AI Property Investment Analysis in Dubai

ChatGPT and Claude can judge a Dubai property investment by its two returns, rental yield and resale gain, once they read DLD sales and Ejari rents. Rental yield compares what a home rents for with what it sells for. Resale gain compares what a home sold for with what its previous buyer paid.

Both figures come straight from transaction data. A 1-bedroom apartment in Hills Park, Dubai Hills Estate, rents for a median AED 80,000 a year on new contracts and sells for a median AED 1,485,000 when ready. That is a 5.4% gross yield. In the same period, 34 Hills Park 1-bedrooms were resold by their previous buyer, some before handover, at a median 20.6% above what that buyer paid, after a median 3.5 years.

The two returns of a Dubai property

A Dubai property pays its owner in two ways. It earns rent while the owner holds it. It earns or loses capital when the owner sells. An investment case needs both numbers, because a high yield can hide a falling price and a strong resale gain can hide a weak rent.

Gross rental yield
Annual rent divided by the purchase price, before any costs. For a Dubai building it is best measured as the median new Ejari rent over the median ready DLD sale price for the same layout and period.
Net rental yield
Annual rent after service charges, maintenance, vacancy, fees and finance costs, divided by the full cost of buying. It is the return the owner actually keeps.
Resale gain
The difference between a home’s sale price and the price its previous buyer paid. DLD sales carry the previous price and date of the same property, so the gain is measured home by home.
Holding period
The time between the previous purchase and the resale. A 20% gain over two years and over ten years are very different investments.

These figures sit on top of the wider body of Dubai real estate data: every DLD sale and every Ejari tenancy contract. An AI assistant connected to that data can produce both returns for any building in a single conversation.

How AI calculates gross rental yield

AI calculates gross rental yield by dividing a median rent by a median price. The method is simple. The care lies in choosing which rents and which prices to compare. An assistant with the PropertyIndex plugin follows four rules.

  1. 1
Same building. The rent and the price come from the same building or project. A community average mixes towers of very different quality.
  2. 2
Same layout. Both sides use the same number of bedrooms. A studio and a 3-bedroom in one tower yield very differently.
  3. 3
Same window. Both sides cover the same 12 months, such as October 2025 to September 2026. A rent from this year over a price from three years ago overstates the yield.
  4. 4
New contracts and ready sales. The rent comes from new Ejari contracts, which show what the market pays today. Renewals often lag the market. The price comes from ready sales, because off-plan prices buy a home that cannot be let yet.

The new-versus-renewal split matters more than most investors expect. Ejari records whether each contract is new or a renewal. In Jumeirah Village Circle, 1-bedroom renewals over the same 12 months had a median of AED 63,000, while new contracts had a median of AED 71,000. A yield built on renewals would understate what a buyer can let for. The same split helps tenants, as explained in using AI to check a Dubai rent increase.

Worked example: a 1-bedroom in Hills Park

Hills Park is an Emaar apartment project in Dubai Hills Estate, one of the most searched communities among PropertyIndex plugin users. Its 1-bedroom sales and new rental contracts share a median size of 673 sqft, so they compare like for like. One question returns both returns.

Most sellers bought off-plan in late 2022 at a median AED 1,240,000. Today's median rent is a 6.5% yield on that price. Two of the 34 resold below what their owners paid.

These are gross figures. Service charges, fees and the 4% DLD transfer fee are not deducted.

The answer separates two buyers. A buyer at today's ready price earns 5.4% gross. An owner who bought at launch earns 6.5% gross on the original price and has a paper gain on top. The same building is a different investment depending on the entry price, and the data shows both.

Hills Park also yields less than its community. Dubai Hills Estate 1-bedrooms as a whole yield 6.1% on the same basis. A building that sells near the community median but rents below it is priced for something other than income, such as its park setting or newer stock. The AI property valuation guide covers how to read one home against its building.

Why net yield is lower than gross yield

Net yield is lower than gross yield because the owner pays costs out of the rent. Gross yield is the right number for comparing buildings, since every building faces costs. Net yield is the right number for deciding whether the income justifies the purchase.

Service charges
Owners pay an annual service charge per square foot for the building’s upkeep. RERA approves these charges building by building, so they differ widely between towers.
Maintenance and furnishing
Repairs, appliance replacement and any furnishing fall on the landlord.
Vacancy
A month empty between tenants removes a twelfth of the year’s rent.
Letting and management fees
Agency fees for finding a tenant and any property management fee reduce the income.
Finance costs
A financed buyer pays mortgage interest out of the rent, which can turn a positive gross yield into a thin net return.

The purchase side also moves. The 4% DLD transfer fee and agency commission raise the true cost of buying, which lowers the yield on the money invested. DLD sales do not record service charges, so ask the assistant for the gross yield and then deduct the building's published service charge yourself. The rent and price evidence will be exact. The cost side then comes from the building's own figures rather than an estimate.

How AI measures resale gain

AI measures resale gain by pairing each resale with the same home's previous sale. PropertyIndex links every DLD sale to the earlier sale of the same property, which creates a resale chain. Each link carries the previous price and the previous date.

Not every link is a resale. A completion or title transfer of the same purchase repeats the original buyer. A transfer of a share between co-owners shows a fraction of the price. The PropertyIndex plugin marks the links where the previous buyer sold to a new party, and the assistant computes gains on those alone.

Median gain and holding period

The median gain is the middle gain across all genuine resales in the window. The median holding period is the middle time between purchase and resale. Together they answer the question an investor actually asks: what did owners here make, and how long did it take?

For Hills Park 1-bedrooms, the answer is 20.6% over 3.5 years. Only two of 34 resold below the previous price. That pattern is typical of a project bought off-plan at launch and sold soon after handover. For off-plan entry specifically, the guide to AI off-plan due diligence in Dubai covers developers and launch pricing.

Gross yields across Dubai communities

Gross yields for 1-bedroom apartments ranged from 5.6% to 7.2% across six popular Dubai communities between October 2025 and September 2026. Jumeirah Lake Towers and Jumeirah Village Circle led. Downtown Dubai and Dubai Marina trailed, because their prices sit further above their rents.

The ranking follows a familiar Dubai pattern. Cheaper communities let for a larger share of their price. Prime communities trade on location and lifestyle, so buyers pay more per dirham of rent. Neither is better in itself. A yield investor favours the top of the chart. A buyer who wants capital gains and easier resale often accepts a lower yield.

Cash and financed buyers

DLD sales record whether a mortgage was recorded on the same day as the sale, which shows how each market is funded. Across all residential sales in the last 12 months, about a third of Dubai Marina purchases were financed. In Jumeirah Village Circle the share was 14.2%, and in Business Bay 11.5%. A market bought mostly with cash is less exposed to interest rates, but its buyers also carry no lender's valuation check.

When a like-for-like yield is not possible

Some communities cannot be measured this way yet. In Damac Lagoons, 715 of 721 villa sales in the window carry no bedroom count in DLD records, while its new villa contracts are mostly 4-bedroom and 5-bedroom homes. Dividing a 4-bedroom rent by an all-villa price would mislead. A well-briefed assistant says so and stops, rather than inventing a yield.

What AI investment analysis cannot tell you

AI investment analysis tells you what a building has earned. It cannot tell you what one particular home will earn. Three limits apply.

View, finish and condition
DLD records price, size, floor and date. They do not record the view or the state of the flat, and both move rent and price.
Costs
Service charges, vacancy and finance costs vary by building and by owner. The assistant reports gross figures; net yield needs your own cost lines.
The future
Yield and resale gain are measured on past contracts and sales. Rents and prices can move either way from here.

Prompts for investment analysis

Specific prompts get specific answers. Name the building, the number of bedrooms and the 12 months. Prices, rents and yields need a PIX© Pro account, and setup is covered in how to connect DLD data to ChatGPT and Claude.

Yield and resale gain for one building

For 1-bedroom apartments in Hills Park, Dubai Hills Estate, calculate the gross yield from the median new Ejari rent and the median ready DLD sale price, October 2025 to September 2026. Then give the median resale gain and holding period for homes whose previous buyer sold.

Compare communities on yield

Compare the gross yield of 2-bedroom apartments in Dubai Marina, Business Bay and Jumeirah Village Circle. Use median new Ejari rents and median ready DLD sale prices from October 2025 to September 2026, and show the number of sales and contracts behind each figure.

Yield on your purchase price

I bought a 2-bedroom apartment in Marina Gate in 2019. What is the median new Ejari rent for 2-bedrooms there from October 2025 to September 2026, and what yield does that give on the median 2-bedroom price paid in Marina Gate in 2019?

Questions about AI investment analysis in Dubai

Can ChatGPT calculate rental yield for a Dubai property?

Yes, if it can read actual sale prices and rents. Connected to the PropertyIndex plugin, ChatGPT divides the median new Ejari rent by the median DLD sale price for the same building, layout and period. Without that data it can only estimate from listings, which carry asking prices and asking rents.

What is a good rental yield in Dubai?

For 1-bedroom apartments between October 2025 and September 2026, gross yields ran from about 5.6% in Downtown Dubai to about 7.2% in Jumeirah Lake Towers, based on median new Ejari rents and median ready DLD sale prices. A building above its community median is earning well for its area. Net yield is lower once service charges and other costs are paid.

How do I calculate gross rental yield in Dubai?

Divide the annual rent by the purchase price and multiply by 100. For a fair figure, use the median rent on new Ejari contracts and the median price of ready DLD sales for the same building and number of bedrooms over the same 12 months. In Hills Park, Dubai Hills Estate, that gives AED 80,000 over AED 1,485,000, or 5.4%.

How does AI measure the resale gain on a Dubai property?

It compares each resale with the same home’s previous sale. DLD sales carry the previous price and date of the same property, so an assistant with the PropertyIndex plugin can take the median gain and the median holding period across every home in a building that its previous buyer has since sold.

Is gross yield the return I will actually earn?

No. Gross yield is rent divided by price before any costs. Service charges, maintenance, empty months between tenants, agency fees and mortgage interest all come out of the rent. Purchase costs such as the 4% DLD transfer fee also raise what you pay. Net yield, after those costs, is always lower.

Where the figures on this page come from

Sale and rent figures come from Dubai Land Department sales and Ejari rental contracts, modelled by PropertyIndex and loaded through September 2026. Every figure covers sales dated, or contracts starting, between October 2025 and September 2026. Community yields use 1-bedroom apartments in Jumeirah Lake Towers, Jumeirah Village Circle, Business Bay, Dubai Hills Estate, Dubai Marina and Downtown Dubai: median rent on new Ejari contracts over median price of ready DLD sales. Financed shares cover all residential sales in each community over the same 12 months.

The Hills Park example covers 1-bedroom apartments in Hills Park, Dubai Hills Estate: 24 ready sales, 78 new Ejari contracts and 34 resales where the previous buyer sold to a new party. Resale gains and holding periods are calculated sale by sale and then summarised as medians. The Damac Lagoons note covers villa sales and new villa contracts in the same window.
