- **Question this page answers:** Can ChatGPT or Claude answer questions about Dubai property?

**ChatGPT and Claude can answer Dubai property questions, but only as well as the data they read.** On their own they rely on training data and web pages, which are mostly listing portals and news. Those give asking prices and averages with no date range.

Connected to Dubai Land Department sales and Ejari rental contracts, the same assistants answer with what homes actually sold and rented for. They can show this by building, layout and month, with the number of sales behind each figure. This guide explains how that works, what you can ask, and where AI stops being useful.

**PropertyIndex plugins for ChatGPT and Claude.** Ask ChatGPT or Claude about Dubai property, answered from DLD data. The PropertyIndex plugin connects your assistant to every Dubai Land Department sale and Ejari rental contract. You ask in plain language. It answers with the figures and the sales behind them.

### What ChatGPT and Claude know about Dubai property

ChatGPT and Claude know Dubai property the way a well-read outsider does. Their training data covers communities, developers, typical price ranges and market history up to a cutoff date. Their web search adds whatever pages rank for your question, which are usually listing portals, developer brochures and news articles.

None of those sources is the sale itself. A listing shows what a seller hopes to get. A news article quotes a market average for all of Dubai. The price the Dubai Land Department recorded for a sale is a different number, and a general-purpose assistant cannot see it unless something gives it access.

- **Training data:** Text the model learned from before its cutoff date. It knows that Dubai Marina exists and roughly what it costs, but not last month’s sales.
- **Web search:** Pages the assistant fetches during the chat. For Dubai property these are mostly listings and articles, so they carry asking prices and city-wide averages.
- **DLD sales:** The price, size, date and property type the Dubai Land Department recorded for each completed sale. This is the evidence a valuer or bank works from.
- **Ejari rental contracts:** Tenancy contracts recorded through Ejari, with annual rent, start date and whether the contract is new or a renewal.

The gap matters most for specific questions. “Is Dubai expensive?” survives on general knowledge. “What did 2-bedroom apartments in Marina Gate sell for this year?” does not. The full set of failure points is covered in [why ChatGPT and Claude get Dubai property prices wrong](https://www.propertyindex.ae/ai-for-dubai-real-estate/why-prices-are-wrong.md).

### How DLD data changes the answer

The same question gets two kinds of answer. Without data access, the assistant gives a range it cannot source. With the PropertyIndex plugin, it queries the sales and returns the figures, the count and the dates.

> **Illustration: a typical ChatGPT answer without data access**
>
> **User:** What did 2-bedroom apartments in Marina Gate sell for over the last 12 months?
>
> **Assistant:**
>
> I don't have access to live transaction records, but based on general market information, 2-bedroom apartments in Marina Gate are typically listed at a premium to the wider Dubai Marina average.
>
> For exact recent prices, I'd suggest checking a property portal or speaking to a local agent.

> **Example: ChatGPT with the PropertyIndex plugin**
>
> **User:** What did 2-bedroom apartments in Marina Gate sell for over the last 12 months?
>
> _PropertyIndex plugin call: Searched Marina Gate_
>
> _PropertyIndex plugin call: Queried DLD sales, 2 Bed, Oct 2025 to Sep 2026_
>
> **Assistant:**
>
> There were **34 sales** of ready 2-bedroom apartments in Marina Gate between October 2025 and September 2026.
>
> | Measure | Value |
> | --- | --- |
> | Median price | AED 3,725,000 |
> | Middle half of sales | AED 3.50M to 4.41M |
> | Median price per sqft | AED 2,899 |
> | Median size | 1,409 sqft |
>
> The lowest sale was AED 2,875,000 and the highest AED 5,500,000. Floor and size explain part of that spread. DLD does not record view or finish.

The first answer illustrates the typical pattern without data access. The second uses the actual DLD figures for Marina Gate, queried through PropertyIndex.

### How an AI assistant reads DLD data

An AI assistant reads DLD data through a plugin. A plugin is a connection that lets the assistant call an outside service while it answers you. ChatGPT and Claude both support plugins built on the Model Context Protocol, an open standard for connecting assistants to data sources.

1.  You ask

    A plain-language question in ChatGPT or Claude

2.  The assistant plans

    It decides which records answer the question

3.  PropertyIndex returns records

    DLD sales, Ejari rents and the PIX© index

4.  You get the answer

    Figures, the sales behind them and the date range

_A question travels from the chat to PropertyIndex and comes back as figures with their evidence._

The PropertyIndex plugin gives the assistant four abilities. It can search Dubai projects, communities and developers by name. It can query DLD sales and Ejari rental contracts with filters such as building, bedrooms and date. It can read project analytics such as yields and price per square foot. It can read the PIX© market index for Dubai residential, apartments, villas, ready and off-plan homes.

Every call is read-only. The assistant receives property data only, never your credentials or personal data. Setup takes a few minutes and is covered step by step in [how to connect DLD data to ChatGPT and Claude](https://www.propertyindex.ae/ai-for-dubai-real-estate/connect-dld-data.md).

### What you can ask an AI about Dubai property

Most Dubai property questions fall into a handful of jobs: checking a price, valuing a home, judging an investment, testing a rent and following the market. Each job has its own guide with worked examples and prompts.

| Job | Typical question | Guide |
| --- | --- | --- |
| Understand the problem | “Why does ChatGPT give me a different price than the agent?” | [Why AI gets Dubai prices wrong](https://www.propertyindex.ae/ai-for-dubai-real-estate/why-prices-are-wrong.md) |
| Set up | “Can ChatGPT look up Dubai property transactions?” | [Connect DLD data to ChatGPT and Claude](https://www.propertyindex.ae/ai-for-dubai-real-estate/connect-dld-data.md) |
| Check prices | “What did 2-bedroom apartments in Marina Gate sell for this year?” | [Ask AI what a property sold for](https://www.propertyindex.ae/ai-for-dubai-real-estate/sold-prices.md) |
| Check prices | “Can AI value my apartment in Dubai?” | [AI property valuation](https://www.propertyindex.ae/ai-for-dubai-real-estate/valuation.md) |
| Invest | “What yield and resale gain does this Dubai property make?” | [AI investment analysis](https://www.propertyindex.ae/ai-for-dubai-real-estate/investment-analysis.md) |
| Invest | “Is this off-plan project in Dubai a good buy?” | [AI off-plan due diligence](https://www.propertyindex.ae/ai-for-dubai-real-estate/off-plan.md) |
| Rent | “Is my rent increase in Dubai fair?” | [AI rent increase check](https://www.propertyindex.ae/ai-for-dubai-real-estate/rent-increase.md) |
| Follow the market | “Are Dubai property prices going up or down right now?” | [AI market monitoring](https://www.propertyindex.ae/ai-for-dubai-real-estate/market-monitoring.md) |
| Work as an agent | “How can a Dubai agent use ChatGPT for comparable sales and client reports?” | [AI for real estate agents](https://www.propertyindex.ae/ai-for-dubai-real-estate/agents.md) |
| Copy prompts | “What should I ask ChatGPT about a Dubai property?” | [Prompts for Dubai real estate](https://www.propertyindex.ae/ai-for-dubai-real-estate/prompts.md) |

The questions above are the ones people ask most once the plugin is connected. Across all users, the most common request is the price history of a specific building and layout. Rental contracts, project comparisons and the market index follow.

### What the data says about the market now

Dubai residential prices fell for a fourth month in a row in September 2026. The PIX© residential index stood at 205.79, which is 3.96% below September 2025. The index measures price change on a like-for-like basis, so a month full of cheaper sales does not move it on its own.

-   **PIX© residential:** 205.79 (September 2026, January 2012 = 100)
-   **Change on a year:** -3.96% (vs September 2025)
- **Median price per sqft:** AED 1,647 (September 2026 sales)
- **Sales behind the index:** 9,924 (Residential, September 2026)

_Source: PIX© residential index, calculated by PropertyIndex from DLD sales loaded through September 2026._

**Chart: PIX© residential index, September 2025 to September 2026**

| Month | PIX© residential |
| --- | --- |
| Sep 25 | 214.3 |
| Oct 25 | 215.8 |
| Nov 25 | 217.5 |
| Dec 25 | 218.7 |
| Jan 26 | 220.0 |
| Feb 26 | 218.8 |
| Mar 26 | 218.3 |
| Apr 26 | 219.6 |
| May 26 | 219.9 |
| Jun 26 | 213.6 |
| Jul 26 | 207.6 |
| Aug 26 | 206.8 |
| Sep 26 | 205.8 |

The index peaked at 219.98 in January 2026 and held close to that level until May. It has fallen every month since June. An assistant with the plugin can break this down by segment and community on request. The method is explained in [monitoring the Dubai property market with AI](https://www.propertyindex.ae/ai-for-dubai-real-estate/market-monitoring.md), and the full series is on the [PIX© Dubai real estate price index](https://www.propertyindex.ae/dubai-real-estate-price-index) page.

### What AI cannot do in Dubai real estate

AI with DLD data narrows a decision. It does not make the decision for you. Four limits apply however good the data is.

- **It cannot see the property:** DLD records the price, size, floor and date of a sale. They do not record the view, the finish or the condition. Two flats on the same floor can sell far apart for reasons only a visit shows.
- **It cannot issue a formal valuation:** Banks, courts and auditors need a valuation from a licensed valuer. An AI answer built from comparable sales is research, not a valuation report.
- **It cannot know a seller’s position:** The data shows what buyers paid. It cannot show how flexible a particular seller is, or what other offers exist.
- **It cannot replace legal checks:** Title, service charges owed, escrow status and contract terms need the official channels and a professional.

> **Building something programmatic? Use the PIX© API**
>
> The PropertyIndex plugin is built for interactive work: you ask, the assistant answers. Scripts, scheduled reports, CRM and website integrations, automation tools and bulk exports belong on the [PIX© API](https://www.propertyindex.ae/dld-transactions-data-api). It returns DLD sales, Ejari rental contracts, locations and the PIX© index as JSON, with 1,000,000 records per billing period included.

### How to start

1. **Install the plugin.** Press Install in ChatGPT or Install in Claude, then Connect on the listing that opens.

2. **Sign in.** Approve access with your PropertyIndex account. Prices, rents and yields need PIX© Pro.

3. **Ask a specific question.** Name the building, the number of bedrooms and the period. Specific questions get specific answers. The [prompt library](https://www.propertyindex.ae/ai-for-dubai-real-estate/prompts.md) has tested starting points.

### Questions about AI and Dubai real estate

#### Can ChatGPT tell me Dubai property prices?

ChatGPT can describe Dubai property prices in general terms from its training data and from web pages it finds. Those sources are mostly listing portals and news, so the figures are asking prices or averages with no date range. Connected to the PropertyIndex plugin, ChatGPT answers from Dubai Land Department sales instead, by building, layout and month.

#### Does Claude have access to Dubai Land Department data?

Not by default. Claude has no built-in access to DLD sales or Ejari rental contracts. The PropertyIndex plugin for Claude gives it read-only access to both, plus the PIX© market index, so Claude can quote what homes actually sold and rented for.

#### Is AI accurate for Dubai real estate?

An AI assistant is as accurate as the data it reads. Without transaction data it estimates from asking prices and old articles, which can be months out of date and above what buyers paid. With DLD sales and Ejari rents connected it reports the actual prices and the number of sales behind each figure.

#### What is the PropertyIndex plugin?

The PropertyIndex plugin is a connector for ChatGPT and Claude built on the Model Context Protocol. It lets the assistant search Dubai projects and query DLD sales, Ejari rental contracts and the PIX© market index while you chat. It is read-only. Any PropertyIndex account can connect and see counts and dates. Prices, rents and yields need PIX© Pro.

#### Can AI replace a property valuer or agent in Dubai?

No. An AI assistant with DLD data can tell you what comparable homes sold for and how the market is moving. It cannot inspect a property, judge its view or finish, or issue a formal valuation for a bank or court. It is best used to arrive at a conversation with an agent or valuer already knowing the evidence.

### Where the figures on this page come from

Sale and rent figures come from Dubai Land Department sales and Ejari rental contracts, modelled by PropertyIndex and loaded through September 2026. The Marina Gate example covers ready 2-bedroom sales and rental contracts starting between October 2025 and September 2026. Index figures come from the PIX© residential index, whose method is published on the [PIX© methodology](https://www.propertyindex.ae/dubai-real-estate-price-index/methodology) page.

**Disclosure.** We build PropertyIndex and the PropertyIndex plugins for ChatGPT and Claude. PropertyIndex is approved under the Dubai Land Department's REES Initiative. Figures on this page are research, not a formal valuation or financial advice.

## Why ChatGPT and Claude Get Dubai Property Prices Wrong

- **Reviewed:** October 2026
- **Publisher:** PropertyIndex (https://www.propertyindex.ae), the Dubai property data platform behind the PropertyIndex plugin for ChatGPT and Claude. Figures come from Dubai Land Department sales and Ejari rental contracts.
- **Question this page answers:** Why does ChatGPT give me a different price than the agent?

**ChatGPT and Claude get Dubai property prices wrong because they answer from old training data, asking prices and broad averages instead of recent sales.** An agent prices a home from what similar homes in the same building sold for last quarter. A general-purpose assistant rarely sees that evidence.

Six gaps explain most wrong answers. Each one has a fix in the Dubai Land Department sales and Ejari rental contracts. When an assistant reads that data by building, layout and month, the gap between its answer and the agent's number closes.

**PropertyIndex plugins for ChatGPT and Claude.** Give ChatGPT or Claude the sales an agent prices from. The PropertyIndex plugin connects your assistant to every DLD sale and Ejari rental contract. It answers by building, layout and month, with the count and the dates behind each figure.

### Why AI prices differ from Dubai sale prices

An AI assistant misprices Dubai property when its evidence does not match the home in the question. The model is not careless. It simply reads the wrong numbers, or the right numbers mixed with the wrong ones.

Each gap below has a direct correction in [Dubai real estate data](https://www.propertyindex.ae/). DLD records the price, size, floor, date, property type and bedrooms of each sale, and whether the sale was ready or off-plan. Ejari records the annual rent, the start date and whether a contract is new or a renewal.

| Why the AI answer is wrong | What corrects it |
| --- | --- |
| Training data stops at a cutoff date | Monthly PIX© index and the latest DLD sales |
| Web pages carry asking prices | The price DLD recorded for each completed sale |
| A community average is applied to one building | Sales filtered to the building and layout |
| Off-plan and ready sales are mixed | The ready or off-plan basis DLD records on each sale |
| New rents are mixed with renewals | The new or renewal flag on each Ejari contract |
| No dates or sample size are given | The period and the sale count returned with every figure |

The [overview of AI for Dubai real estate](https://www.propertyindex.ae/ai-for-dubai-real-estate.md) explains how an assistant reads this data through a plugin.

### Training cutoff: the market has moved

A language model knows the Dubai market as it stood at its training cutoff. After that date it learns nothing new unless a tool feeds it fresh data. In a fast market, a year-old picture gives the wrong direction as well as the wrong level.

The PIX© residential index shows why. It rose between 10.6% and 13.7% a year in every month of 2025. It peaked at 219.98 in January 2026. By September 2026 it stood at 205.79, which is 6.45% below the peak and 3.96% below September 2025.

-   **PIX© peak:** 219.98 (January 2026)
-   **PIX© latest:** 205.79 (September 2026)
- **Change from peak:** -6.45% (January to September 2026)
-   **Change on a year:** -3.96% (vs September 2025)

_Source: PIX© residential index, January 2012 = 100, calculated by PropertyIndex from DLD sales loaded through September 2026._

An assistant trained on 2025 text learned a market that rose by double digits every year. It has no way to know that prices turned in June 2026. Ask it whether now is a good time to sell, and it may reason from a trend that has already reversed. The PropertyIndex plugin reads the index monthly, so the assistant starts from the current level. Reading the direction by segment and community is covered in [monitoring the Dubai property market with AI](https://www.propertyindex.ae/ai-for-dubai-real-estate/market-monitoring.md).

A dashboard or a scheduled market report needs the same data without a chat. The [PIX© API](https://www.propertyindex.ae/dld-transactions-data-api) is the right tool for that job. It returns DLD sales, Ejari rentals and the PIX© market index as JSON, and it is licensed for scheduled retrieval and backend integrations.

### Asking prices are not DLD sale prices

An asking price is what a seller hopes to get. A DLD sale price is what a buyer paid, recorded by the Dubai Land Department when the sale completed. The two numbers measure different things and often sit apart.

Web search pulls in listing pages because they rank well for property questions. A listing shows one seller's hope on one day, and it often stays up after the price drops or the home sells. When an assistant averages a set of listings, it reports the market as sellers would like it to be.

DLD sales remove that bias. Each sale carries the price, the size, the floor and the date, so the assistant can state a median price and a price per square foot that buyers actually paid.

### Community averages hide building prices

A Dubai community average describes no single building. Dubai Marina holds dozens of towers of different ages, heights and specifications. The towers compared below differ in price per square foot by a factor of almost three.

DLD recorded 1,789 sales of ready apartments in Dubai Marina at a median of AED 1,892 per sqft between October 2025 and September 2026. LIV Marina sold at a median of AED 3,324 per sqft. Marina Pinnacle sold at AED 1,159. The community figure sits 43% below the LIV Marina median and 63% above the Marina Pinnacle median.

**Chart: Dubai Marina: median sale price per sqft, selected buildings**

| Item | Value |
| --- | --- |
| LIV Marina | AED 3,324/sqft |
| LIV Waterside | AED 3,183/sqft |
| Jumeirah Living Marina Gate | AED 2,980/sqft |
| Marina Gate 2 | AED 2,967/sqft |
| Marina Gate 1 | AED 2,656/sqft |
| Cayan Tower | AED 2,122/sqft |
| Damac Heights | AED 2,030/sqft |
| Dubai Marina, all buildings | AED 1,892/sqft |
| Princess Tower | AED 1,586/sqft |
| The Torch | AED 1,493/sqft |

#### Worked example: Marina Gate against Dubai Marina

Marina Gate is one of the most searched buildings among people who use the plugin. It shows the averaging error clearly. The same question gets two very different answers.

> **Illustration: a typical Claude answer without data access**
>
> **User:** What is a fair price per sqft for a ready apartment in Marina Gate?
>
> **Assistant:**
>
> Marina Gate is a newer, higher-specification development in Dubai Marina, so prices there are generally somewhat above the Dubai Marina average.
>
> A reasonable approach is to start from the area average per square foot and adjust upward for the building's quality and views. A local agent can confirm current pricing.

> **Example: Claude with the PropertyIndex plugin**
>
> **User:** What is a fair price per sqft for a ready apartment in Marina Gate?
>
> _PropertyIndex plugin call: Searched Marina Gate_
>
> _PropertyIndex plugin call: Queried DLD sales, ready apartments, Oct 2025 to Sep 2026_
>
> _PropertyIndex plugin call: Queried Dubai Marina for comparison_
>
> **Assistant:**
>
> DLD recorded **89 sales** of ready apartments in Marina Gate between October 2025 and September 2026. The median was **AED 2,944 per sqft**.
>
> | Scope | Sales | Median AED/sqft |
> | --- | --- | --- |
> | Marina Gate 1 | 20 | 2,656 |
> | Marina Gate 2 | 28 | 2,967 |
> | Jumeirah Living Marina Gate | 41 | 2,980 |
> | Marina Gate, all | 89 | 2,944 |
> | Dubai Marina, all | 1,789 | 1,892 |
>
> Marina Gate sold about **56% above** the Dubai Marina median. The middle half of its sales fell between AED 2,522 and AED 3,271 per sqft, so a fair price starts there, not at the community figure.

The first answer illustrates the typical pattern without data access. The second uses actual DLD figures for Marina Gate and Dubai Marina, queried through PropertyIndex.

The fix is to name the building, the layout and the period in the question. The assistant then filters the sales to that scope and reports the comparison itself. Step-by-step examples for sold prices are in [how to ask AI what a Dubai property sold for](https://www.propertyindex.ae/ai-for-dubai-real-estate/sold-prices.md).

**Building against community:**

```
Using DLD sales, compare the median price per sqft of ready apartments in Marina Gate with the Dubai Marina median for October 2025 to September 2026. Show the number of sales behind each figure and the middle half of Marina Gate prices.
```

### Mixed evidence: off-plan with ready, new rents with renewals

Some wrong answers come from evidence that is real but mixed. Two splits matter most in Dubai: off-plan against ready sales, and new rental contracts against renewals. Both are recorded on every transaction, so both can be separated.

#### Ready and off-plan sales

An off-plan sale is a purchase from the developer, or a resale of that contract, before the building is handed over. A ready sale is a sale of a completed home. Off-plan prices include the developer's pricing and payment plan, so they rarely match resale prices in finished buildings nearby.

In Jumeirah Village Circle, 1-bedroom apartments sold 3,920 times off-plan and 2,171 times ready between October 2025 and September 2026. The off-plan median was AED 1,491 per sqft, about 17% above the ready median of AED 1,274. A blended figure describes neither market. Off-plan checks are covered in [AI off-plan due diligence in Dubai](https://www.propertyindex.ae/ai-for-dubai-real-estate/off-plan.md).

#### New rental contracts and renewals

A new Ejari contract shows the rent a landlord can ask from a new tenant today. A renewal shows what a sitting tenant agreed to continue paying, and renewals move more slowly. Mixing the two understates current market rent.

For 1-bedroom apartments in JVC, 10,820 new contracts started between October 2025 and September 2026 at a median of AED 71,000 a year. The 6,633 renewals in the same period had a median of AED 63,000, about 11% lower. Testing your own renewal against these figures is covered in [using AI to check a Dubai rent increase](https://www.propertyindex.ae/ai-for-dubai-real-estate/rent-increase.md).

| JVC 1-bedroom apartments | Count | Median |
| --- | --- | --- |
| Off-plan sales | 3,920 | AED 1,491/sqft |
| Ready sales | 2,171 | AED 1,274/sqft |
| New Ejari contracts | 10,820 | AED 71,000/yr |
| Ejari renewals | 6,633 | AED 63,000/yr |

_Jumeirah Village Circle, sales and contracts starting October 2025 to September 2026. Source: DLD sales and Ejari rental contracts modelled by PropertyIndex._

**New contracts against renewals:**

```
For 1-bedroom apartments in JVC, split Ejari contracts starting October 2025 to September 2026 into new contracts and renewals. Give the number of contracts and the median annual rent for each.
```

### Missing dates and sample sizes

A price without a period and a count cannot be checked. “Around AED 2,000 per sqft” could describe last month or three years ago. It could rest on hundreds of sales or on two.

Sample size changes how far a figure can be trusted. In the Dubai Marina chart above, the LIV Waterside median rests on 121 sales. The Marina Gate 1 median rests on 20. Both are useful, but one unusual sale moves the smaller median far more. A grounded answer shows the count so the reader can weigh it.

The PropertyIndex plugin returns the period and the count with every figure. It also returns the middle half of prices, which shows how wide the spread is. When the evidence for a building is too thin, the assistant can widen the period or step up to the sub-community and say that it did.

### How to tell if an AI answer is grounded

A grounded AI answer about Dubai property names its evidence. Four checks catch nearly every weak answer, whether it came from ChatGPT, Claude or a person.

- **Count.** The answer states how many sales or rental contracts sit behind each figure. A median from 121 sales and a median from 3 sales do not deserve the same weight.

- **Period.** The answer names the dates the evidence covers, such as October 2025 to September 2026. A figure with no period could be from any year.

- **Source.** The answer names Dubai Land Department sales or Ejari rental contracts. Listings, news articles and "market reports" are different numbers.

- **Layout.** The answer matches your home: the same building, property type, bedrooms and ready or off-plan basis. A community-wide figure is a starting point, not a price.

If an answer fails two or more checks, treat it as an estimate. Ask the assistant to restate it with the count, the period and the source. An assistant with the PropertyIndex plugin can do that. One without data access has no count or period to give.

**Ask for a grounded answer:**

```
What did ready 2-bedroom apartments in Marina Gate sell for between October 2025 and September 2026? Use DLD sales only. State the number of sales, the period, the median price, the median price per sqft and the middle half of prices.
```

> **What the data cannot see**
>
> DLD sales do not record the view, the finish or the condition of a home. Two flats on the same floor can sell far apart for those reasons. Use the sales to set the range, then use a viewing to place a home inside it. Setup for ChatGPT, Claude and other clients is in [how to connect DLD data to ChatGPT and Claude](https://www.propertyindex.ae/ai-for-dubai-real-estate/connect-dld-data.md).

### Questions about AI and Dubai property prices

#### Why does ChatGPT give me a different price than the agent?

ChatGPT usually answers from training data and web pages, while a Dubai agent prices from recent sales in the building. Training data stops at a cutoff date, and web pages mostly carry asking prices and community averages. Connected to Dubai Land Department sales through the PropertyIndex plugin, ChatGPT quotes the same kind of evidence the agent uses: recent sales of that layout in that building.

#### Why are ChatGPT and Claude prices for Dubai out of date?

A language model learns from text collected before its training cutoff, and the Dubai market keeps moving after that date. The PIX© residential index rose more than 10% a year through 2025, peaked in January 2026 and fell 6.45% by September 2026. An assistant without current DLD data cannot see that turn.

#### Is a community average a fair price for my building in Dubai?

No. Buildings inside one Dubai community sell far apart. In Dubai Marina, ready apartment sales from October 2025 to September 2026 showed this clearly. Among the towers compared, medians ran from about AED 1,160 per sqft in Marina Pinnacle to about AED 3,320 in LIV Marina, against a community median of AED 1,892. Price a home from sales in its own building and layout.

#### Should off-plan and ready sales be compared together?

No. Off-plan sales carry a developer price and payment plan, and ready sales are resales of finished homes. For 1-bedroom apartments in JVC between October 2025 and September 2026, off-plan sales had a median price per sqft about 17% above ready sales. DLD records which basis each sale used, so the two can be separated.

#### How do I know if an AI answer about Dubai property is reliable?

A reliable answer names the number of sales or contracts, the period, the source and the layout behind each figure. If an answer gives a price per sqft with no count, no dates and no source, treat it as an estimate. Answers from the PropertyIndex plugin carry all four by default.

### Where the figures on this page come from

Sale and rent figures come from Dubai Land Department sales and Ejari rental contracts, modelled by PropertyIndex and loaded through September 2026. The Dubai Marina and Marina Gate figures cover ready apartment sales between October 2025 and September 2026, grouped by building. The Jumeirah Village Circle figures cover 1-bedroom apartment sales, split into ready and off-plan, and 1-bedroom Ejari contracts starting in the same period, split into new contracts and renewals.

Index figures come from the PIX© residential index, January 2024 to September 2026. Its method is published on the [PIX© methodology](https://www.propertyindex.ae/dubai-real-estate-price-index/methodology) page.

**Disclosure.** We build PropertyIndex and the PropertyIndex plugins for ChatGPT and Claude. PropertyIndex is approved under the Dubai Land Department's REES Initiative. Figures on this page are research, not a formal valuation or financial advice.

## How to Connect DLD Data to ChatGPT and Claude

> Install the PropertyIndex plugin for ChatGPT or Claude and ask about DLD sales and Ejari rents in plain language.

- **Web page:** https://www.propertyindex.ae/ai-for-dubai-real-estate/connect-dld-data
- **Markdown:** https://www.propertyindex.ae/ai-for-dubai-real-estate/connect-dld-data.md
- **Reviewed:** October 2026
- **Publisher:** PropertyIndex (https://www.propertyindex.ae), the Dubai property data platform behind the PropertyIndex plugin for ChatGPT and Claude. Figures come from Dubai Land Department sales and Ejari rental contracts.
- **Question this page answers:** Can ChatGPT look up Dubai property transactions?

**You connect DLD data to ChatGPT or Claude by installing the PropertyIndex plugin and approving it with your PropertyIndex account.** Both apps install it from their own directory, with no URL to copy. Other MCP clients add one server URL.

Once connected, the assistant can look up Dubai Land Department sales, Ejari rental contracts and the PIX© market index while you chat. You ask in plain language. It answers with the figures, the count and the dates behind them.

**PropertyIndex plugins for ChatGPT and Claude.** Install the PropertyIndex plugin in ChatGPT or Claude. Press Install, approve with your PropertyIndex account, and start a new chat. Your assistant can then query every DLD sale and Ejari rental contract by building, layout and month.

- [Install the PropertyIndex Plugin for Claude](https://claude.ai/directory/property-index)
- [Setup guide for other MCP clients](https://www.propertyindex.ae/mcp#setup)

Free to connect. Prices, rents and yields need PIX© Pro.

### What you need before you connect

Connecting DLD data to an AI assistant needs three things: the assistant, a PropertyIndex account and, for prices, a PIX© Pro subscription. Nothing needs installing on your computer for ChatGPT or Claude.

- **A ChatGPT or Claude account:** The PropertyIndex plugin works in ChatGPT and in Claude on web, desktop and mobile. It also works in Claude Code, Codex, Cursor and other MCP clients.
- **A PropertyIndex account:** You approve the connection by signing in with PropertyIndex. Any account can connect, and a free account sees counts and dates.
- **PIX© Pro for figures:** Sale prices, sizes, price per sqft, rents and yields need PIX© Pro. The plugin is included with the subscription at no extra cost.

The PropertyIndex plugin is a connector built on the Model Context Protocol, an open standard that lets an assistant call an outside service while it answers. It gives ChatGPT and Claude read-only access to [Dubai real estate data](https://www.propertyindex.ae/): DLD sales, Ejari rental contracts, project analytics and the PIX© index. PropertyIndex is approved under the Dubai Land Department's REES Initiative. The [guide to AI for Dubai real estate](https://www.propertyindex.ae/ai-for-dubai-real-estate.md) explains how the assistant uses this data.

### How to install the plugin in ChatGPT and Claude

ChatGPT and Claude both install the PropertyIndex plugin from their directories in two moves: install, then approve. No URL, API key or developer mode is needed.

#### ChatGPT

1. **Open the plugin page.** Press **Install in ChatGPT**. The PropertyIndex plugin page opens on chatgpt.com.

2. **Press Install.** Install the plugin from that page. No URL or developer mode is needed.

3. **Approve.** Sign in with your PropertyIndex account in the window that opens and approve access.

4. **Use it in a chat.** Start a new chat. If PropertyIndex is not active, enable it for the conversation from the plus menu next to the message box.

[Install in ChatGPT](https://chatgpt.com/plugins/plugin_asdk_app_6a68a3cbbb9481918cc81087bc39a17a)

#### Claude

1. **Open the listing.** Press **Install in Claude**. The Property Index listing opens in Claude's directory.

2. **Press Connect.** Connect from the listing. No URL is needed.

3. **Approve.** Sign in with your PropertyIndex account once in the window that opens and approve access.

4. **Use it in a chat.** Start a new chat. The tools load at your plan's access. Check that PropertyIndex is enabled in the tools menu of the composer.

[Install in Claude](https://claude.ai/directory/property-index)

Tools load when a conversation begins. A chat that was already open before you connected will not see them, so start a new one.

### How to connect Claude Code, Cursor and other MCP clients

Every other client connects to the same server. PropertyIndex runs as a remote MCP server over streamable HTTP, and sign-in uses OAuth. There is no API key to paste.

> **Server URL**
>
> `https://www.propertyindex.ae/api/mcp`

| Client | How to add PropertyIndex |
| --- | --- |
| Claude Code | `claude mcp add --transport http propertyindex https://www.propertyindex.ae/api/mcp` |
| Cursor | Add a `propertyindex` server with the URL above to `.cursor/mcp.json`, or `~/.cursor/mcp.json` for every project. |
| Codex | Settings, then Plugins, then Add, then Add MCP Server. Paste the URL. |
| Any MCP client | Add a remote server wherever the client configures one and paste the URL. OAuth discovery is automatic. |

Each route ends with one sign-in in your browser. In Claude Code, run `/mcp`, pick propertyindex and authorise. The full setup guide with copyable commands is on the [PropertyIndex MCP server](https://www.propertyindex.ae/mcp) page. A coding agent connected this way is still an interactive assistant. Code that calls PropertyIndex on its own, from a backend or a schedule, belongs on the PIX© API.

### What free and PIX© Pro accounts return

A free PropertyIndex account returns counts and dates. PIX© Pro returns the figures. Both run the same queries, so a free account shows how much evidence exists before you pay for the values.

| Returned for the question | Free account | PIX© Pro |
| --- | --- | --- |
| Search projects, communities and developers | Yes | Yes |
| Sale count | 302 ready sales | 302 ready sales |
| Dates of the evidence | 4 Oct 2025 to 30 Sep 2026 | 4 Oct 2025 to 30 Sep 2026 |
| Sale prices | Locked | Median AED 2,400,000 |
| Price per sqft and size | Locked | AED 2,359/sqft, 1,033 sqft |
| Rents | Locked | New contracts median AED 140,000/yr |
| PIX© market index | Yes | Yes |
| Records through the plugin | Up to 100,000 a calendar month | Up to 100,000 a billing period |

_Example question: ready 2-bedroom apartments in Dubai Hills Estate, October 2025 to September 2026. Rents cover 2-bedroom Ejari contracts starting in the same period. Source: DLD sales and Ejari rental contracts modelled by PropertyIndex._

The record allowance counts every sales and rental row returned, including each row of a grouped summary. Project pages and the market index do not count. Other use is governed by fair use, because the plugin is built for interactive research rather than bulk jobs.

> **Upgraded to PIX© Pro? Reconnect.**
>
> A connection keeps the access level it was made with. After upgrading, remove the PropertyIndex connector, add it again, sign in and restart the app. The new connection loads every tool at Pro access.

### First questions to ask

The best first question names a place, a layout and a period. The assistant then searches the place, queries the sales and returns a figure you can check. The most common request through the plugin is the price of a specific building and layout.

> **Example: Claude with the PropertyIndex plugin**
>
> **User:** What did ready 2-bedroom apartments in Dubai Hills Estate sell for between October 2025 and September 2026?
>
> _PropertyIndex plugin call: Searched Dubai Hills Estate_
>
> _PropertyIndex plugin call: Queried DLD sales, ready 2 Bed apartments, Oct 2025 to Sep 2026_
>
> **Assistant:**
>
> DLD recorded **302 sales** of ready 2-bedroom apartments in Dubai Hills Estate between 4 October 2025 and 30 September 2026.
>
> | Measure | Value |
> | --- | --- |
> | Median price | AED 2,400,000 |
> | Middle half of sales | AED 2.06M to 2.85M |
> | Median price per sqft | AED 2,359 |
> | Median size | 1,033 sqft |
>
> Off-plan 2-bedroom sales are counted separately: **575 sales** at a median of AED 2,740,000, with a larger median size of 1,140 sqft.

_Actual DLD figures for Dubai Hills Estate, queried through PropertyIndex. Off-plan sales are reported separately because they carry developer pricing._

Three more questions make good tests of a new connection. Each names the scope, so the answer comes back with a count and a period. The [prompt library for Dubai real estate](https://www.propertyindex.ae/ai-for-dubai-real-estate/prompts.md) has many more.

**Sold prices:**

```
What did ready 2-bedroom apartments in Marina Gate sell for between October 2025 and September 2026? Give the number of sales, the median price, the median price per sqft and the middle half of prices.
```

**Rents:**

```
For 2-bedroom apartments in Dubai Hills Estate, split Ejari contracts starting October 2025 to September 2026 into new contracts and renewals. Give the count and median annual rent for each.
```

**Market direction:**

```
Show the PIX© residential index for the last 12 months. When did it peak, and how far is the latest month from the peak?
```

If an answer comes back without a count or a period, ask the assistant to restate it with both. The reasons that matter are set out in [why ChatGPT and Claude get Dubai property prices wrong](https://www.propertyindex.ae/ai-for-dubai-real-estate/why-prices-are-wrong.md).

### What the plugin licence covers

The PropertyIndex plugin is licensed for interactive use. A person asks, and the assistant answers in as many steps as the question needs. A long analysis that takes the assistant twenty tool calls is still interactive use.

| Use | Covered by the plugin |
| --- | --- |
| Asking ChatGPT or Claude about a building, rent or market trend | Yes |
| Multi-step analysis the assistant runs for your question | Yes |
| Figures and analysis in a client report, with PropertyIndex credited | Yes |
| Scripts, cron jobs and scheduled reports | No, use the PIX© API |
| CRMs, websites, dashboards, n8n, Zapier and other automation | No, use the PIX© API |
| Bulk exports or supplying data through your own product or model | No, use the PIX© API |

The [PIX© API](https://www.propertyindex.ae/dld-transactions-data-api) is the right tool for programmatic work. It is a REST API that returns JSON, with endpoints for DLD sales, Ejari rentals, locations and the PIX© market index. It is licensed for scheduled retrieval, backend integrations and supplying data through your own product. The plan costs AED 5,000 a month with self-serve checkout, includes 1,000,000 sales and rental records per billing period and one PIX© Pro seat, and keys belong to your organisation. It does not return unit numbers or personal data.

Agents and analysts can quote what the plugin returns in client work, with PropertyIndex credited. Practical workflows for brokers are in [AI for Dubai real estate agents](https://www.propertyindex.ae/ai-for-dubai-real-estate/agents.md).

### Troubleshooting the connection

Most connection problems have one of a few causes.

- **The tools do not appear after connecting:** Restart the app or start a new chat, because tools load when a conversation begins. In Claude, check that PropertyIndex is enabled in the tools menu of the composer. In ChatGPT, enable it for the conversation from the plus menu next to the message box.
- **Pressing Connect on the listing did nothing:** Add the server manually. In Claude, go to Settings, then Connectors, then Add custom connector. In ChatGPT, go to Settings, then Connectors. Paste `https://www.propertyindex.ae/api/mcp` and follow the sign-in.
- **The sign-in window never opened:** Allow pop-ups for claude.ai or chatgpt.com and connect again. Once you approve, the connection completes on its own.
- **ChatGPT will not add a custom connector:** Custom connectors need a ChatGPT plan that supports them, with developer mode enabled under Settings, then Connectors, then Advanced. If the option is missing, a workspace admin may have disabled connectors.
- **Fields come back locked:** Prices, rents and yields need an active PIX© Pro subscription on the account you signed in with. If you upgraded after connecting, remove the connector, add it again and sign in.
- **I signed in with the wrong account:** Sign out at propertyindex.ae, remove the connector from your AI app, then reconnect with the email that holds your subscription.
- **A query was rejected:** The query engine is bounded and read-only, and it refuses very large requests rather than answering part of them. Ask the assistant to break the question into smaller steps.

### Questions about connecting DLD data

#### Can ChatGPT look up Dubai property transactions?

Yes, once the PropertyIndex plugin for ChatGPT is installed. The plugin gives ChatGPT read-only access to Dubai Land Department sales, Ejari rental contracts and the PIX© market index. Without it, ChatGPT has no access to DLD transactions and answers from training data and web pages.

#### Does connecting the PropertyIndex plugin cost anything?

The plugin is included with PIX© Pro at no extra cost. Any PropertyIndex account can connect, but free accounts receive counts and dates only. Prices, sizes, price per sqft, rents and yields need PIX© Pro.

#### Why does the plugin show locked fields after I upgraded to PIX© Pro?

The connection was made before the upgrade, so it still carries the old access level. Remove the PropertyIndex connector, add it again, sign in and restart the app. The new connection loads every tool at Pro access.

#### Which apps can use the PropertyIndex plugin?

ChatGPT, Claude on web, desktop and mobile, Claude Code, Codex, Cursor and any other client that supports remote MCP servers over streamable HTTP with OAuth. ChatGPT and Claude install it from their directories. Other clients add the server URL https://www.propertyindex.ae/api/mcp.

#### Can I use the PropertyIndex plugin in a script or automation?

No. The plugin is licensed for interactive use: a person asking and the assistant answering, in as many steps as it needs. For scripts, scheduled reports, CRM or website integrations, automation tools such as n8n or Zapier, dashboards and bulk exports, use the PIX© API, a REST API with endpoints for DLD sales, Ejari rentals, locations and the PIX© market index. Figures and analysis from the plugin may go into client reports with PropertyIndex credited.

#### Is it safe to connect PropertyIndex to ChatGPT or Claude?

Yes. Every tool is read-only and sign-in uses standard OAuth 2.1. The assistant receives property data only, never your credentials or personal data. You can revoke access at any time by removing the connector.

### Where the figures on this page come from

Sale and rent figures come from Dubai Land Department sales and Ejari rental contracts, modelled by PropertyIndex and loaded through September 2026. The Dubai Hills Estate example covers 2-bedroom apartment sales between October 2025 and September 2026, split into ready and off-plan, and 2-bedroom Ejari contracts starting in the same period. Access levels describe the fields the PropertyIndex catalogue marks as public or PIX© Pro in October 2026.

**Disclosure.** We build PropertyIndex and the PropertyIndex plugins for ChatGPT and Claude. PropertyIndex is approved under the Dubai Land Department's REES Initiative. Figures on this page are research, not a formal valuation or financial advice.

## How to Ask AI What a Dubai Property Sold For

> Get sold prices for a Dubai building, layout or unit from ChatGPT or Claude, with the DLD sales behind every figure.

- **Web page:** https://www.propertyindex.ae/ai-for-dubai-real-estate/sold-prices
- **Markdown:** https://www.propertyindex.ae/ai-for-dubai-real-estate/sold-prices.md
- **Reviewed:** October 2026
- **Publisher:** PropertyIndex (https://www.propertyindex.ae), the Dubai property data platform behind the PropertyIndex plugin for ChatGPT and Claude. Figures come from Dubai Land Department sales and Ejari rental contracts.
- **Question this page answers:** What did 2-bedroom apartments in Marina Gate sell for this year?

**To get a Dubai sold price from ChatGPT or Claude, name the building, the number of bedrooms, the period and whether you want ready or off-plan sales.** With the PropertyIndex plugin connected, the assistant queries Dubai Land Department sales and answers with the median price, the range, the price per square foot and the number of sales behind them.

The same question can go deeper. The assistant can split a tower by floor, show what each home last sold for and tell you which sales were resales by a previous buyer. It works at the level of the building and the layout, which is the level at which Dubai prices are actually set.

**PropertyIndex plugins for ChatGPT and Claude.** Ask what a Dubai building, layout or home sold for. The PropertyIndex plugin gives ChatGPT and Claude every DLD sale, with price, size, floor and the previous sale of the same home. Ask in plain language and get the figures with the sales behind them.

### How to phrase the question

A good sold-price question has four parts: the building, the layout, the period and the market basis. Each part maps to a filter the assistant applies to Dubai Land Department sales. Leave one out and the assistant either guesses or mixes sales that should not sit together.

- **Building:** Name the tower or project, not just the community. In Dubai Marina over the last year, Sulafa Tower sold at a median of about AED 1,300 per square foot and Jumeirah Living Marina Gate at about AED 3,000. The assistant searches the name and filters to that building.
- **Bedrooms:** A 1-bedroom and a 3-bedroom in the same tower are different products. Name the layout so the median describes one kind of home.
- **Period:** Give an explicit window such as October 2025 to September 2026. Twelve months usually gives enough sales in an active tower while staying recent.
- **Ready or off-plan:** DLD marks each sale as ready or off-plan. Off-plan sales carry a different price because the buyer pays for a home not yet handed over. Ask for one or the other.

The last part changes answers more than people expect. Across Dubai Marina, ready 1-bedroom apartments sold at a median of AED 1,575,000 between October 2025 and September 2026, across 780 sales. The 77 off-plan 1-bedroom sales in the same period had a median of AED 2,150,000. A question that mixes the two describes neither market.

The building, the bedroom count and the period are also the filters people use most through the plugin. The full set of [Dubai real estate data](https://www.propertyindex.ae/) sits behind those filters, so the same pattern works for any building with recorded sales.

**Sold prices for one building and layout:**

```
What did ready 1-bedroom apartments in Princess Tower, Dubai Marina, sell for between October 2025 and September 2026? Give the number of sales, the median price, the middle half of prices, the median price per square foot and the median size.
```

### What 1-bedroom apartments in Princess Tower sold for

Princess Tower is one of the tallest residential towers in Dubai Marina, with sales recorded from the lowest floors to above the 90th. It makes a clean example because every sale in the last year was a ready sale. The prompt above returns this answer in Claude with the PropertyIndex plugin connected.

> **Example: Claude with the PropertyIndex plugin**
>
> **User:** What did ready 1-bedroom apartments in Princess Tower, Dubai Marina, sell for between October 2025 and September 2026?
>
> _PropertyIndex plugin call: Searched Princess Tower_
>
> _PropertyIndex plugin call: Queried DLD sales, 1 Bed, ready, Oct 2025 to Sep 2026_
>
> **Assistant:**
>
> DLD recorded **17 sales** of ready 1-bedroom apartments in Princess Tower between October 2025 and September 2026.
>
> | Measure | Value |
> | --- | --- |
> | Median price | AED 1,438,993 |
> | Middle half of sales | AED 1,400,000 to 1,515,000 |
> | Lowest and highest | AED 1,250,000 to 2,050,000 |
> | Median price per sqft | AED 1,560 |
> | Median size | 923 sqft |
>
> Prices are tightly grouped. Half of all sales fell within AED 115,000 of each other. Eight of the 17 buyers financed the purchase with a mortgage recorded on the day of the sale.

-   **Sales:** 17 (Ready 1-bed, 12 months)
- **Median price:** AED 1.44M (Middle half AED 1.40M to 1.52M)
- **Median per sqft:** AED 1,560 (Median size 923 sqft)
- **Financed:** 8 of 17 (Mortgage recorded on the sale date)

### How to read median, range and price per square foot

A sold-price answer has three numbers that do different jobs. Read together, they tell you what a typical home sold for, how much prices varied and whether a size difference explains the variation.

- **Median price:** The middle sale when all sales are lined up by price. Half sold for less and half for more. One unusual sale cannot drag it the way it drags an average.
- **Middle half:** The range from the 25th to the 75th percentile. It shows where most ordinary sales landed. In Princess Tower it was AED 1,400,000 to 1,515,000 for 1-bedrooms.
- **Lowest and highest:** The full range, including outliers. A low sale can be a partial share or a distressed seller. A high sale can be a better floor or an upgraded home.
- **Price per square foot:** The sale price divided by the size DLD recorded. It lets you compare homes of different sizes, and it is the figure valuers anchor on.

Start with the median and the middle half. A narrow middle half, like Princess Tower's, means the layout trades at a well-defined price and a new sale outside it needs a reason. A wide middle half means floor, size or condition is doing a lot of work, and the next questions should split the sales further.

Price per square foot matters most when one bedroom count covers several sizes. A 2-bedroom of 1,300 sqft and one of 1,100 sqft share a label but not a price. Price per square foot puts them on the same scale. It is also the basis of a comparable-sales valuation, which is covered in [AI property valuation in Dubai](https://www.propertyindex.ae/ai-for-dubai-real-estate/valuation.md).

> **Thin layouts need a wider window**
>
> Princess Tower recorded only 13 ready 2-bedroom sales in the same twelve months. When a layout has only a handful of sales, ask for 24 months or for neighbouring towers as well. The assistant will say how many sales sit behind each figure, so you can judge the weight it carries.

### How floor level changes the sold price

DLD records the floor on apartment sales, so an assistant can group a tower's sales into floor bands and compare their prices per square foot. Floor is also one of the filters people use most through the plugin.

Princess Tower shows the pattern clearly. Over the two years from October 2024 to September 2026, ready sales on floors 50 to 74 had a median of AED 1,712 per square foot. Sales on floors 1 to 24 had a median of AED 1,517. That is a gap of about 13% for the same building and the same period.

| Floor band | Sales | Median per sqft | Middle half per sqft |
| --- | --- | --- | --- |
| Floors 1 to 24 | 25 | AED 1,517 | AED 1,388 to 1,597 |
| Floors 25 to 49 | 38 | AED 1,543 | AED 1,450 to 1,688 |

Two details in the table matter as much as the headline gap. The premium does not keep rising with height: floors 75 and above sold slightly below floors 50 to 74. The middle-half ranges also overlap. Some low-floor homes sold for more per square foot than some high-floor homes, because orientation, view and finish move prices too.

The practical reading is that floor sets a band, not a price. A home on floor 60 should be compared first with sales from floors 50 to 74. Its price within that band then depends on what DLD does not record.

**Split one tower by floor:**

```
Group ready apartment sales in Princess Tower, Dubai Marina, from October 2024 to September 2026 into floor bands 1 to 24, 25 to 49, 50 to 74 and 75 and above. Show the number of sales and the median price per square foot for each band.
```

### How to see a home’s own sale history

DLD links each sale to the previous sale of the same home. PropertyIndex reads that link as a resale chain: the price and date of each time the home changed hands. An assistant can use it to show what a particular layout sold for last time, how long owners held, and which recent sales were genuine resales.

A genuine resale is a sale where the previous buyer sold to a new party. Not every sale qualifies. A handover record of an off-plan purchase, or a transfer between related parties, appears in the data but is not a market resale. The plugin labels each sale, so the assistant can count only real resales when it measures gains.

Fourteen of the 17 ready 1-bedroom sales in Princess Tower from October 2025 to September 2026 were resales by a previous buyer. Their median sale price was AED 1,428,938. The median price those same homes had last sold for was AED 919,094. The earlier purchases date from September 2012 to February 2023, so every seller had held for at least two and a half years.

Resale chains are among the details people request most through the plugin. They ask for homes whose previous buyer has since sold, then read the previous price and date beside the new one. The chain stays anonymous throughout: it shows prices and dates for the home, never who owned it. Turning those chains into resale gains and yields is covered in [AI property investment analysis in Dubai](https://www.propertyindex.ae/ai-for-dubai-real-estate/investment-analysis.md).

**Resales with the previous price:**

```
In Princess Tower, Dubai Marina, list the 1-bedroom sales from October 2025 to September 2026 where the previous buyer sold. For each, show the sale date, floor, size, sale price, and the previous sale price and date. Then give the median of each.
```

> **Sold prices in a dashboard, CRM or scheduled report**
>
> The plugin answers questions you ask in a chat. To pull sold prices into a building dashboard, a CRM, a website or a monthly report that runs on its own, use the [PIX© API](https://www.propertyindex.ae/dld-transactions-data-api). It is a REST API that returns DLD sales, Ejari rentals, locations and the PIX© index as JSON, with 1,000,000 records per billing period and a licence for scheduled retrieval and backend integrations.

### What DLD sales do not record

DLD sales record the price, size, floor, date, property type, bedrooms when recorded, whether the sale was ready or off-plan, whether it was financed and the previous sale of the same home. They do not record the view, the finish or the condition. Two apartments on the same floor can sell far apart for reasons the data cannot name.

PropertyIndex gives the assistant one way to reason about those features. Each sale carries a price tier: where its price per square foot sits within sales of the same building, type, bedrooms and year. The top quarter is premium, the bottom quarter is entry level and the middle half is standard.

| Price tier | Sales | Median price | Median per sqft |
| --- | --- | --- | --- |
| Premium | 4 | AED 1,697,357 | AED 1,775 |
| Standard | 10 | AED 1,428,938 | AED 1,554 |
| Entry level | 3 | AED 1,250,000 | AED 1,355 |

_Source: Dubai Land Department sales for Princess Tower, Dubai Marina, ready 1-bedroom apartments, October 2025 to September 2026, grouped by PropertyIndex price tier._

A premium tier is consistent with a better view, a higher floor or an upgraded finish. It is not proof of any of them. When you ask for “sea-view sales”, a well-behaved assistant filters to premium-tier sales and tells you that is what it did. Only a visit, photos or someone who knows the tower can confirm the reason. The wider limits of AI answers on Dubai property are set out in [why ChatGPT and Claude get Dubai property prices wrong](https://www.propertyindex.ae/ai-for-dubai-real-estate/why-prices-are-wrong.md).

Setting up the plugin takes a few minutes and is explained in [how to connect DLD data to ChatGPT and Claude](https://www.propertyindex.ae/ai-for-dubai-real-estate/connect-dld-data.md). Counts and dates are free. Prices, sizes and price per square foot need PIX© Pro.

### Questions about asking AI for sold prices

#### Can ChatGPT tell me what a Dubai apartment sold for?

Yes, when ChatGPT is connected to Dubai Land Department sales through the PropertyIndex plugin. It then returns the prices DLD recorded for the building and layout you name, with the number of sales and the dates. Without that connection it can only repeat asking prices and averages it finds on the web.

#### How do I find the sold price of a specific apartment in Dubai?

Ask for the building, the number of bedrooms and the period, and say whether you want ready or off-plan sales. An assistant with the PropertyIndex plugin can then show each sale with its floor, size and price, and the previous sale of the same home where DLD recorded one.

#### Does floor level affect sold prices in Dubai?

Yes. DLD records the floor on apartment sales, so an assistant can group a tower’s sales into floor bands. In Princess Tower, ready sales on floors 50 to 74 had a median of AED 1,712 per square foot over two years, against AED 1,517 on floors 1 to 24.

#### Why is the median sold price different from the asking prices I see?

A median sold price is the middle of what buyers actually paid, as recorded by the Dubai Land Department. Asking prices are what sellers hope to get. The two drift apart most when the market turns, because listings adjust more slowly than completed sales.

#### Can AI tell me the view or condition of a sold apartment?

No. DLD sales record price, size, floor, date, property type, bedrooms and whether the sale was ready or off-plan. They do not record the view, the finish or the condition. An assistant can show where a sale sat in its price range, which is consistent with features like a better view, but it cannot prove them.

### Where the figures on this page come from

All figures come from Dubai Land Department sales, modelled by PropertyIndex and loaded through September 2026. The Princess Tower sold-price example, resale figures and price tiers cover ready 1-bedroom apartment sales in Princess Tower, Dubai Marina, between October 2025 and September 2026. The floor bands cover all ready apartment sales in Princess Tower between October 2024 and September 2026, grouped by the floor DLD recorded. The ready and off-plan comparison covers 1-bedroom apartment sales across the Dubai Marina community between October 2025 and September 2026. The [AI for Dubai real estate](https://www.propertyindex.ae/ai-for-dubai-real-estate.md) overview explains how the plugin reads these sales.

**ChatGPT and Claude can value a Dubai home from comparable Dubai Land Department sales, once they can read those sales.** With the PropertyIndex plugin connected, the assistant finds recent sales of the same layout in the same building, adjusts for size and floor, and returns a price range with every comparable listed.

That range is research, not a formal valuation. It is the evidence a valuer, agent or buyer would start from. It cannot see the view, the finish or the condition, and no bank or court will accept it in place of a licensed valuer's report.

### Can an AI assistant value a Dubai property?

An AI assistant can value a Dubai property when it has the comparable sales. On its own, ChatGPT or Claude has no access to DLD sales, so any figure it offers comes from listings and articles. Connected to the PropertyIndex plugin, it reads the prices DLD recorded and applies the same comparable-sales method a valuer uses.

Three kinds of “valuation” get confused in Dubai, and they answer different questions.

- **Comparable-sales valuation:** An estimate built from recent sales of similar homes nearby, adjusted for differences in size, floor and timing. This is what an AI assistant with DLD data produces, and every comparable can be inspected.
- **Automated valuation model:** A statistical model that outputs a single figure for any address. It is fast, but the reader usually cannot see which sales drove the number.
- **Formal valuation:** A report signed by a licensed valuer after inspecting the property. Banks, courts and auditors require it. It carries professional liability that an AI answer does not.

The comparable-sales valuation sits between the other two. It is more transparent than a model and faster than a formal report. Its quality rests entirely on the comparables, which is why the method matters more than the tool.

### How the comparable-sales method works

The comparable-sales method narrows all [Dubai real estate data](https://www.propertyindex.ae/) down to the handful of sales that describe your home, then adjusts for what still differs. An assistant with the plugin runs each step as a query and shows the result before moving on.

1. **Start in the same building.** Dubai prices are set tower by tower. Two towers in the same community can differ by hundreds of dirhams per square foot. Use sales from the building itself whenever it has enough.

2. **Match the layout.** Filter to the same number of bedrooms, then to homes of about the same size. One bedroom count often covers two or three floor plans with different prices per square foot.

3. **Keep the window recent and ready.** Use ready sales from the last twelve months. Off-plan sales price a home not yet handed over and belong in a separate comparison.

4. **Use genuine resales.** Prefer sales where the previous buyer sold to a new party. Handover records of off-plan purchases and related-party transfers are not market prices.

5. **Adjust for size through price per square foot.** Multiply the comparables’ median price per square foot by your home’s size. Only do this within one layout, because larger plans usually sell for less per square foot.

6. **Adjust for floor.** Compare sales from floors near yours. DLD records the floor on apartment sales, so the assistant can group the comparables into floor bands.

7. **Check the market direction.** If prices have moved since the comparables sold, weight the most recent sales more. The PIX© index shows the direction for Dubai apartments month by month.

**Value a home step by step:**

```
Value a 2-bedroom apartment of about 990 sqft on the 7th floor of Park Field Tower 1, Dubai Hills Estate. Use ready DLD sales of the same layout in the same building from October 2025 to September 2026. List every comparable with date, floor, size, price and price per square foot. Then adjust for floor and recent market direction and give a price range.
```

### A worked valuation in Park Field Tower 1, Dubai Hills Estate

Dubai Hills Estate is one of the places people search most through the plugin. Park Field Tower 1 makes a good test because its 2-bedroom apartments sell often and in two clear sizes. The home to value is a 2-bedroom of about 990 sqft on the 7th floor.

### How to read the valuation range

The range carries more information than the midpoint. It tells you how consistently the layout trades, which adjustments moved the estimate and how much room a buyer or seller has.

-   **Same-layout sales:** 11 (990 sqft, 12 months)
- **Layout median:** AED 2.65M (AED 2,670 per sqft)
-   **Floors 6 to 10:** AED 2.71M (Median of 4 sales)
-   **Latest sale:** AED 2.65M (August 2026, floor 6)

_Source: Dubai Land Department sales for Park Field Tower 1, Dubai Hills Estate, ready 990 sqft 2-bedroom apartments, October 2025 to September 2026._

Park Field Tower 1 shows a tight market. The 11 sales of the 990 sqft layout ran from AED 2,500,000 to AED 2,900,000. Eight of the 11 landed between AED 2.55M and 2.70M. A narrow spread like that supports a narrow range. A tower whose sales spread twice as wide would justify a range twice as wide.

Floor added about AED 100,000. Sales on floors 6 to 10 had a median price of AED 2,705,000, against AED 2,600,000 on floors 2 to 5. The highest sale of the layout, AED 2,900,000, was on floor 10. Its price tier was premium, which is consistent with a better view or finish as well as the higher floor.

Size needs care. The 1,050 sqft plan sold for a median of AED 2,476 per square foot, well below the 990 sqft plan's AED 2,670. Multiplying the smaller plan's rate by the larger size would overvalue the larger home. That is why the method adjusts for size only inside one layout.

Timing pulls the other way. Most comparables sold near the January 2026 peak of the PIX© apartment index, and the index stood 6.5% lower in September 2026. The two most recent sales landed at or below the layout median. A careful estimate therefore leans towards those sales rather than the winter highs.

### How to check an asking price against the comparables

An asking-price check runs the valuation in reverse. You give the assistant the asking price, the size and the floor. It converts the asking price to a price per square foot and places it among the comparables. The answer shows whether the seller is asking for the market or for the best sale on record.

> **Example: Claude with the PropertyIndex plugin**
>
> **User:** A seller is asking AED 2,900,000 for a 2-bedroom of about 990 sqft on the 7th floor of Park Field Tower 1. Is that in line with recent sales?
>
> _PropertyIndex plugin call: Queried DLD sales, Park Field Tower 1, 2 Bed, ready, Oct 2025 to Sep 2026_
>
> **Assistant:**
>
> The asking price works out at **AED 2,929 per sqft**. That is above every sale of the 990 sqft layout in the last twelve months.
>
> | Benchmark | Price | Asking vs benchmark |
> | --- | --- | --- |
> | Layout median, 11 sales | AED 2,650,000 | +9% |
> | Floors 6 to 10 median, 4 sales | AED 2,705,000 | +7% |
> | Highest sale, floor 10, Feb 2026 | AED 2,900,000 | Level |
>
> The asking price matches the best sale of the year, which was three floors higher and near the market peak. Sales since June were AED 2,550,000 and AED 2,650,000. The evidence supports an offer in the AED 2.60M to 2.75M range unless the home has a feature the comparables lack.

The last sentence of that answer is the important one. An asking price above the comparables is not wrong by definition. The home may have a better view, a renovated kitchen or an unusual layout. The comparables show what the seller needs to justify, and the buyer now knows exactly what to ask about.

Agents use the same check from the other side, to set a listing price a seller can defend. That workflow, with client reports, is covered in [AI for Dubai real estate agents](https://www.propertyindex.ae/ai-for-dubai-real-estate/agents.md). For the plain sold-price questions behind every valuation, see [how to ask AI what a Dubai property sold for](https://www.propertyindex.ae/ai-for-dubai-real-estate/sold-prices.md).

**Check an asking price:**

```
A seller is asking AED 2,900,000 for a 2-bedroom of about 990 sqft on the 7th floor of Park Field Tower 1, Dubai Hills Estate. Compare the asking price per square foot with ready sales of the same layout from October 2025 to September 2026, split by floor, and tell me where it sits.
```

### When you need a formal valuer

You need a formal valuer whenever someone else must rely on the figure. An AI valuation from DLD sales is strong evidence for your own decision. It is not a document a third party can accept.

- **Mortgages and refinancing:** The lender commissions its own valuation from a licensed valuer. Your AI estimate helps you judge whether the bank’s figure is reasonable.
- **Courts, inheritance and disputes:** Legal proceedings need a signed report from a licensed valuer who can defend the figure.
- **Company accounts and funds:** Auditors and investors expect valuations under professional standards such as those of RICS.
- **Homes the data cannot see:** A full renovation, a rare view or damage can move a price outside the comparables. An inspection captures what DLD does not record.

In every other case, start with the comparables. Arriving at a valuer, an agent or a negotiation with the DLD sales already in hand changes the conversation. The common reasons AI answers go wrong without that evidence are set out in [why ChatGPT and Claude get Dubai property prices wrong](https://www.propertyindex.ae/ai-for-dubai-real-estate/why-prices-are-wrong.md).

The plugin needs a PropertyIndex account. Prices, sizes and price per square foot need PIX© Pro. Setup is explained in [how to connect DLD data to ChatGPT and Claude](https://www.propertyindex.ae/ai-for-dubai-real-estate/connect-dld-data.md).

### Questions about AI property valuation in Dubai

#### Can AI value my apartment in Dubai?

Yes, as an estimate. ChatGPT or Claude with the PropertyIndex plugin can value a Dubai apartment from comparable DLD sales in the same building and layout, adjusted for size, floor and timing. The result is a well-evidenced price range, not a formal valuation report.

#### How accurate is an AI property valuation in Dubai?

An AI valuation is as accurate as the comparable sales behind it. With a good run of recent sales of the same layout in the same building and a narrow middle half, the range is tight. With few sales, or a home whose view or finish differs from the norm, the range widens and a visit matters more.

#### Is an AI valuation accepted by Dubai banks?

No. A bank lending against a Dubai property commissions its own valuation from a licensed valuer. An AI valuation is research for pricing and negotiation. It does not replace the valuation report a lender, court or auditor requires.

#### What does an AI need to value a Dubai property?

It needs the building, the number of bedrooms, the size in square feet and the floor. With those four facts it can find comparable DLD sales and adjust for differences. Details such as view and condition stay with you, because DLD does not record them.

#### Can I use AI to check if an asking price is fair in Dubai?

Yes. Give the assistant the asking price, the size and the floor, and it compares the asking price per square foot with recent sales of the same layout. It then shows whether the asking price sits inside the range buyers have paid or above it.

### Where the figures on this page come from

Comparable sales come from Dubai Land Department sales, modelled by PropertyIndex and loaded through September 2026. The worked valuation and asking-price check use all ready 2-bedroom apartment sales in Park Field Tower 1, Dubai Hills Estate, between October 2025 and September 2026. Floor and layout splits were calculated from those 14 sales. Market direction comes from the PIX© apartment index, January to September 2026. The asking price in the example is a scenario, not a live listing. The [AI for Dubai real estate](https://www.propertyindex.ae/ai-for-dubai-real-estate.md) overview explains how the plugin reads these sales.

## AI Property Investment Analysis in Dubai

> Use ChatGPT or Claude to calculate rental yield and resale gains for a Dubai project from DLD sales and Ejari rents.

- **Question this page answers:** What yield and resale gain does this Dubai property make?

**ChatGPT and Claude can judge a Dubai property investment by its two returns, rental yield and resale gain, once they read DLD sales and Ejari rents.** Rental yield compares what a home rents for with what it sells for. Resale gain compares what a home sold for with what its previous buyer paid.

Both figures come straight from transaction data. A 1-bedroom apartment in Hills Park, Dubai Hills Estate, rents for a median AED 80,000 a year on new contracts and sells for a median AED 1,485,000 when ready. That is a 5.4% gross yield. In the same period, 34 Hills Park 1-bedrooms were resold by their previous buyer, some before handover, at a median 20.6% above what that buyer paid, after a median 3.5 years.

**PropertyIndex plugins for ChatGPT and Claude.** Ask ChatGPT or Claude what a Dubai building yields and resells for. The PropertyIndex plugin gives your assistant every DLD sale and Ejari rental contract. It calculates gross yield and resale gain for the exact building and layout you name, with the sales and contracts behind each figure.

### The two returns of a Dubai property

A Dubai property pays its owner in two ways. It earns rent while the owner holds it. It earns or loses capital when the owner sells. An investment case needs both numbers, because a high yield can hide a falling price and a strong resale gain can hide a weak rent.

- **Gross rental yield:** Annual rent divided by the purchase price, before any costs. For a Dubai building it is best measured as the median new Ejari rent over the median ready DLD sale price for the same layout and period.
- **Net rental yield:** Annual rent after service charges, maintenance, vacancy, fees and finance costs, divided by the full cost of buying. It is the return the owner actually keeps.
- **Resale gain:** The difference between a home’s sale price and the price its previous buyer paid. DLD sales carry the previous price and date of the same property, so the gain is measured home by home.
- **Holding period:** The time between the previous purchase and the resale. A 20% gain over two years and over ten years are very different investments.

These figures sit on top of the wider body of [Dubai real estate data](https://www.propertyindex.ae/): every DLD sale and every Ejari tenancy contract. An AI assistant connected to that data can produce both returns for any building in a single conversation.

### How AI calculates gross rental yield

AI calculates gross rental yield by dividing a median rent by a median price. The method is simple. The care lies in choosing which rents and which prices to compare. An assistant with the PropertyIndex plugin follows four rules.

1. **Same building.** The rent and the price come from the same building or project. A community average mixes towers of very different quality.

2. **Same layout.** Both sides use the same number of bedrooms. A studio and a 3-bedroom in one tower yield very differently.

3. **Same window.** Both sides cover the same 12 months, such as October 2025 to September 2026. A rent from this year over a price from three years ago overstates the yield.

4. **New contracts and ready sales.** The rent comes from new Ejari contracts, which show what the market pays today. Renewals often lag the market. The price comes from ready sales, because off-plan prices buy a home that cannot be let yet.

The new-versus-renewal split matters more than most investors expect. Ejari records whether each contract is new or a renewal. In Jumeirah Village Circle, 1-bedroom renewals over the same 12 months had a median of AED 63,000, while new contracts had a median of AED 71,000. A yield built on renewals would understate what a buyer can let for. The same split helps tenants, as explained in [using AI to check a Dubai rent increase](https://www.propertyindex.ae/ai-for-dubai-real-estate/rent-increase.md).

### Worked example: a 1-bedroom in Hills Park

Hills Park is an Emaar apartment project in Dubai Hills Estate, one of the most searched communities among PropertyIndex plugin users. Its 1-bedroom sales and new rental contracts share a median size of 673 sqft, so they compare like for like. One question returns both returns.

> **Example: Claude with the PropertyIndex plugin**
>
> **User:** What gross yield and resale gain do 1-bedroom apartments in Hills Park, Dubai Hills Estate make? Use October 2025 to September 2026.
>
> _PropertyIndex plugin call: Searched Hills Park_
>
> _PropertyIndex plugin call: Queried DLD sales, 1 Bed, ready, Oct 2025 to Sep 2026_
>
> _PropertyIndex plugin call: Queried Ejari contracts, 1 Bed, new, Oct 2025 to Sep 2026_

>
> **Assistant:**
>
> Hills Park 1-bedrooms yield **5.4% gross**. In the same period, 34 were resold by their previous buyer, some before handover, at a **median 20.6% above** what that buyer paid.
>
> | Measure | Value | Evidence |
> | --- | --- | --- |
> | Median ready sale price | AED 1,485,000 | 24 sales |
> | Median new Ejari rent | AED 80,000/yr | 78 contracts |
> | Gross yield | 5.4% | 80,000 / 1,485,000 |
> | Median gain on previous price | +20.6% | 34 resales |
> | Median gain in AED | AED 252,000 | 34 resales |
> | Median holding period | 3.5 years | 34 resales |
>
> Most sellers bought off-plan in late 2022 at a median AED 1,240,000. Today's median rent is a 6.5% yield on that price. Two of the 34 resold below what their owners paid.
>
> These are gross figures. Service charges, fees and the 4% DLD transfer fee are not deducted.

The answer separates two buyers. A buyer at today's ready price earns 5.4% gross. An owner who bought at launch earns 6.5% gross on the original price and has a paper gain on top. The same building is a different investment depending on the entry price, and the data shows both.

Hills Park also yields less than its community. Dubai Hills Estate 1-bedrooms as a whole yield 6.1% on the same basis. A building that sells near the community median but rents below it is priced for something other than income, such as its park setting or newer stock. The [AI property valuation guide](https://www.propertyindex.ae/ai-for-dubai-real-estate/valuation.md) covers how to read one home against its building.

### Why net yield is lower than gross yield

Net yield is lower than gross yield because the owner pays costs out of the rent. Gross yield is the right number for comparing buildings, since every building faces costs. Net yield is the right number for deciding whether the income justifies the purchase.

- **Service charges:** Owners pay an annual service charge per square foot for the building’s upkeep. RERA approves these charges building by building, so they differ widely between towers.
- **Maintenance and furnishing:** Repairs, appliance replacement and any furnishing fall on the landlord.
- **Vacancy:** A month empty between tenants removes a twelfth of the year’s rent.
- **Letting and management fees:** Agency fees for finding a tenant and any property management fee reduce the income.
- **Finance costs:** A financed buyer pays mortgage interest out of the rent, which can turn a positive gross yield into a thin net return.

The purchase side also moves. The 4% DLD transfer fee and agency commission raise the true cost of buying, which lowers the yield on the money invested. DLD sales do not record service charges, so ask the assistant for the gross yield and then deduct the building's published service charge yourself. The rent and price evidence will be exact. The cost side then comes from the building's own figures rather than an estimate.

### How AI measures resale gain

AI measures resale gain by pairing each resale with the same home's previous sale. PropertyIndex links every DLD sale to the earlier sale of the same property, which creates a resale chain. Each link carries the previous price and the previous date.

Not every link is a resale. A completion or title transfer of the same purchase repeats the original buyer. A transfer of a share between co-owners shows a fraction of the price. The PropertyIndex plugin marks the links where the previous buyer sold to a new party, and the assistant computes gains on those alone.

#### Median gain and holding period

The median gain is the middle gain across all genuine resales in the window. The median holding period is the middle time between purchase and resale. Together they answer the question an investor actually asks: what did owners here make, and how long did it take?

For Hills Park 1-bedrooms, the answer is 20.6% over 3.5 years. Only two of 34 resold below the previous price. That pattern is typical of a project bought off-plan at launch and sold soon after handover. For off-plan entry specifically, the guide to [AI off-plan due diligence in Dubai](https://www.propertyindex.ae/ai-for-dubai-real-estate/off-plan.md) covers developers and launch pricing.

> **Past gains are evidence, not a forecast**
>
> A resale gain describes what earlier owners made. It does not predict the next resale. Pair it with the direction of prices now, which the [market monitoring guide](https://www.propertyindex.ae/ai-for-dubai-real-estate/market-monitoring.md) reads from the PIX© index.

### Gross yields across Dubai communities

Gross yields for 1-bedroom apartments ranged from 5.6% to 7.2% across six popular Dubai communities between October 2025 and September 2026. Jumeirah Lake Towers and Jumeirah Village Circle led. Downtown Dubai and Dubai Marina trailed, because their prices sit further above their rents.

Source: PropertyIndex._

The ranking follows a familiar Dubai pattern. Cheaper communities let for a larger share of their price. Prime communities trade on location and lifestyle, so buyers pay more per dirham of rent. Neither is better in itself. A yield investor favours the top of the chart. A buyer who wants capital gains and easier resale often accepts a lower yield.

#### Cash and financed buyers

DLD sales record whether a mortgage was recorded on the same day as the sale, which shows how each market is funded. Across all residential sales in the last 12 months, about a third of Dubai Marina purchases were financed. In Jumeirah Village Circle the share was 14.2%, and in Business Bay 11.5%. A market bought mostly with cash is less exposed to interest rates, but its buyers also carry no lender's valuation check.

#### When a like-for-like yield is not possible

Some communities cannot be measured this way yet. In Damac Lagoons, 715 of 721 villa sales in the window carry no bedroom count in DLD records, while its new villa contracts are mostly 4-bedroom and 5-bedroom homes. Dividing a 4-bedroom rent by an all-villa price would mislead. A well-briefed assistant says so and stops, rather than inventing a yield.

### What AI investment analysis cannot tell you

AI investment analysis tells you what a building has earned. It cannot tell you what one particular home will earn. Three limits apply.

- **View, finish and condition:** DLD records price, size, floor and date. They do not record the view or the state of the flat, and both move rent and price.
- **Costs:** Service charges, vacancy and finance costs vary by building and by owner. The assistant reports gross figures; net yield needs your own cost lines.
- **The future:** Yield and resale gain are measured on past contracts and sales. Rents and prices can move either way from here.

> **Portfolio screens and dashboards: use the PIX© API**
>
> The PropertyIndex plugin is licensed for interactive use: you asking, the assistant answering, and each account receives up to 100,000 records per billing period. A yield screen that runs on a schedule, a portfolio dashboard or a model fed with rents and prices needs the [PIX© API](https://www.propertyindex.ae/dld-transactions-data-api) instead. It is a REST API returning JSON for DLD sales, Ejari rentals, locations and the PIX© index, with 1,000,000 records per billing period and self-serve checkout. Figures from either route may go into client reports with PropertyIndex credited.

### Prompts for investment analysis

Specific prompts get specific answers. Name the building, the number of bedrooms and the 12 months. Prices, rents and yields need a PIX© Pro account, and setup is covered in [how to connect DLD data to ChatGPT and Claude](https://www.propertyindex.ae/ai-for-dubai-real-estate/connect-dld-data.md).

**Yield and resale gain for one building:**

```
For 1-bedroom apartments in Hills Park, Dubai Hills Estate, calculate the gross yield from the median new Ejari rent and the median ready DLD sale price, October 2025 to September 2026. Then give the median resale gain and holding period for homes whose previous buyer sold.
```

**Compare communities on yield:**

```
Compare the gross yield of 2-bedroom apartments in Dubai Marina, Business Bay and Jumeirah Village Circle. Use median new Ejari rents and median ready DLD sale prices from October 2025 to September 2026, and show the number of sales and contracts behind each figure.
```

**Yield on your purchase price:**

```
I bought a 2-bedroom apartment in Marina Gate in 2019. What is the median new Ejari rent for 2-bedrooms there from October 2025 to September 2026, and what yield does that give on the median 2-bedroom price paid in Marina Gate in 2019?
```

More starting points for sold prices, valuations and market direction sit in the [ChatGPT and Claude prompt library for Dubai real estate](https://www.propertyindex.ae/ai-for-dubai-real-estate/prompts.md), and the wider picture of how assistants use DLD data is in the [AI for Dubai real estate overview](https://www.propertyindex.ae/ai-for-dubai-real-estate.md).

### Questions about AI investment analysis in Dubai

#### Can ChatGPT calculate rental yield for a Dubai property?

Yes, if it can read actual sale prices and rents. Connected to the PropertyIndex plugin, ChatGPT divides the median new Ejari rent by the median DLD sale price for the same building, layout and period. Without that data it can only estimate from listings, which carry asking prices and asking rents.

#### What is a good rental yield in Dubai?

For 1-bedroom apartments between October 2025 and September 2026, gross yields ran from about 5.6% in Downtown Dubai to about 7.2% in Jumeirah Lake Towers, based on median new Ejari rents and median ready DLD sale prices. A building above its community median is earning well for its area. Net yield is lower once service charges and other costs are paid.

#### How do I calculate gross rental yield in Dubai?

Divide the annual rent by the purchase price and multiply by 100. For a fair figure, use the median rent on new Ejari contracts and the median price of ready DLD sales for the same building and number of bedrooms over the same 12 months. In Hills Park, Dubai Hills Estate, that gives AED 80,000 over AED 1,485,000, or 5.4%.

#### How does AI measure the resale gain on a Dubai property?

It compares each resale with the same home’s previous sale. DLD sales carry the previous price and date of the same property, so an assistant with the PropertyIndex plugin can take the median gain and the median holding period across every home in a building that its previous buyer has since sold.

#### Is gross yield the return I will actually earn?

No. Gross yield is rent divided by price before any costs. Service charges, maintenance, empty months between tenants, agency fees and mortgage interest all come out of the rent. Purchase costs such as the 4% DLD transfer fee also raise what you pay. Net yield, after those costs, is always lower.

### Where the figures on this page come from

Sale and rent figures come from Dubai Land Department sales and Ejari rental contracts, modelled by PropertyIndex and loaded through September 2026. Every figure covers sales dated, or contracts starting, between October 2025 and September 2026. Community yields use 1-bedroom apartments in Jumeirah Lake Towers, Jumeirah Village Circle, Business Bay, Dubai Hills Estate, Dubai Marina and Downtown Dubai: median rent on new Ejari contracts over median price of ready DLD sales. Financed shares cover all residential sales in each community over the same 12 months.

The Hills Park example covers 1-bedroom apartments in Hills Park, Dubai Hills Estate: 24 ready sales, 78 new Ejari contracts and 34 resales where the previous buyer sold to a new party. Resale gains and holding periods are calculated sale by sale and then summarised as medians. The Damac Lagoons note covers villa sales and new villa contracts in the same window.

**Disclosure.** We build PropertyIndex and the PropertyIndex plugins for ChatGPT and Claude. PropertyIndex is approved under the Dubai Land Department's REES Initiative. Figures on this page are research, not a formal valuation or financial advice.

- **Question this page answers:** Is my rent increase in Dubai fair?

**AI checks a Dubai rent increase by comparing the proposed rent with Ejari contracts for the same building and layout, then reading the result against the RERA rental index rules.** New contracts show what the market pays today. Renewals show what sitting tenants pay.

In Marina Gate, 2-bedroom apartments let for a median AED 200,000 a year on 166 new contracts between October 2025 and September 2026. The 127 renewals had a median of AED 195,000, and the typical renewal kept the previous rent unchanged. A tenant or landlord who knows those numbers negotiates from evidence rather than from listings.

**PropertyIndex plugins for ChatGPT and Claude.** Ask ChatGPT or Claude whether a Dubai rent increase matches the market. The PropertyIndex plugin reads every Ejari rental contract. Your assistant splits new contracts from renewals for your building and layout, and shows how renewals there actually moved.

### How AI checks a Dubai rent increase

A Dubai rent increase has two tests. The market test asks whether the new rent matches what similar homes let for. The legal test asks whether the increase stays within the cap set by RERA, the Real Estate Regulatory Agency of the Dubai Land Department. An AI assistant with Ejari data answers the first test precisely and explains the second.

Without data access, ChatGPT and Claude fall back on listing portals and news. Listings show asking rents, which sit above what tenants sign for, and they cannot show renewals at all. The PropertyIndex plugin gives the assistant the contracts themselves, drawn from the same [Dubai real estate data](https://www.propertyindex.ae/) that covers every DLD sale.

Splitting new contracts from renewals is one of the most common rental requests made through the plugin. The reason is simple. A tenant facing an increase wants to know what renewing neighbours pay. A landlord proposing one wants to know what a new tenant would pay instead.

### New contracts and renewals in Ejari

Ejari records each Dubai tenancy contract and marks it as new or a renewal. That split turns one rent figure into two, and the gap between them is often the whole argument.

- **New Ejari contract:** The first contract between a landlord and a tenant for a home. It shows the rent the market sets today.
- **Renewal:** A further term of the same tenancy. It shows what sitting tenants pay, which can lag the market up or down.
- **Median annual rent:** The middle rent across all contracts in the group. Half of tenants pay more and half pay less, so one unusual contract cannot move it.
- **Renewal step:** The change between a renewal and the same home’s previous contract. It shows how renewals in a building actually moved, contract by contract.

Community figures show why the split matters. In Dubai Marina, 2-bedroom new contracts and renewals sat close together, at medians of AED 140,000 and about AED 137,600. In Jumeirah Village Circle, 1-bedroom renewals had a median of AED 63,000, against AED 71,000 for new contracts. A JVC landlord can point to that gap. A JVC tenant should check whether it holds in their own building, because it can reverse, as Binghatti Amber shows.

### Worked example: a 2-bedroom renewal in Marina Gate

Marina Gate is one of the most searched buildings among PropertyIndex plugin users. A tenant whose landlord has asked for more at renewal can test the request in one question.

> **Example: ChatGPT with the PropertyIndex plugin**
>
> **User:** My landlord wants to raise the rent on my 2-bedroom in Marina Gate at renewal. What are new contracts and renewals going for, and how did renewals there actually change over the last 12 months?
>
> _PropertyIndex plugin call: Searched Marina Gate_
>
> _PropertyIndex plugin call: Queried Ejari contracts, 2 Bed, new and renewal, Oct 2025 to Sep 2026_
>
> _PropertyIndex plugin call: Compared each renewal with its previous contract_
>
> **Assistant:**
>
> Between October 2025 and September 2026, 2-bedroom rents in Marina Gate looked like this:
>
> | Contracts | Count | Median rent | Middle half |
> | --- | --- | --- | --- |
> | New | 166 | AED 200,000 | AED 175,000 to 235,000 |
> | Renewals | 127 | AED 195,000 | AED 161,375 to 230,000 |
>
> Renewals mostly **held the previous rent**. The median renewal changed by 0%. Of 127 renewals, 67 stayed within 1% of the old rent, 33 rose by more than 1% and 27 fell by more than 1%.
>
> New tenants paid a median AED 5,000 more than renewing ones. That is a 2.6% gap, so the market supports at most a small increase. The legal cap depends on the RERA calculator for your unit.

The renewal steps carry the most weight. A median of AED 195,000 says what renewing tenants pay. The steps say what happened when their contracts came up: half the building's renewals stayed flat, and almost as many fell as rose. Only 33 of 127 Marina Gate renewals rose by more than 1%.

Floor, view and finish still separate one flat from the next. Ejari records the rent and the size, not the view. A tenant on a high floor with a sea view should compare with the upper half of contracts, not the median.

### When new contracts fall below renewals

New contracts can fall below renewals, and that reverses the negotiation. Binghatti Amber in Jumeirah Village Circle shows the pattern. Its 1-bedroom new contracts had a median of AED 70,000 over the same 12 months, while renewals had a median of AED 74,000.

**Chart: Marina Gate, 2-bedroom**

| Item | Value |
| --- | --- |
| New contracts | AED 200,000 |
| Renewals | AED 195,000 |

**Chart: Binghatti Amber, JVC, 1-bedroom**

| Item | Value |
| --- | --- |
| New contracts | AED 70,000 |
| Renewals | AED 74,000 |

_Median annual rent on Ejari contracts starting October 2025 to September 2026, apartments. Source: PropertyIndex._

The renewal steps confirm it. Of 108 renewals in Binghatti Amber, 83 stayed within 1% of the previous rent, 18 fell by more than 1% and only 7 rose by more than 1%. A renewing tenant here already pays more than a newcomer would. An increase request runs against the building's own evidence.

| Building and layout | Renewals | Rose more than 1% | Within 1% | Fell more than 1% |
| --- | --- | --- | --- | --- |
| Marina Gate, 2-bedroom | 127 | 33 | 67 | 27 |
| Binghatti Amber, 1-bedroom | 108 | 7 | 83 | 18 |

_Each renewal compared with the same home’s previous Ejari contract. Renewals starting October 2025 to September 2026. Source: PropertyIndex._

The building figure also contradicts the community figure. Across JVC, 1-bedroom renewals sat AED 8,000 below new contracts. In Binghatti Amber they sat AED 4,000 above. A community average would have pointed the tenant the wrong way, which is why the check always starts at building level.

### The RERA rental index rules

The RERA rental index rules cap a rent increase by how far the current rent sits below the average rent for similar homes in the area. The closer a rent already is to that average, the smaller the increase a landlord may ask. Dubai Decree No. 43 of 2013 sets five bands, and the official RERA calculator applies the current rules to a specific home.

| Current rent compared with the RERA average | Maximum increase |
| --- | --- |
| Up to 10% below | No increase |
| 11% to 20% below | 5% |
| 21% to 30% below | 10% |
| 31% to 40% below | 15% |
| More than 40% below | 20% |

_Rent increase bands set by Dubai Decree No. 43 of 2013. The official RERA rental increase calculator applies the current rules to a specific home._

#### The 90-day notice

Dubai's tenancy law requires a landlord who wants to change the rent at renewal to notify the tenant at least 90 days before the contract ends. The same rule applies to any other change in the terms, so a tenant who receives an increase request should check its date first.

> **Which average the cap uses**
>
> The cap uses RERA's own average for the area, which the official RERA rental increase calculator on the Dubai Land Department's channels returns for a specific home. Ejari medians from PropertyIndex measure what tenants in your building actually pay. They are the market evidence. The RERA calculator gives the legal ceiling. A strong case uses both.

### How to bring evidence to the conversation

The best rent conversation rests on four pieces of evidence. An AI assistant with the PropertyIndex plugin gathers the first three in one chat. The fourth comes from RERA.

1. **New contract median.** Ask for the median rent on new Ejari contracts for your building and number of bedrooms over the last 12 months. This is what the landlord could get from a new tenant.

2. **Renewal median.** Ask for the median on renewals over the same period. This is what your renewing neighbours pay.

3. **Renewal steps.** Ask how renewals changed against each home's previous contract. This shows whether increases are normal in your building.

4. **RERA calculator result.** Run the official RERA rental increase calculator for your home. This gives the legal maximum.

Put the four numbers in writing to the landlord or agent, with the period and the number of contracts behind each one. A figure with its evidence is harder to dismiss than a figure from a listing. If the conversation fails, the Rental Disputes Settlement Centre hears rent disputes in Dubai.

#### The same check for landlords

Landlords run the same check from the other side. A landlord whose rent sits well below new contracts in the building has evidence for an increase within the RERA cap. A landlord whose tenant already pays above new contracts learns that pushing harder risks a vacancy. The yield effect of either choice is covered in the [AI property investment analysis guide](https://www.propertyindex.ae/ai-for-dubai-real-estate/investment-analysis.md), and agents preparing renewal advice for clients can follow the [guide to AI for Dubai real estate agents](https://www.propertyindex.ae/ai-for-dubai-real-estate/agents.md).

### Prompts for tenants and landlords

Name the building, the number of bedrooms and the period. Rents need a PIX© Pro account, and setup takes a few minutes in [how to connect DLD data to ChatGPT and Claude](https://www.propertyindex.ae/ai-for-dubai-real-estate/connect-dld-data.md).

**For tenants:**

```
My landlord wants to increase the rent on my 1-bedroom in Binghatti Amber, JVC. Show the median rent on new Ejari contracts and on renewals for 1-bedrooms there from October 2025 to September 2026, and how many renewals rose, stayed flat or fell against the previous contract.
**For landlords:**
```
I let a 2-bedroom in Marina Gate and the contract renews soon. Compare the median rent on new Ejari contracts with renewals for 2-bedrooms there from October 2025 to September 2026, and show the middle half of new contract rents.
```
**Building against community:**
```
Compare 1-bedroom rents in Binghatti Amber with the whole of Jumeirah Village Circle, October 2025 to September 2026. Split new contracts from renewals and show the number of contracts behind each median.
```
### Questions about checking a Dubai rent increase
#### Can ChatGPT tell me if my Dubai rent increase is fair?
ChatGPT can tell you whether a rent increase is in line with the market once it can read Ejari rental contracts. With the PropertyIndex plugin it compares your proposed rent with new contracts and renewals for the same building and number of bedrooms. The legal cap on the increase comes from the RERA rental increase calculator, which the assistant cannot run for you.
#### How much can a Dubai landlord increase the rent?
It depends on how far the current rent sits below the RERA average for similar homes in the area. Dubai Decree No. 43 of 2013 sets five bands: no increase when the rent is up to 10% below that average, rising in steps to 20% when it is more than 40% below. The official RERA rental increase calculator applies the current rules to a specific home.
#### How much notice must a Dubai landlord give for a rent increase?
At least 90 days before the tenancy contract ends. Dubai’s tenancy law requires either party who wants to change the terms of the contract, including the rent, to notify the other at least 90 days before expiry, unless they agree otherwise.
#### What is the difference between a new Ejari contract and a renewal?
A new Ejari contract starts a tenancy between a landlord and a tenant. A renewal continues the same tenancy for another term. New contracts show what the market pays today. Renewals show what sitting tenants pay, which often lags the market in either direction.
#### Can I use Ejari data in a rent dispute in Dubai?
Ejari medians for your building and layout are strong context for a negotiation with your landlord. A formal case at the Rental Disputes Settlement Centre turns on the RERA rental index and the tenancy law, so bring the RERA calculator result alongside the Ejari evidence.
### Where the figures on this page come from
Rent figures come from Ejari rental contracts, modelled by PropertyIndex and loaded through September 2026. Every figure covers apartment contracts starting between October 2025 and September 2026. The Marina Gate example covers 2-bedroom apartments in Marina Gate, Dubai Marina: 166 new contracts and 127 renewals. The second example covers 1-bedroom apartments in Binghatti Amber, Jumeirah Village Circle: 180 new contracts and 108 renewals. Community figures cover 2-bedroom apartments across Dubai Marina and 1-bedroom apartments across Jumeirah Village Circle.
Renewal steps compare each renewal with the same home's previous Ejari contract. A step within 1% either way counts as unchanged. The RERA increase bands and the 90-day notice are stated from Dubai Decree No. 43 of 2013 and Dubai's tenancy law, not from PropertyIndex data.
**ChatGPT and Claude can check a Dubai off-plan project against Dubai Land Department sales, but only when they can read those sales.** On their own they repeat the developer's brochure and the news. With the PropertyIndex plugin they test the project against what buyers actually paid.
A careful check covers four things. The off-plan market sets the backdrop. The developer's record shows what it has delivered. The launch price needs testing against resales in finished buildings nearby. Resales before handover show whether earlier buyers could exit. Construction progress and escrow stay outside DLD sales, and the official channels cover them.
DLD classes every sale as off-plan or ready. A home stays off-plan until it is handed over, so a delayed handover still counts as off-plan. The two indices each start at 100 in January 2012. The higher off-plan line means off-plan prices have risen further since then. The gap between the lines is not the price gap. In September 2026, off-plan sales had a median of AED 1,710 per sqft and ready sales AED 1,355.
Off-plan sales still dominate the market. DLD recorded 7,443 off-plan apartment and villa sales in September 2026 against 2,655 ready ones, so about three in four sales were off-plan. Volume has halved on a year: September 2025 had 15,187 off-plan sales. Ready sales fell less, from 3,685 to 2,655.
The backdrop matters to a buyer at handover. An off-plan purchase is priced today and valued as a ready home later. When ready prices hold up and off-plan prices soften, new launches face more competition from finished stock. The month-by-month version of this reading is covered in [monitoring the Dubai property market with AI](https://www.propertyindex.ae/ai-for-dubai-real-estate/market-monitoring.md).
### How to check a developer’s track record with AI
A developer's track record shows up in three readings of DLD sales. Sales over the last 12 months show how much the developer is selling now. The split between completed and under-construction projects shows how much it has delivered against how much it still owes buyers. Resales in its delivered buildings show what its finished homes trade at once the launch is over.
Emaar is the largest developer by DLD sales over the last 12 months. The conversation below is the check a buyer would run through the PropertyIndex plugin before committing to one of its launches. The same prompt works for any developer.
> **Example: Claude with the PropertyIndex plugin**
>
> **User:** Show Emaar's DLD apartment and villa sales from October 2025 to September 2026, split off-plan and ready. What do its finished homes resell at per sqft, and how many of its projects are completed or under construction?
>
> _PropertyIndex plugin call: Queried project status by developer_
>
> **Assistant:**
>
> Emaar recorded **17,117 sales** between October 2025 and September 2026.
>
> | Measure | Emaar |
> | --- | --- |
> | Off-plan sales | 11,666 |
> | Ready sales | 5,451 |
> | Median AED/sqft, off-plan | 2,135 |
> | Median AED/sqft, ready resales | 2,148 |
> | Completed tower locations | 389 |
> | Tower locations under construction | 90 |
>
> Emaar's finished homes resell at about the same price per sqft as its off-plan sales. Both figures mix communities and home types, so compare like with like inside one project before drawing a conclusion.
The ratio of completed to under-construction projects is a quick first measure of delivery. Emaar has 389 completed tower locations against 90 under construction. A developer with far more under construction than delivered carries more promise than proof, so ask for this ratio for every developer you consider.
The project list is the next step. Emaar's Dubai Creek Harbour projects include two launches still under construction beside towers it has handed over.
| Project | Status | Sales, last 12 months | Off-plan share | Current AED/sqft |
| --- | --- | --- | --- | --- |
| Creek Bay | Under construction | 689 | 100% | 2,726 |
| Creek Haven | Under construction | 464 | 100% | 3,014 |
| Creek Beach | Completed | 401 | 25.7% | 2,138 |
| Creek Edge | Completed | 49 | 4.1% | 2,373 |
| Harbour Gate | Completed | 51 | 17.6% | 2,297 |
| Creek Rise | Completed | 60 | 3.3% | 2,230 |
| Harbour Views | Completed | 49 | 0% | 2,120 |
| Creek Horizon | Completed | 43 | 2.3% | 1,937 |
### How to test a launch price against resales
A launch price is fair when it sits sensibly above what similar finished homes nearby resell for. The resales show what the home is likely to be worth once it is ready. The gap above them is what the buyer pays for a new building, a better position or a payment plan.
Creek Bay is a useful test. It is Emaar's busiest launch in Dubai Creek Harbour, and none of its apartment sales so far is a resale. Every price on record is a first sale from the developer. The comparison set is Emaar's completed towers in the same community.
> **Example: ChatGPT with the PropertyIndex plugin**
>
> **User:** Is the launch price for 2-bedroom apartments in Creek Bay high compared with resales in Emaar's finished towers in Dubai Creek Harbour? Use October 2025 to September 2026.
>
> _PropertyIndex plugin call: Queried DLD sales, Creek Bay, 2 Bed, off-plan_
>
> **Assistant:**
>
> Creek Bay 2-bedroom apartments sell at a **33% premium per sqft** to ready 2-bedroom resales in Emaar's completed towers nearby.
>
> | Measure | Creek Bay (off-plan) | Completed towers (ready) |
> | --- | --- | --- |
> | Sales | 287 | 278 |
> | Median price | AED 3,810,888 | AED 2,500,000 |
> | Median AED/sqft | 3,036 | 2,281 |
> | Median size | 1,434 sqft | 1,107 sqft |
>
> Creek Bay units are also larger, so the price per sqft is the fairer comparison. The completed set covers Creek Beach, Creek Rise, Harbour Gate, Creek Edge, Harbour Views, Creek Horizon, Creek Gate and Creekside 18.
A 33% premium is not a verdict on its own. A waterfront position or a better tower can earn part of it. The question for the buyer is whether the premium will hold once Creek Bay is a ready building competing with its neighbours. The same comparable-sales method sits behind an [AI property valuation in Dubai](https://www.propertyindex.ae/ai-for-dubai-real-estate/valuation.md).
Three rules keep the comparison honest. Compare the same bedroom count. Compare price per sqft, not total price, when sizes differ. Choose finished buildings from the same community and, where possible, the same developer.
### What resales before handover show
A resale before handover is a sale still classed off-plan where the previous buyer sold to a new party. DLD records each sale. PropertyIndex links it to the previous sale of the same property and checks whether the buyer changed. That separates a genuine resale from a later record of the same purchase.
Resales before handover are about one in ten off-plan sales. DLD recorded 12,253 resales among 127,087 off-plan apartment and villa sales between October 2025 and September 2026. The share varies by developer. Resales made up 23% of Emaar's off-plan sales (2,722 of 11,666) and 11% of Damac's (1,235 of 10,944).
The resale prices show whether earlier buyers exit above or below what they paid. In Dubai Creek Harbour, 399 Emaar homes resold before handover in the 12 months. Their median resale price was AED 2.43M, against a median earlier price of AED 2.33M. Those are medians of two groups, not the gain on each home.
A deep resale market before handover is a good sign for liquidity. It means a buyer who needs to exit early has found counterparties. Per-home gains, holding periods and yields are the subject of [AI property investment analysis in Dubai](https://www.propertyindex.ae/ai-for-dubai-real-estate/investment-analysis.md).
### What DLD data cannot tell you about an off-plan project
DLD sales show what buyers paid and when. They do not show how far a building has progressed or where the money has gone. Four checks sit outside the data and belong with the official channels.
-   **Construction progress:** PropertyIndex reports whether a project is completed, under construction or not started. It does not hold a completion percentage or a handover date. The Dubai Land Department publishes project status and progress through the Dubai REST app.
-   **Escrow status:** Off-plan payments in Dubai go into a project escrow account overseen by the Real Estate Regulatory Agency (RERA), the regulatory arm of the Dubai Land Department. Confirm the escrow account with the developer and through DLD before paying.
-   **The contract:** Off-plan sale contracts are recorded on Oqood, the Dubai Land Department system for off-plan sales. Confirm that your contract is recorded there and read the payment plan with a lawyer.
-   **The unit itself:** DLD records price, size, floor and date. It does not record view, finish or orientation, so two units on one floor can deserve different prices.
### Prompts for off-plan due diligence
Specific prompts get specific answers. Name the project, the community, the bedroom count and the period. Each prompt below works with the PropertyIndex plugin in ChatGPT or Claude.
**Launch price against resales:**
```
Compare 2-bedroom off-plan sales in Creek Bay, Dubai Creek Harbour, from October 2025 to September 2026 with ready 2-bedroom resales in Emaar's completed towers in Dubai Creek Harbour. Show the number of sales, median price, median AED per sqft and median size for each.
```
**Developer track record:**
```
For Emaar and Damac, show DLD apartment and villa sales from October 2025 to September 2026 split by off-plan and ready, the number of off-plan resales where the previous buyer sold, and how many of their projects are completed or under construction.
```
**Resales before handover:**
```
How many off-plan sales in Dubai Creek Harbour between October 2025 and September 2026 were resales where the previous buyer sold? Show the median resale price and the median earlier price, split by developer.
```
### Questions about AI and off-plan property in Dubai
#### Can ChatGPT tell me if an off-plan project in Dubai is a good buy?
ChatGPT can test an off-plan project against the evidence once it reads Dubai Land Department sales through the PropertyIndex plugin. It can compare the launch price with resales in completed buildings nearby, show the developer’s sales and resale activity, and read the off-plan index. The final judgement stays with you, because DLD data does not show construction progress, escrow balances or the specific unit’s view.
#### How do I check a Dubai developer’s track record with AI?
Ask the assistant for the developer’s DLD sales over the last 12 months split by off-plan and ready, the number of its projects completed and under construction, and resale activity in its delivered buildings. With the PropertyIndex plugin, Claude or ChatGPT returns those figures from DLD sales and PropertyIndex project status.
#### Are off-plan prices in Dubai falling?
Yes, off-plan prices have eased since spring 2026. The PIX© off-plan index stood at 253.84 in September 2026, 1.58% below September 2025 and 5.2% below its April 2026 peak. The PIX© ready index rose 1.84% over the same year.
#### Can I see resales before handover in DLD data?
Yes. DLD classes a sale as off-plan until the home is ready, and PropertyIndex links each sale to the previous sale of the same property. A sale classed off-plan whose previous buyer sold to a new party is a resale before handover. Between October 2025 and September 2026, 12,253 of 127,087 off-plan apartment and villa sales were resales of this kind.
#### Can AI check a project’s escrow account or construction progress?
No. DLD sales do not carry escrow balances or construction percentages, and PropertyIndex reports only whether a project is completed, under construction or not started. Check progress, escrow and the contract through the Dubai Land Department’s own channels, such as the Dubai REST app and Oqood.
### Where the figures on this page come from
Sale figures come from Dubai Land Department apartment and villa sales, modelled by PropertyIndex and loaded through September 2026. Developer figures cover sales between October 2025 and September 2026 attributed to Emaar and Damac, and project counts are PropertyIndex tower-level locations by construction status. The Creek Bay example covers 2-bedroom apartment sales between October 2025 and September 2026 in Creek Bay and in eight completed Emaar projects in Dubai Creek Harbour (The Lagoons). Resale counts use sales classed off-plan whose previous buyer sold to a new party. Index figures come from the PIX© off-plan and ready indices, whose method is published on the [PIX© methodology](https://www.propertyindex.ae/dubai-real-estate-price-index/methodology) page.
**Dubai residential prices are going down.** The PIX© residential index fell 0.47% in September 2026, its fourth monthly fall in a row. It now stands 3.96% below September 2025.
ChatGPT and Claude can give that reading every month once the PropertyIndex plugin connects them to the PIX© index and Dubai Land Department sales. They can split it by apartments, villas, ready and off-plan homes, count the month's sales and show which communities are rising or falling. A short routine of the same questions each month turns the assistant into a reliable market monitor.
### What the PIX© index measures
The PIX© index measures how Dubai residential prices move with the mix of homes held constant. A month in which more studios sell than villas should not read as a price fall. PIX© compares like with like, so a change in what sold does not move the index on its own.
-   **Inputs:** Dubai Land Department sales of apartments and villas only. No listings, asking prices or valuations enter the index.
-   **Cells:** Sales are grouped by area, property type and bedroom count, for example Dubai Marina, apartment, 2-bed. Each cell is compared only with itself over time.
-   **Cell price:** A cell’s price is the median price per sqft over a three-month pooled window. A cell prices only when the window holds at least five sales.
-   **Weights:** Each cell counts in proportion to its all-time number of sales, with a minimum floor so no weight rests on a handful of sales.
-   **Chaining:** Each month’s movement is measured against the previous month over the cells both months share. The level is the running product of those movements, with January 2012 equal to 100.
-   **Segments:** The headline is all residential. Apartment, villa, ready and off-plan indices use the same method over their own cells.
Two consequences matter for monthly monitoring. The three-month window means the index turns over several months rather than in one. The latest month can also revise as late DLD records arrive, so a reading for the newest month is provisional. The full method is on the [PIX© methodology](https://www.propertyindex.ae/dubai-real-estate-price-index/methodology) page.
### How Dubai residential prices moved over 24 months
Dubai residential prices rose through 2025, held flat in early 2026 and have fallen since June. The PIX© residential index peaked at 219.98 in January 2026 and held close to that level until May. It then fell 2.87% in June and 2.80% in July, followed by smaller falls in August and September.
The September 2026 level of 205.79 is 6.5% below the January peak and back where the index stood in May 2025. A level of 205.79 also means like-for-like prices are about twice their January 2012 level. ### How apartments, villas, ready and off-plan homes compare
The headline hides a split. Apartments and off-plan homes fell in September 2026. Villas and ready homes rose. Ready homes are the only segment above their level of a year ago.
Segment levels are not prices, and they cannot be compared with each other. Each segment equals 100 in January 2012, so a higher level means more growth since then. The off-plan index stands above the ready index, yet ready homes sold at a lower median price per sqft in September. The off-plan side of this split is explored in [AI off-plan due diligence in Dubai](https://www.propertyindex.ae/ai-for-dubai-real-estate/off-plan.md).
### How many homes sell each month
Sales volume fell from late 2025, with brief rebounds in April, June and July 2026, and prices followed from June. The PIX© residential reading for September 2026 rests on 9,924 sales. September 2025 had 18,599, so volume is down 46.6% on a year.
_Source: sales supporting each monthly PIX© residential observation, DLD data loaded through September 2026. The latest month can rise as late records arrive._
Volume and price answer different questions. Volume shows how many buyers are acting. The index shows what they pay for comparable homes. A market where volume falls first and prices follow later is a market cooling from the demand side. The lowest month in the period was May 2026, with 9,246 sales.
### How to read direction by community
Community direction comes from two readings. The first is the year-on-year change in a community's price per sqft. The second is the set of open price-move signals, which fire when a building's price per sqft moves against its previous reading. Rising and falling signals show where prices are moving now.
> **Example: ChatGPT with the PropertyIndex plugin**
>
> **User:** Which of these communities are rising and which are falling: Dubai Marina, JLT, Business Bay, Dubai Hills Estate, JVC and Downtown Dubai?
>
> _PropertyIndex plugin call: Queried community price per sqft, year on year_
>
> _PropertyIndex plugin call: Read open price-move signals, 17 to 31 Oct 2026_
>
> **Assistant:**
>
> **Dubai Marina** is the clearest faller. Its price per sqft is 7.7% lower on a year, and falling signals outnumber rising ones 23 to 10.
>
> | Community | AED/sqft on the year | Rising signals | Falling signals |
> | --- | --- | --- | --- |
> | Dubai Marina | \-7.7% | 10 | 23 |
> | Jumeirah Lake Towers | \-6.6% | 24 | 17 |
> | Business Bay | +1.1% | 27 | 29 |
> | Dubai Hills Estate | +1.1% | 21 | 13 |
> | Jumeirah Village Circle | +6.4% | 43 | 35 |
> | Downtown Dubai | +10.6% | 16 | 24 |
>
> Dubai Hills Estate and JVC lean up on both readings. Downtown Dubai is up on the year, but its recent signals lean down. JLT is down on the year, but its recent signals lean up.
The two readings can disagree, and the disagreement is informative. A community up on the year with mostly falling signals may be losing momentum. A community down on the year with mostly rising signals may be turning.
> **Community figures are not the index**
>
> A community's price per sqft is a median, not a mix-adjusted index. It can rise while the PIX© index falls when more expensive new buildings sell. Use the index for the market's direction and community figures for local context.
### A monthly routine of questions
A good monthly routine asks the same questions in the same order. The answers then line up month after month, and a change stands out. Run it once the new month's data has loaded. Every answer from the plugin states the month it covers, such as “DLD data loaded through September 2026”.
1.  **Check the coverage month.** Confirm which month the data runs to before reading any change.
2.  **Read the headline.** Ask for the PIX© residential level, the change on the month and the change on the year.
3.  **Split by segment.** Compare apartments, villas, ready and off-plan homes in one table.
4.  **Count the sales.** Ask for the month's sales against the same month last year.
5.  **Check your communities.** Ask for price per sqft on the year and the open price signals in the places you follow.
**Headline reading:**
```
Show the PIX© residential index for the latest month: the level, the month-on-month and year-on-year change, the median price per sqft and the number of sales. Tell me which data month it covers.
```
**Segments:**
```
Compare the latest month of the PIX© apartment, villa, ready and off-plan indices in one table, with the month-on-month and year-on-year change for each.
```
**Sales volume:**
```
How many residential sales supported the PIX© index in each of the last 13 months? Compare the latest month with the same month a year earlier.
```
**Communities:**
```
For Dubai Marina, Dubai Hills Estate and Jumeirah Village Circle, show the year-on-year change in price per sqft and the number of open rising and falling price signals in each community.
```
> **For scheduled reports, dashboards and alerts, use the PIX© API**
>
> The PropertyIndex plugin is licensed for interactive use: you ask and the assistant answers, in as many steps as it needs. A monthly report that builds itself, a market dashboard, an alert in your own systems or a feed into your product needs the [PIX© API](https://www.propertyindex.ae/dld-transactions-data-api). It is a REST API returning JSON, with endpoints for the PIX© market index, DLD sales, Ejari rentals and locations. It is licensed for scheduled retrieval and backend integrations, and includes 1,000,000 records per billing period and one PIX© Pro seat.
Through the plugin, each PropertyIndex account receives up to 100,000 records per billing period, and usage is subject to fair use. Index readings and sales counts are open to free accounts. Community prices and signal values need PIX© Pro. Setup takes a few minutes and is covered in [how to connect DLD data to ChatGPT and Claude](https://www.propertyindex.ae/ai-for-dubai-real-estate/connect-dld-data.md). The wider picture of [Dubai real estate data](https://www.propertyindex.ae/) in AI assistants is in the [AI for Dubai real estate](https://www.propertyindex.ae/ai-for-dubai-real-estate.md) overview.
### Questions about monitoring the Dubai market with AI
#### Are Dubai property prices going up or down right now?
Dubai residential prices are going down. The PIX© residential index fell 0.47% in September 2026, its fourth monthly fall in a row, and stands 3.96% below September 2025. Ready homes are the exception: the PIX© ready index rose 1.84% over the year.
#### Can ChatGPT tell me how the Dubai property market is doing?
ChatGPT can summarise news about the Dubai market on its own, but it cannot read the latest DLD sales. Connected to the PropertyIndex plugin, it reads the PIX© index by segment, monthly sales counts and community price signals, and it states which data month the answer covers.
#### What is the PIX© index?
PIX© is a monthly price index for Dubai residential property, calculated by PropertyIndex from Dubai Land Department sales. It groups sales into cells of area, property type and bedrooms, prices each cell by its median price per sqft, and chains the monthly movements into one index with January 2012 equal to 100.
#### Can I set up ChatGPT or Claude to send me a monthly market report automatically?
Not with the plugin. The PropertyIndex plugin is licensed for interactive use, where you ask and the assistant answers. Scheduled reports, dashboards and alerts built in your own systems should use the PIX© API, which is licensed for scheduled retrieval and includes 1,000,000 records per billing period.
#### Why do community prices rise while the Dubai index falls?
Community figures are median prices per sqft, while the PIX© index holds the mix of homes constant. A community median can rise because more expensive new buildings sold that year, even while like-for-like prices fall. Read the index for direction and the community figures for local context.
### Where the figures on this page come from
Index figures come from the PIX© residential, apartment, villa, ready and off-plan indices, calculated by PropertyIndex from Dubai Land Department sales loaded through September 2026. The 24-month chart covers October 2024 to September 2026, and sales counts are the sales supporting each monthly residential reading from September 2025 to September 2026. Community figures are the PropertyIndex year-on-year change in price per sqft for Dubai Marina, Jumeirah Lake Towers, Business Bay, Dubai Hills Estate, Jumeirah Village Circle and Downtown Dubai, with price-move signals open between 17 and 31 October 2026.
**Disclosure.** We build PropertyIndex and the PropertyIndex plugins for ChatGPT and Claude. PropertyIndex is approved under the Dubai Land Department's REES Initiative. Figures on this page are research, not a formal valuation or financial advice.
- **Question this page answers:** How can a Dubai agent use ChatGPT for comparable sales and client reports?
**A Dubai agent uses ChatGPT or Claude for comparable sales and client reports by connecting the assistant to Dubai Land Department sales through the PropertyIndex plugin.** The agent names the building, the number of bedrooms and the period. The assistant returns the DLD sales with dates, floors, sizes and prices in a single answer.
That turns three daily jobs into short conversations. An agent can prepare a comparable-sales pack before a listing appointment. An agent can test an asking price against recent sales in the same building. An agent can answer a buyer's “is this overpriced?” while the buyer is still on the phone.
**PropertyIndex plugins for ChatGPT and Claude.** Comparable sales for your next listing appointment, inside ChatGPT or Claude. The PropertyIndex plugin gives your assistant DLD sales and Ejari rental contracts for every Dubai building. Ask for the comps, the range and the rents, then put them in front of your client with PropertyIndex credited.
### What Dubai agents use ChatGPT and Claude for
Dubai agents use ChatGPT and Claude for the evidence side of the job. A seller wants to know what the home is worth. A buyer wants to know whether the asking price is fair. A landlord wants to know what the next tenant will pay. Each question has an answer in [Dubai real estate data](https://www.propertyindex.ae/): the prices DLD recorded for sales and the rents recorded in Ejari contracts.
An assistant on its own cannot see those records. It answers from training data and listing pages, which carry asking prices without dates. The PropertyIndex plugin gives the assistant read-only access to DLD sales, Ejari rental contracts, project analytics and the PIX© market index. The assistant then works like a fast research analyst that can pull any Dubai building's sales on request.
-   **Comparable-sales pack:** The recent DLD sales of the same layout in the same building, with date, floor, size, price and price per sqft. It is the evidence behind a listing price.
-   **Pricing range:** The median sale and the middle half of sales for that layout over a stated period. It shows the band most buyers actually paid.
-   **Rental evidence:** Median annual rent from new Ejari contracts and from renewals in the building. New contracts show what the next tenant pays. Renewals show what sitting tenants pay.
-   **Client summary:** A short written paragraph or table built from those figures, stating the period, the number of sales and PropertyIndex as the source.
Across plugin users, the most common request is the sale history of a specific building and layout. Rental contracts, project comparisons and the market index follow. Those requests map directly onto an agent's week.
### How to build a comparable-sales pack for a listing appointment
A comparable-sales pack takes one prompt. The agent asks for the recent ready sales of the same bedroom count in the building. The assistant searches PropertyIndex for the building, queries the DLD sales and lays them out as a table.
> **Example: Claude with the PropertyIndex plugin**
>
> **User:** I have a listing appointment for a ready 2-bed in Creek Rise. Give me the six most recent comparable sales with date, tower, floor, price and price per sqft, then the 12-month median.
>
> _PropertyIndex plugin call: Searched Creek Rise_
>
> _PropertyIndex plugin call: Queried DLD sales, 2 Bed, ready, Oct 2025 to Sep 2026_
>
> **Assistant:**
>
> Creek Rise recorded **31 ready 2-bedroom sales** between October 2025 and September 2026. The six most recent:
>
> | Date | Tower, floor | Price | AED/sqft |
> | --- | --- | --- | --- |
> | 8 Sep 2026 | Podium, G | AED 2,550,000 | 2,182 |
> | 1 Sep 2026 | Tower 1, 5 | AED 2,500,000 | 2,258 |
> | 31 Aug 2026 | Tower 1, 6 | AED 2,550,000 | 2,300 |
> | 17 Aug 2026 | Tower 2, 18 | AED 2,590,000 | 2,336 |
> | 5 Aug 2026 | Tower 2, 2 | AED 2,550,000 | 2,303 |
> | 4 Aug 2026 | Tower 2, 6 | AED 2,600,000 | 2,348 |
>
> Across all 31 sales the median was **AED 2,550,000**, or AED 2,229 per sqft. The middle half sold between AED 2.40M and 2.60M.
_Six most recent ready 2-bedroom sales in Creek Rise, Dubai Creek Harbour, from DLD sales queried through PropertyIndex. Data loaded through September 2026._
The table is short on purpose. Six recent sales of the same layout carry more weight with a seller than a page of community averages. The floor column lets the agent explain a gap between two sales in the same month. The step-by-step method for reading a building's sold prices is covered in [how to ask AI what a Dubai property sold for](https://www.propertyindex.ae/ai-for-dubai-real-estate/sold-prices.md).
1.  **Name the building and layout.** Give the building name, the number of bedrooms and whether the home is ready or off-plan. The assistant confirms the building it found before it queries.
2.  **Ask for the recent sales.** Request the six to ten most recent sales with date, floor, size, price and price per sqft. Ask for the 12-month count and median underneath.
3.  **Ask for the range.** Request the middle half of prices. It shows the band most buyers paid and keeps one outlier from setting the conversation.
4.  **Add the rents.** Request new contracts and renewals for the same layout. A seller who might let instead of sell needs both numbers.
5.  **Write the summary.** Ask for a short client paragraph that states the period, the number of sales and PropertyIndex as the source.
6.  **Add what you saw.** DLD records price, size, floor and date. They do not record view, finish or condition. Your visit supplies those.
### How to price a listing against recent sales in the building
A listing price starts from the building's own sales for the same layout. The agent asks the assistant for every bedroom type in the building over the last 12 months. One table then shows where the seller's home sits and what the alternatives sold for.
| Layout | Ready sales | Median price | Median AED/sqft |
| --- | --- | --- | --- |
| 1 bedroom | 16 | AED 1,800,000 | 2,175 |
| 2 bedrooms | 31 | AED 2,550,000 | 2,229 |
| 3 bedrooms | 9 | AED 3,200,000 | 2,102 |
_Ready apartment sales in Creek Rise, Dubai Creek Harbour, October 2025 to September 2026. Source: DLD sales queried through PropertyIndex._
The 2-bedroom band is narrow. Ten sales between July and September 2026 ran from AED 2.35M to 2.60M, with a median of AED 2.55M. A seller who expects well above AED 2.6M needs a reason the data does not show, such as a high floor, a better view or an upgraded finish.
Financing changes the picture slightly. Of the 31 ready 2-bedroom sales, 13 had a mortgage recorded on the same day, at a median of AED 2.55M. The 18 cash sales had a median of AED 2.40M. An agent can ask the assistant for this split directly, because DLD records whether a sale was financed. The full method for turning comparable sales into a value is set out in [AI property valuation in Dubai](https://www.propertyindex.ae/ai-for-dubai-real-estate/valuation.md).
### How to answer a buyer who asks whether a home is overpriced
A buyer's “is this overpriced?” has a factual answer once the asking price meets the building's sales. The agent gives the assistant the asking price, the layout and the size. The assistant compares that price with every recent sale of the same layout.
> **Example: ChatGPT with the PropertyIndex plugin**
>
> **User:** My buyer is looking at a ready 2-bed in Creek Rise, about 1,108 sqft, asking AED 2.9M. Is that above recent sales?
>
> _PropertyIndex plugin call: Searched Creek Rise_
>
> _PropertyIndex plugin call: Queried DLD sales, 2 Bed, ready, Oct 2025 to Sep 2026_
>
> **Assistant:**
>
> Yes. AED 2.9M is **above every one of the 31 ready 2-bedroom sales** in Creek Rise over the last 12 months.
>
> | Measure | Value |
> | --- | --- |
> | Asking price per sqft | about AED 2,615 |
> | Median sale per sqft | AED 2,229 |
> | Highest sale per sqft | AED 2,461 |
> | Highest sale of this layout | AED 2,725,000 (Oct 2025) |
> | Jul to Sep 2026 sales | AED 2.35M to 2.60M |
>
> The only sale above AED 2,725,000 was AED 2.8M, for a larger 1,256 sqft layout. The asking price would need a feature the sales do not show, such as a premium view, to make sense.
_The asking price in the question is an example. The comparison uses the actual DLD sales for ready 2-bedroom apartments in Creek Rise, October 2025 to September 2026._
The agent shows what buyers paid, and the buyer decides how to open.
### How to give landlords rental evidence
Landlords ask two questions: what will a new tenant pay, and what are sitting tenants paying? Ejari contracts answer both, because each contract is recorded as new or as a renewal. The agent asks the assistant to split the two.
In Creek Rise, 81 new 2-bedroom contracts starting between October 2025 and September 2026 had a median rent of AED 143,000 a year. The 73 renewals had a median of AED 132,300. The gap tells a landlord with a renewing tenant how far the current rent sits below the market for a new tenant.
The same figures give a gross yield. A median new rent of AED 143,000 against a median ready sale of AED 2,550,000 is a gross yield of about 5.6%. The 1-bedroom layout works out at about 5.8% and the 3-bedroom at about 5.9%. Yield and resale gains for a whole project are covered in [AI property investment analysis in Dubai](https://www.propertyindex.ae/ai-for-dubai-real-estate/investment-analysis.md).
### How to use AI figures in client reports
An agent may put figures and analysis from the PropertyIndex plugin into client reports with PropertyIndex credited. That covers a CMA for a seller, a short note for a buyer and a rental summary for a landlord. The credit belongs next to the figures, with the period and the number of sales.
A good client summary is short. The agent can ask the assistant for one: “Write a three-sentence summary for a seller of a ready 2-bed in Creek Rise, citing PropertyIndex and the period.” The assistant returns a paragraph such as: Creek Rise recorded 31 ready 2-bedroom sales between October 2025 and September 2026 at a median of AED 2.55M. The middle half sold between AED 2.40M and 2.60M. Source: PropertyIndex, from Dubai Land Department sales.
Two habits keep a report honest. State what DLD records: price, size, floor, date, bedrooms, ready or off-plan, and whether the sale was financed. State what it does not record: view, finish and condition. The agent's own inspection fills that gap, and that is where an agent adds value the data cannot.
### When agents use the plugin and when a brokerage needs the PIX© API
The PropertyIndex plugin is licensed for interactive use. A person asks, and the assistant answers in as many steps as it needs. Preparing for a meeting, answering a buyer and writing a client note are all interactive. Work that runs without a person asking belongs on the PIX© API.
| Task | Right tool |
| --- | --- |
| Asking for comps, ranges and rents in ChatGPT or Claude | PropertyIndex plugin (PIX© Pro or Teams) |
| Putting figures and analysis into a client report, with PropertyIndex credited | PropertyIndex plugin (PIX© Pro or Teams) |
| Feeding DLD sales and rents into a CRM | PIX© API |
| n8n, Zapier and other automation workflows | PIX© API |
| Monthly client reports that generate on a schedule | PIX© API |
| Sold-price widgets on the agency website | PIX© API |
| Bulk exports of sales or rentals | PIX© API |
_Interactive questions are covered by the plugin. System-to-system access is covered by the PIX© API._
Prices, sizes, price per sqft, rents and yields need PIX© Pro. Free accounts see sale counts and dates. Each account receives up to 100,000 records per billing period through the plugin, which is ample for daily agency work. Usage is subject to fair use.
> **Agency teams**
>
> The [Teams plan](https://www.propertyindex.ae/pricing) puts a whole agency on Pro under one subscription at AED 400 per seat per month, from two seats upwards. Billing and seats are managed centrally. Each agent signs in with their own account and connects the plugin in ChatGPT or Claude.
#### Automating a brokerage with the PIX© API
A brokerage that wants DLD evidence inside its own systems should use the [PIX© API](https://www.propertyindex.ae/dld-transactions-data-api). It is a REST API that returns JSON, with endpoints for DLD sales, Ejari rentals, locations and the PIX© market index. It is licensed for scheduled retrieval, backend integrations and supplying data through your own product.
That covers common agency jobs. A CRM can attach the latest building sales to every listing record. An n8n or Zapier workflow can build each landlord's monthly rent report. The agency website can show recent sold prices on each building page.
A brokerage can run both. Agents use the plugin for live questions, and the API keeps the CRM, reports and website supplied in the background.
Setup of the plugin takes a few minutes per agent. The steps for both assistants are in [how to connect DLD data to ChatGPT and Claude](https://www.propertyindex.ae/ai-for-dubai-real-estate/connect-dld-data.md).
### Prompts for Dubai real estate agents
Each prompt names a building, a layout and a period, which is what makes the answer specific. Swap in your own building and bedroom count.
**Comparable-sales pack:**
```
I have a listing appointment for a ready 2-bedroom in Creek Rise, Dubai Creek Harbour. Show the six most recent DLD sales of ready 2-bedroom apartments there with date, tower, floor, size, price and price per sqft. Then give the number of sales, the median price and the middle half of prices from October 2025 to September 2026.
```
**Is this overpriced?:**
```
A ready 2-bedroom of about 1,108 sqft in Creek Rise is asking AED 2.9M. Compare that price and its price per sqft with every ready 2-bedroom sale in the building from October 2025 to September 2026. Tell me how many sales were higher.
```
**Rental evidence for a landlord:**
```
For 2-bedroom apartments in Creek Rise, give me the number and median annual rent of new Ejari contracts and of renewals starting October 2025 to September 2026. Then calculate the gross yield against the median ready sale price for the same period.
```
**Client-ready summary:**
```
Write a three-sentence summary for a seller of a ready 2-bedroom in Creek Rise. Use DLD sales from October 2025 to September 2026, state the number of sales and the median, and credit PropertyIndex as the source.
```
Prompts for every other job, from valuations to off-plan checks, are in the [ChatGPT and Claude prompt library for Dubai real estate](https://www.propertyindex.ae/ai-for-dubai-real-estate/prompts.md). The wider picture of how assistants answer property questions is in the [AI for Dubai real estate](https://www.propertyindex.ae/ai-for-dubai-real-estate.md) overview.
### Questions about AI for Dubai real estate agents
#### Can Dubai real estate agents use ChatGPT for comparable sales?
Yes. With the PropertyIndex plugin connected, ChatGPT and Claude pull Dubai Land Department sales for a named building, filtered by bedrooms, ready or off-plan and period. The assistant returns each sale with its date, floor, size, price and price per sqft, plus the median and the number of sales behind it.
#### Can I put PropertyIndex figures in a client report?
Yes. Agents may put figures and their own analysis from the PropertyIndex plugin into client reports, CMAs and listing presentations, with PropertyIndex credited as the source. State the period and the number of sales so the client can see what the figure rests on.
#### Can I connect the PropertyIndex plugin to my CRM or to n8n?
No. The plugin is licensed for interactive use: a person asks and the assistant answers. For CRM integrations, n8n or Zapier workflows, scheduled reports, website widgets and bulk exports, use the PIX© API, which is licensed for scheduled retrieval and backend integrations.
#### How does an agency put several agents on the PropertyIndex plugin?
An agency uses the PropertyIndex Teams plan. Teams puts every seat on Pro under one subscription at AED 400 per seat per month, from two seats upwards, with central billing and seat management. Each agent signs in with their own PropertyIndex account and connects the plugin in ChatGPT or Claude.
#### Is an AI comparable-sales pack the same as a valuation?
No. A comparable-sales pack shows what similar homes in the building sold for according to DLD. It supports a pricing conversation. A formal valuation for a bank or court must come from a licensed valuer who has inspected the property.
### Where the figures on this page come from
Sale figures come from Dubai Land Department sales in Creek Rise, Dubai Creek Harbour (The Lagoons), recorded as existing (ready) properties between October 2025 and September 2026, grouped by bedrooms. The comparable table shows the six most recent ready 2-bedroom sales in that period. Rent figures come from Ejari rental contracts in Creek Rise with start dates between October 2025 and September 2026, split into new contracts and renewals. Gross yields divide the median new-contract rent by the median ready sale price for the same layout and period. All data was modelled by PropertyIndex and loaded through September 2026. The AED 2.9M asking price in the buyer example is illustrative.
**Disclosure.** We build PropertyIndex and the PropertyIndex plugins for ChatGPT and Claude. PropertyIndex is approved under the Dubai Land Department's REES Initiative. Figures on this page are research, not a formal valuation or financial advice.
### What makes a Dubai property prompt work
A Dubai property prompt works when it gives the assistant the same scope a valuer would use. Dubai prices differ sharply between towers in one community, between layouts in one tower and between ready and off-plan homes. A prompt that leaves any of those open forces the assistant to guess.
-   **Name the building or community:** Marina Gate, Golf Grand or City Walk Residential returns that building. "Dubai Marina" returns the whole community, which mixes very different towers.
-   **State the bedrooms and type:** Write "2-bedroom apartment" or "4-bedroom villa". DLD records bedrooms for most apartment sales, so the assistant can filter on them.
-   **Set the period:** Write "October 2025 to September 2026" or "the last six months". A dated window makes the answer comparable with any later check.
-   **Say ready or off-plan:** DLD records whether each sale was off-plan or ready. Off-plan prices follow a different market, so mixing them distorts a median.
-   **Ask for counts and the date range:** Ask for the number of sales behind every median. Ten sales and four hundred sales deserve different confidence.
Two habits help further. Ask for the middle half of prices as well as the median, because it shows where most buyers paid. For rents, ask to split new contracts from renewals. Prompts written this way read the same in ChatGPT and Claude, because both assistants use the same PropertyIndex tools and the same [Dubai real estate data](https://www.propertyindex.ae/). Setup is covered in [how to connect DLD data to ChatGPT and Claude](https://www.propertyindex.ae/ai-for-dubai-real-estate/connect-dld-data.md).
_One prompt per group, run through the PropertyIndex plugin tools on DLD sales, Ejari rental contracts and the PIX© index loaded through September 2026._
### Prompts for sold prices
Sold-price prompts are the most common requests made through the PropertyIndex plugin. They ask what a building or layout actually sold for, according to DLD. The tested City Walk Residential prompt returned 43 ready 1-bedroom sales at a median of AED 2.90M and AED 2,455 per sqft.
**Sold prices for a layout:**
```
What did ready 1-bedroom apartments in City Walk Residential sell for between October 2025 and September 2026? Give me the number of DLD sales, the median price, the middle half of prices and the median price per sqft.
```
**Recent sales list:**
```
List the 10 most recent DLD sales of ready 2-bedroom apartments in Marina Gate, Dubai Marina, with date, floor, size, price and price per sqft.
```
**Compare buildings:**
```
Compare the median price per sqft of ready 2-bedroom apartments in Golf Grand, Hills Park and Lime Gardens in Dubai Hills Estate from October 2025 to September 2026, with the number of sales behind each.
```
**Villa sales by bedroom:**
```
How many villas sold in Arabian Ranches 3 between October 2025 and September 2026, split by bedrooms? Give the median price and median size for each bedroom count.
```
The full method for reading sold prices for a building, layout or unit is in [how to ask AI what a Dubai property sold for](https://www.propertyindex.ae/ai-for-dubai-real-estate/sold-prices.md).
### Prompts for valuing a Dubai property
A valuation prompt gives the assistant the home's building, bedrooms and size, then asks for a range from comparable sales. The assistant works from price per sqft, so the size matters.
> **Example: Claude with the PropertyIndex plugin**
>
> **User:** I own a ready 2-bedroom of about 1,080 sqft in Golf Grand, Dubai Hills Estate. Using ready 2-bedroom DLD sales from April to September 2026, what is a fair value range?
>
> _PropertyIndex plugin call: Searched Golf Grand_
>
> _PropertyIndex plugin call: Queried DLD sales, 2 Bed, ready, Apr to Sep 2026_
>
> **Assistant:**
>
> Golf Grand recorded **15 ready 2-bedroom sales** between April and September 2026.
>
> | Measure | Value |
> | --- | --- |
> | Median price | AED 2,349,888 |
> | Middle half of sales | AED 2.18M to 2.42M |
> | Median price per sqft | AED 2,092 |
> | Median size | 1,076 sqft |
>
> At the median AED 2,092 per sqft, a 1,080 sqft home works out at about **AED 2.26M**. A fair range is the middle half of sales, AED 2.18M to 2.42M. Floor, view and finish decide where in that range your home sits.
_Ready 2-bedroom sales in Golf Grand, Dubai Hills Estate, April to September 2026. Source: DLD sales queried through PropertyIndex._
**Value range from comparables:**
```
I own a ready 2-bedroom of about 1,080 sqft in Golf Grand, Dubai Hills Estate. Using ready 2-bedroom DLD sales from April to September 2026, give me a fair value range. Show the number of sales, the median, the middle half and the median price per sqft.
```
**Size-matched comparables:**
```
Value a ready 1-bedroom of about 830 sqft in Creek Rise, Dubai Creek Harbour. Use ready 1-bedroom sales between 750 and 900 sqft from October 2025 to September 2026, and list each sale with date, floor, size and price per sqft.
```
**Premium features:**
```
My 2-bedroom in Marina Gate has a strong view. DLD does not record views, so compare premium-tier and standard-tier 2-bedroom sales there from October 2025 to September 2026, with the count and median price per sqft for each tier.
```
The premium-tier prompt works because PropertyIndex ranks every sale against its building, layout and year. In Marina Gate, 3 premium-tier 2-bedroom sales had a median of AED 3,576 per sqft, against AED 2,944 for 21 standard-tier sales. Where an AI valuation stops and a licensed valuer starts is covered in [AI property valuation in Dubai](https://www.propertyindex.ae/ai-for-dubai-real-estate/valuation.md).
### Prompts for investment and rental yield
An investment prompt asks for sales and rents over the same period, so the assistant can divide one by the other. Asking for new contracts only gives the rent a buyer can expect from the next tenant.
> **Example: ChatGPT with the PropertyIndex plugin**
>
> **User:** Calculate gross rental yield for ready studios, 1-bedroom and 2-bedroom apartments in JVC from October 2025 to September 2026, using median DLD sale prices and median new Ejari rents.
>
> _PropertyIndex plugin call: Searched Jumeirah Village Circle_
>
> _PropertyIndex plugin call: Queried DLD sales, ready apartments_
>
> _PropertyIndex plugin call: Queried Ejari rentals, new contracts_
>
> **Assistant:**
>
> Based on **3,759 ready sales** and **19,212 new contracts** in Jumeirah Village Circle:
>
> | Layout | Median sale | Median new rent | Gross yield |
> | --- | --- | --- | --- |
> | Studio | AED 615,000 | AED 50,000 | 8.1% |
> | 1 bedroom | AED 1,000,000 | AED 71,000 | 7.1% |
> | 2 bedrooms | AED 1,450,000 | AED 100,000 | 6.9% |
>
> Yield falls as the layout grows. Service charges and vacancy reduce each figure to a net yield.
_Ready apartment sales and new Ejari contracts in Jumeirah Village Circle, October 2025 to September 2026. Gross yield = median new rent / median sale price._
**Gross yield by layout:**
```
Calculate gross rental yield for ready studios, 1-bedroom and 2-bedroom apartments in Jumeirah Village Circle. Use median DLD sale prices and median new Ejari rents from October 2025 to September 2026, and show the counts behind each.
```
**Resale gains:**
```
For ready 2-bedroom apartments in Creek Rise sold between October 2025 and September 2026 where the previous buyer sold, show each sale with its previous price and previous date, then the median gain.
```
**Cash or mortgage:**
```
What share of ready 2-bedroom apartment sales in Dubai Creek Harbour between October 2025 and September 2026 were financed with a mortgage? Compare the median price of financed and cash sales.
```
Yield and resale gains for a whole project are worked through in [AI property investment analysis in Dubai](https://www.propertyindex.ae/ai-for-dubai-real-estate/investment-analysis.md).
### Prompts for rent
Rent prompts work best when they split new Ejari contracts from renewals. New contracts show what the market charges a new tenant. Renewals show what sitting tenants pay. In Dubai Marina, 2,724 new 2-bedroom contracts had a median of AED 140,000 a year, against AED 137,578 for 2,528 renewals.
**New contracts and renewals:**
```
What are new Ejari contracts and renewals paying for 2-bedroom apartments in Dubai Marina, for tenancies starting October 2025 to September 2026? Give the count and median annual rent for each.
```
**Check a renewal offer:**
```
My landlord wants AED 150,000 to renew my 2-bedroom in Creek Rise, Dubai Creek Harbour. How does that compare with new contracts and renewals in the building starting October 2025 to September 2026?
```
**Rents by bedroom:**
```
Show the median annual rent and number of new Ejari contracts by bedroom for apartments in Jumeirah Village Circle starting April to September 2026.
```
**Renewal increases:**
```
For 1-bedroom apartments in Marina Gate renewed between October 2025 and September 2026, compare each renewal rent with the previous contract rent on the same property and give the median change.
```
How to read a rent increase against the RERA rental index rules is covered in [using AI to check a Dubai rent increase](https://www.propertyindex.ae/ai-for-dubai-real-estate/rent-increase.md).
### Prompts for off-plan projects
Off-plan prompts should say “off-plan” explicitly, because DLD records off-plan and ready sales separately. The tested Dubai South prompt ranked developers by off-plan sales. Azizi led with 8,234 sales at a median of AED 1,724 per sqft, followed by Emaar with 1,334 at AED 1,625.
**Developers by off-plan sales:**
```
Which developers had the most off-plan sales in Dubai South between October 2025 and September 2026? Show the number of DLD sales and the median price per sqft for each.
```
**Off-plan against ready:**
```
Compare off-plan and ready median price per sqft for 2-bedroom apartments in Dubai Creek Harbour from October 2025 to September 2026, with the number of sales for each.
```
**Off-plan activity over time:**
```
How many off-plan sales did Damac Lagoons record from October 2025 to March 2026, and from April to September 2026? Give the median price for each period.
```
**Off-plan market index:**
```
Show the PIX© off-plan index for the last 13 months, with the latest level and the change on a year.
```
The off-plan answers matter for a buyer comparing a launch price with the ready market. In Dubai Creek Harbour, off-plan 2-bedroom sales had a median of AED 2,581 per sqft against AED 2,313 for ready ones. Checking a project and its developer is covered in [AI off-plan due diligence in Dubai](https://www.propertyindex.ae/ai-for-dubai-real-estate/off-plan.md).
### Prompts for market direction
Market prompts ask for the PIX© index, which measures price change on a like-for-like basis. The tested prompt returned both segments for the 13 months to September 2026. Apartments stood 4.47% below September 2025. Villas stood 1.10% lower and rose 0.78% in the month.
**Chart: PIX© apartment and villa indices, September 2025 to September 2026**
| Month | Apartments | Villas |
| --- | --- | --- |
| Sep 25 | 207.7 | 270.5 |
| Oct 25 | 208.9 | 274.3 |
| Nov 25 | 210.4 | 277.5 |
| Dec 25 | 211.2 | 281.6 |
| Jan 26 | 212.3 | 284.6 |
| Feb 26 | 211.4 | 281.7 |
| Mar 26 | 210.6 | 283.0 |
| Apr 26 | 211.4 | 287.9 |
| May 26 | 212.0 | 286.4 |
| Jun 26 | 205.5 | 281.3 |
| Jul 26 | 200.3 | 268.8 |
| Aug 26 | 199.8 | 265.5 |
| Sep 26 | 198.4 | 267.5 |
**Segment direction:**
```
Show the PIX© apartment and villa indices month by month from September 2025 to September 2026, with the change on a year for each.
```
**Where sales happened:**
```
Which communities had the most ready apartment sales in September 2026, and what was the median price per sqft in each?
```
**Compare two quarters:**
```
Compare the number of DLD sales and the median price per sqft for apartments in Dubai Hills Estate in July to September 2026 with July to September 2025.
```
> **Running the same prompt every month**
>
> A person asking each month is interactive use and fits the plugin. A report or dashboard that refreshes on its own is programmatic, and the [PIX© API](https://www.propertyindex.ae/dld-transactions-data-api) is the right tool for it. The API returns DLD sales, Ejari rentals, locations and the PIX© index as JSON, licensed for scheduled retrieval and backend integrations, with 1,000,000 records per billing period.
How to read the index by segment and community is explained in [monitoring the Dubai property market with AI](https://www.propertyindex.ae/ai-for-dubai-real-estate/market-monitoring.md).
### Prompts for agent work
Agent prompts turn DLD sales into material for clients: prospecting lists, comparable-sales packs and short summaries. The tested Dubai Hills Estate prompt ranked ready apartment buildings by sales from July to September 2026. Golf Grand led with 22 sales, then Hills Park with 20.
**Most active buildings:**
```
Which ready apartment buildings in Dubai Hills Estate had the most DLD sales from July to September 2026? Show the top 10 with the number of sales and the median price per sqft.
```
**Comparable-sales pack:**
```
Build a comparable-sales table for a ready 2-bedroom in Creek Rise, Dubai Creek Harbour: the six most recent DLD sales with date, tower, floor, size, price and price per sqft, then the median for October 2025 to September 2026.
```
**Client summary:**
```
Summarise ready 1-bedroom sales and new Ejari rents in City Walk Residential from October 2025 to September 2026 in three sentences for a client. State the number of sales and credit PropertyIndex as the source.
```
Agents may put the figures into client reports with PropertyIndex credited. Listing appointments, pricing conversations and agency use are covered in [AI for Dubai real estate agents](https://www.propertyindex.ae/ai-for-dubai-real-estate/agents.md), and the wider picture is in the [AI for Dubai real estate](https://www.propertyindex.ae/ai-for-dubai-real-estate.md) overview.
### Questions about prompts for Dubai real estate
#### What should I ask ChatGPT about a Dubai property?
Ask ChatGPT a question that names the building or community, the number of bedrooms, the period and whether the home is ready or off-plan. Ask for the number of sales and the date range behind the answer. With the PropertyIndex plugin connected, that prompt returns Dubai Land Department sales or Ejari rents instead of an estimate.
#### Do the same prompts work in ChatGPT and Claude?
Yes. Both assistants use the same PropertyIndex tools and data. When they run the same query the counts, medians and dates match, so check the count and period in each answer.
#### Why does ChatGPT give a vague answer to my Dubai property question?
ChatGPT gives a vague answer for one of two reasons. It has no access to DLD sales, so it estimates from listings and articles. Or the prompt leaves out the building, bedrooms or period, so the assistant has to guess the scope. Connecting the PropertyIndex plugin fixes the first, and a specific prompt fixes the second.
#### Do these prompts need a paid PropertyIndex account?
Prices, sizes, price per sqft, rents and yields need PIX© Pro. A free PropertyIndex account returns sale counts and dates, so a free user can still test the prompts. Each account receives up to 100,000 records per billing period through the plugin, and usage is subject to fair use.
#### Can I run these prompts automatically every month?
Not through the plugin. The PropertyIndex plugin is licensed for interactive use, where a person asks each question. Scheduled or recurring reports, dashboards and integrations should use the PIX© API, which returns DLD sales, Ejari rentals, locations and the PIX© index as JSON and includes 1,000,000 records per billing period.
### Where the figures on this page come from
Every figure comes from a PropertyIndex query run in October 2026 on Dubai Land Department sales, Ejari rental contracts and the PIX© index, modelled by PropertyIndex and loaded through September 2026. Sold prices cover ready 1-bedroom apartments in City Walk Residential, October 2025 to September 2026. The valuation covers ready 2-bedroom sales in Golf Grand, Dubai Hills Estate, April to September 2026, and price tiers for 2-bedroom sales in Marina Gate, October 2025 to September 2026. Yields divide median new-contract rents by median ready sale prices for apartments in Jumeirah Village Circle, October 2025 to September 2026. Rents cover 2-bedroom apartments in Dubai Marina with tenancies starting October 2025 to September 2026. Off-plan figures cover off-plan sales in Dubai South by developer and 2-bedroom apartments in Dubai Creek Harbour, October 2025 to September 2026. Building activity covers ready apartment sales in Dubai Hills Estate, July to September 2026. Index levels are the PIX© apartment and villa series, whose method is published on the [PIX© methodology](https://www.propertyindex.ae/dubai-real-estate-price-index/methodology) page.
**Disclosure.** We build PropertyIndex and the PropertyIndex plugins for ChatGPT and Claude. PropertyIndex is approved under the Dubai Land Department's REES Initiative. Figures on this page are research, not a formal valuation or financial advice.
