Monitoring the Dubai Property Market with AI

Dubai residential prices are going down. The PIX© residential index fell 0.47% in September 2026, its fourth monthly fall in a row. It now stands 3.96% below September 2025.

ChatGPT and Claude can give that reading every month once the PropertyIndex plugin connects them to the PIX© index and Dubai Land Department sales. They can split it by apartments, villas, ready and off-plan homes, count the month's sales and show which communities are rising or falling. A short routine of the same questions each month turns the assistant into a reliable market monitor.

What the PIX© index measures

The PIX© index measures how Dubai residential prices move with the mix of homes held constant. A month in which more studios sell than villas should not read as a price fall. PIX© compares like with like, so a change in what sold does not move the index on its own.

Inputs
Dubai Land Department sales of apartments and villas only. No listings, asking prices or valuations enter the index.
Cells
Sales are grouped by area, property type and bedroom count, for example Dubai Marina, apartment, 2-bed. Each cell is compared only with itself over time.
Cell price
A cell’s price is the median price per sqft over a three-month pooled window. A cell prices only when the window holds at least five sales.
Weights
Each cell counts in proportion to its all-time number of sales, with a minimum floor so no weight rests on a handful of sales.
Chaining
Each month’s movement is measured against the previous month over the cells both months share. The level is the running product of those movements, with January 2012 equal to 100.
Segments
The headline is all residential. Apartment, villa, ready and off-plan indices use the same method over their own cells.

Two consequences matter for monthly monitoring. The three-month window means the index turns over several months rather than in one. The latest month can also revise as late DLD records arrive, so a reading for the newest month is provisional. The full method is on the PIX© methodology page.

How Dubai residential prices moved over 24 months

Dubai residential prices rose through 2025, held flat in early 2026 and have fallen since June. The PIX© residential index peaked at 219.98 in January 2026 and held close to that level until May. It then fell 2.87% in June and 2.80% in July, followed by smaller falls in August and September.

The September 2026 level of 205.79 is 6.5% below the January peak and back where the index stood in May 2025. A level of 205.79 also means like-for-like prices are about twice their January 2012 level. The published monthly series lives on the PIX© Dubai real estate price index page.

How apartments, villas, ready and off-plan homes compare

The headline hides a split. Apartments and off-plan homes fell in September 2026. Villas and ready homes rose. Ready homes are the only segment above their level of a year ago.

Source: PIX© segment observations for September 2026. Median price per sqft is the observed median of the month’s sales, not the index level.

Segment levels are not prices, and they cannot be compared with each other. Each segment equals 100 in January 2012, so a higher level means more growth since then. The off-plan index stands above the ready index, yet ready homes sold at a lower median price per sqft in September. The off-plan side of this split is explored in AI off-plan due diligence in Dubai.

How many homes sell each month

Sales volume fell from late 2025, with brief rebounds in April, June and July 2026, and prices followed from June. The PIX© residential reading for September 2026 rests on 9,924 sales. September 2025 had 18,599, so volume is down 46.6% on a year.

Volume and price answer different questions. Volume shows how many buyers are acting. The index shows what they pay for comparable homes. A market where volume falls first and prices follow later is a market cooling from the demand side. The lowest month in the period was May 2026, with 9,246 sales.

How to read direction by community

Community direction comes from two readings. The first is the year-on-year change in a community's price per sqft. The second is the set of open price-move signals, which fire when a building's price per sqft moves against its previous reading. Rising and falling signals show where prices are moving now.

Which of these communities are rising and which are falling: Dubai Marina, JLT, Business Bay, Dubai Hills Estate, JVC and Downtown Dubai?
PropertyIndex · Queried community price per sqft, year on year
PropertyIndex · Read open price-move signals, 17 to 31 Oct 2026

Dubai Marina is the clearest faller. Its price per sqft is 7.7% lower on a year, and falling signals outnumber rising ones 23 to 10.

CommunityAED/sqft on the yearRising signalsFalling signals
Dubai Marina-7.7%1023
Jumeirah Lake Towers-6.6%2417
Business Bay+1.1%2729
Dubai Hills Estate+1.1%2113
Jumeirah Village Circle+6.4%4335
Downtown Dubai+10.6%1624

Dubai Hills Estate and JVC lean up on both readings. Downtown Dubai is up on the year, but its recent signals lean down. JLT is down on the year, but its recent signals lean up.

The two readings can disagree, and the disagreement is informative. A community up on the year with mostly falling signals may be losing momentum. A community down on the year with mostly rising signals may be turning.

A monthly routine of questions

A good monthly routine asks the same questions in the same order. The answers then line up month after month, and a change stands out. Run it once the new month's data has loaded. Every answer from the plugin states the month it covers, such as “DLD data loaded through September 2026”.

Questions about monitoring the Dubai market with AI

Are Dubai property prices going up or down right now?

Dubai residential prices are going down. The PIX© residential index fell 0.47% in September 2026, its fourth monthly fall in a row, and stands 3.96% below September 2025. Ready homes are the exception: the PIX© ready index rose 1.84% over the year.

Can ChatGPT tell me how the Dubai property market is doing?

ChatGPT can summarise news about the Dubai market on its own, but it cannot read the latest DLD sales. Connected to the PropertyIndex plugin, it reads the PIX© index by segment, monthly sales counts and community price signals, and it states which data month the answer covers.

What is the PIX© index?

PIX© is a monthly price index for Dubai residential property, calculated by PropertyIndex from Dubai Land Department sales. It groups sales into cells of area, property type and bedrooms, prices each cell by its median price per sqft, and chains the monthly movements into one index with January 2012 equal to 100.

Can I set up ChatGPT or Claude to send me a monthly market report automatically?

Not with the plugin. The PropertyIndex plugin is licensed for interactive use, where you ask and the assistant answers. Scheduled reports, dashboards and alerts built in your own systems should use the PIX© API, which is licensed for scheduled retrieval and includes 1,000,000 records per billing period.

Why do community prices rise while the Dubai index falls?

Community figures are median prices per sqft, while the PIX© index holds the mix of homes constant. A community median can rise because more expensive new buildings sold that year, even while like-for-like prices fall. Read the index for direction and the community figures for local context.
