- Is there an official Dubai Land Department API?
- The Dubai Land Department publishes its registers through its own channels, including Dubai REST and Dubai Pulse. The PropertyIndex API is an independent REST API built on those registered records. PropertyIndex is approved under the Dubai Land Department REES initiative; that approval applies to PropertyIndex alone and does not make the API a government service.
- What DLD transactions data does the API return?
- Every registered sale in Dubai, as one row per registration: registration date, property type, bedrooms, registered price, price per square foot, registered size, floor label, DLD market basis (existing or off-plan), procedure name and whether a mortgage was registered the same day. Each row carries its location labels and the full published location path.
- Does the API include Ejari rental contracts?
- Yes. The rentals resource returns every registered Ejari tenancy period with its start, end, termination and registration dates, contract type, whether it is a new contract or a renewal, annual rent, annual rent per square foot and registered size.
- How current is the data?
- The data refreshes nightly from the DLD delivery. Every response carries an as_of date, the date of the delivery the data was built from. Ejari filings can arrive later than their registration date, so an extract should re-check recent periods when it refreshes.
- Does the API return unit numbers or owner details?
- No. The API returns transaction facts and per-record calculations. Unit numbers, persistent property identities, cross-record histories and any personal data are not part of the API. Location and floor labels are names, not identifiers.
- How much does the Dubai property data API cost?
- The PropertyIndex API plan is AED 5,000 a month. It includes 1,000,000 sales and rental records per billing period, one PIX© Pro seat and unmetered access to locations, the market index and usage. Optional overage costs AED 2 per 1,000 records and is off until an owner or admin sets a monthly cap. Checkout is self-serve from the pricing page.
- How is usage counted?
- Each actual row returned by a sales or rentals list counts as one record, and a single-record response counts as one. Repeated retrievals count again. Failed requests and empty responses consume nothing. Locations, market index, documentation and usage endpoints are unmetered. Usage headers on every authenticated response show the records used, the allowance and the remainder.
- How do I get an API key?
- Subscribe to the API plan at checkout. The organisation owner then accepts the API licence terms and issues keys from the account page. Keys belong to the organisation, not to a person, and can be revoked and reissued at any time.
- What is the difference between the API and the MCP connector?
- The MCP connector is for interactive use inside ChatGPT, Claude and other AI assistants and is included with PIX© Pro. The API is for scheduled retrieval, backend integrations and supplying data through your own product, which the Pro and Teams licences do not cover.
