the view, the finish or the condition, and no bank or court will accept it in place of a licensed valuer's report.
Can an AI assistant value a Dubai property?
An AI assistant can value a Dubai property when it has the comparable sales. On its own, ChatGPT or Claude has no access to DLD sales, so any figure it offers comes from listings and articles. Connected to the PropertyIndex plugin, it reads the prices DLD recorded and applies the same comparable-sales method a valuer uses.
Three kinds of “valuation” get confused in Dubai, and they answer different questions.
- Comparable-sales valuation
- An estimate built from recent sales of similar homes nearby, adjusted for differences in size, floor and timing. This is what an AI assistant with DLD data produces, and every comparable can be inspected.
- Automated valuation model
- A statistical model that outputs a single figure for any address. It is fast, but the reader usually cannot see which sales drove the number.
- Formal valuation
- A report signed by a licensed valuer after inspecting the property. Banks, courts and auditors require it. It carries professional liability that an AI answer does not.
The comparable-sales valuation sits between the other two. It is more transparent than a model and faster than a formal report. Its quality rests entirely on the comparables, which is why the method matters more than the tool.
How the comparable-sales method works
The comparable-sales method narrows all Dubai real estate data down to the handful of sales that describe your home, then adjusts for what still differs. An assistant with the plugin runs each step as a query and shows the result before moving on.
- 1Start in the same building. Dubai prices are set tower by tower. Two towers in the same community can differ by hundreds of dirhams per square foot. Use sales from the building itself whenever it has enough.
- 2Match the layout. Filter to the same number of bedrooms, then to homes of about the same size. One bedroom count often covers two or three floor plans with different prices per square foot.
- 3Keep the window recent and ready. Use ready sales from the last twelve months. Off-plan sales price a home not yet handed over and belong in a separate comparison.
- 4Use genuine resales. Prefer sales where the previous buyer sold to a new party. Handover records of off-plan purchases and related-party transfers are not market prices.
- 5Adjust for size through price per square foot. Multiply the comparables’ median price per square foot by your home’s size. Only do this within one layout, because larger plans usually sell for less per square foot.
- 6Adjust for floor. Compare sales from floors near yours. DLD records the floor on apartment sales, so the assistant can group the comparables into floor bands.
- 7Check the market direction. If prices have moved since the comparables sold, weight the most recent sales more. The PIX© index shows the direction for Dubai apartments month by month.
Value a 2-bedroom apartment of about 990 sqft on the 7th floor of Park Field Tower 1, Dubai Hills Estate. Use ready DLD sales of the same layout in the same building from October 2025 to September 2026. List every comparable with date, floor, size, price and price per square foot. Then adjust for floor and recent market direction and give a price range.
A worked valuation in Park Field Tower 1, Dubai Hills Estate
Dubai Hills Estate is one of the places people search most through the plugin. Park Field Tower 1 makes a good test because its 2-bedroom apartments sell often and in two clear sizes. The home to value is a 2-bedroom of about 990 sqft on the 7th floor.
I can't access recent transaction records, so I can't give a precise valuation for your apartment.
Dubai Hills Estate is a popular, well-established community, and 2-bedroom apartments there are generally in demand. For an accurate figure, I'd recommend comparing listings on property portals and asking a local agent or a licensed valuer.
DLD recorded 11 ready sales of the 990 sqft 2-bedroom layout in Park Field Tower 1 between October 2025 and September 2026.
| Comparables | Sales | Median | Per sqft |
|---|---|---|---|
| All floors | 11 | AED 2,650,000 | AED 2,670 |
| Floors 2 to 5 | 7 | AED 2,600,000 | AED 2,634 |
| Floors 6 to 10 | 4 | AED 2,705,000 | AED 2,742 |
Your home sits with the upper-floor sales. Most of those sold between November 2025 and February 2026, and the PIX© apartment index has since fallen 6.5%. The two latest sales were AED 2,550,000 in June and AED 2,650,000 in August.
A fair range is AED 2.60M to 2.75M, most likely around AED 2.65M to 2.70M.
The first answer illustrates the typical pattern without data access. The second uses the actual DLD sales for Park Field Tower 1, queried through PropertyIndex. The range is the assistant's reading of those sales, not a formal valuation.
The full set of comparables is below. All 14 ready 2-bedroom sales in the twelve months were genuine resales by a previous buyer. Eleven were the 990 sqft layout and three were a larger plan of about 1,050 sqft.
| Sale date | Floor | Size (sqft) | Price | Per sqft |
|---|---|---|---|---|
| 19 Aug 2026 | 6 | 986 | AED 2,650,000 | AED 2,688 |
| 22 Jun 2026 | 5 | 991 | AED 2,550,000 | AED 2,573 |
| 27 Mar 2026 | 2 | 1,050 | AED 2,550,000 | AED 2,430 |
| 27 Feb 2026 | 8 | 1,050 | AED 2,600,000 | AED 2,476 |
| 9 Feb 2026 | 10 | 991 | AED 2,900,000 | AED 2,926 |
| 4 Feb 2026 | 10 | 1,050 | AED 2,950,000 | AED 2,810 |
| 13 Jan 2026 | 3 | 993 | AED 2,700,000 | AED 2,720 |
| 29 Dec 2025 | 4 | 987 | AED 2,600,000 | AED 2,634 |
| 23 Dec 2025 | 2 | 987 | AED 2,500,000 | AED 2,533 |
| 18 Dec 2025 | 8 | 986 | AED 2,600,000 | AED 2,637 |
| 11 Dec 2025 | 5 | 987 | AED 2,685,000 | AED 2,720 |
| 20 Nov 2025 | 8 | 987 | AED 2,760,000 | AED 2,796 |
| 11 Nov 2025 | 5 | 986 | AED 2,575,000 | AED 2,612 |
| 17 Oct 2025 | 2 | 993 | AED 2,650,000 | AED 2,670 |
How to read the valuation range
The range carries more information than the midpoint. It tells you how consistently the layout trades, which adjustments moved the estimate and how much room a buyer or seller has.
- Same-layout sales
- 11
- 990 sqft, 12 months
- Layout median
- AED 2.65M
- AED 2,670 per sqft
- Floors 6 to 10
- AED 2.71M
- Median of 4 sales
- Latest sale
- AED 2.65M
- August 2026, floor 6
Park Field Tower 1 shows a tight market. The 11 sales of the 990 sqft layout ran from AED 2,500,000 to AED 2,900,000. Eight of the 11 landed between AED 2.55M and 2.70M. A narrow spread like that supports a narrow range. A tower whose sales spread twice as wide would justify a range twice as wide.
Floor added about AED 100,000. Sales on floors 6 to 10 had a median price of AED 2,705,000, against AED 2,600,000 on floors 2 to 5. The highest sale of the layout, AED 2,900,000, was on floor 10. Its price tier was premium, which is consistent with a better view or finish as well as the higher floor.
Size needs care. The 1,050 sqft plan sold for a median of AED 2,476 per square foot, well below the 990 sqft plan's AED 2,670. Multiplying the smaller plan's rate by the larger size would overvalue the larger home. That is why the method adjusts for size only inside one layout.
Timing pulls the other way. Most comparables sold near the January 2026 peak of the PIX© apartment index, and the index stood 6.5% lower in September 2026. The two most recent sales landed at or below the layout median. A careful estimate therefore leans towards those sales rather than the winter highs.
How to check an asking price against the comparables
An asking-price check runs the valuation in reverse. You give the assistant the asking price, the size and the floor. It converts the asking price to a price per square foot and places it among the comparables. The answer shows whether the seller is asking for the market or for the best sale on record.
The asking price works out at AED 2,929 per sqft. That is above every sale of the 990 sqft layout in the last twelve months.
| Benchmark | Price | Asking vs benchmark |
|---|---|---|
| Layout median, 11 sales | AED 2,650,000 | +9% |
| Floors 6 to 10 median, 4 sales | AED 2,705,000 | +7% |
| Highest sale, floor 10, Feb 2026 | AED 2,900,000 | Level |
The asking price matches the best sale of the year, which was three floors higher and near the market peak. Sales since June were AED 2,550,000 and AED 2,650,000. The evidence supports an offer in the AED 2.60M to 2.75M range unless the home has a feature the comparables lack.
The last sentence of that answer is the important one. An asking price above the comparables is not wrong by definition. The home may have a better view, a renovated kitchen or an unusual layout. The comparables show what the seller needs to justify, and the buyer now knows exactly what to ask about.
Agents use the same check from the other side, to set a listing price a seller can defend. That workflow, with client reports, is covered in AI for Dubai real estate agents. For the plain sold-price questions behind every valuation, see how to ask AI what a Dubai property sold for.
A seller is asking AED 2,900,000 for a 2-bedroom of about 990 sqft on the 7th floor of Park Field Tower 1, Dubai Hills Estate. Compare the asking price per square foot with ready sales of the same layout from October 2025 to September 2026, split by floor, and tell me where it sits.
When you need a formal valuer
You need a formal valuer whenever someone else must rely on the figure. An AI valuation from DLD sales is strong evidence for your own decision. It is not a document a third party can accept.
- Mortgages and refinancing
- The lender commissions its own valuation from a licensed valuer. Your AI estimate helps you judge whether the bank’s figure is reasonable.
- Courts, inheritance and disputes
- Legal proceedings need a signed report from a licensed valuer who can defend the figure.
- Company accounts and funds
- Auditors and investors expect valuations under professional standards such as those of RICS.
- Homes the data cannot see
- A full renovation, a rare view or damage can move a price outside the comparables. An inspection captures what DLD does not record.
In every other case, start with the comparables. Arriving at a valuer, an agent or a negotiation with the DLD sales already in hand changes the conversation. The common reasons AI answers go wrong without that evidence are set out in why ChatGPT and Claude get Dubai property prices wrong.
The plugin needs a PropertyIndex account. Prices, sizes and price per square foot need PIX© Pro. Setup is explained in how to connect DLD data to ChatGPT and Claude.
Questions about AI property valuation in Dubai
Can AI value my apartment in Dubai?
Yes, as an estimate. ChatGPT or Claude with the PropertyIndex plugin can value a Dubai apartment from comparable DLD sales in the same building and layout, adjusted for size, floor and timing. The result is a well-evidenced price range, not a formal valuation report.
How accurate is an AI property valuation in Dubai?
An AI valuation is as accurate as the comparable sales behind it. With a good run of recent sales of the same layout in the same building and a narrow middle half, the range is tight. With few sales, or a home whose view or finish differs from the norm, the range widens and a visit matters more.
Is an AI valuation accepted by Dubai banks?
No. A bank lending against a Dubai property commissions its own valuation from a licensed valuer. An AI valuation is research for pricing and negotiation. It does not replace the valuation report a lender, court or auditor requires.
What does an AI need to value a Dubai property?
It needs the building, the number of bedrooms, the size in square feet and the floor. With those four facts it can find comparable DLD sales and adjust for differences. Details such as view and condition stay with you, because DLD does not record them.
Can I use AI to check if an asking price is fair in Dubai?
Yes. Give the assistant the asking price, the size and the floor, and it compares the asking price per square foot with recent sales of the same layout. It then shows whether the asking price sits inside the range buyers have paid or above it.
