Using AI to Check a Dubai Rent Increase
AI checks a Dubai rent increase by comparing the proposed rent with Ejari contracts for the same building and layout, then reading the result against the RERA rental index rules. New contracts show what the market pays today. Renewals show what sitting tenants pay.
In Marina Gate, 2-bedroom apartments let for a median AED 200,000 a year on 166 new contracts between October 2025 and September 2026. The 127 renewals had a median of AED 195,000, and the typical renewal kept the previous rent unchanged. A tenant or landlord who knows those numbers negotiates from evidence rather than from listings.
How AI checks a Dubai rent increase
A Dubai rent increase has two tests. The market test asks whether the new rent matches what similar homes let for. The legal test asks whether the increase stays within the cap set by RERA, the Real Estate Regulatory Agency of the Dubai Land Department. An AI assistant with Ejari data answers the first test precisely and explains the second.
Without data access, ChatGPT and Claude fall back on listing portals and news. Listings show asking rents, which sit above what tenants sign for, and they cannot show renewals at all. The PropertyIndex plugin gives the assistant the contracts themselves, drawn from the same Dubai real estate data that covers every DLD sale.
Splitting new contracts from renewals is one of the most common rental requests made through the plugin. The reason is simple. A tenant facing an increase wants to know what renewing neighbours pay. A landlord proposing one wants to know what a new tenant would pay instead.
New contracts and renewals in Ejari
Ejari records each Dubai tenancy contract and marks it as new or a renewal. That split turns one rent figure into two, and the gap between them is often the whole argument.
- New Ejari contract
- The first contract between a landlord and a tenant for a home. It shows the rent the market sets today.
- Renewal
- A further term of the same tenancy. It shows what sitting tenants pay, which can lag the market up or down.
- Median annual rent
- The middle rent across all contracts in the group. Half of tenants pay more and half pay less, so one unusual contract cannot move it.
- Renewal step
- The change between a renewal and the same home’s previous contract. It shows how renewals in a building actually moved, contract by contract.
Community figures show why the split matters. In Dubai Marina, 2-bedroom new contracts and renewals sat close together, at medians of AED 140,000 and about AED 137,600. In Jumeirah Village Circle, 1-bedroom renewals had a median of AED 63,000, against AED 71,000 for new contracts. A JVC landlord can point to that gap. A JVC tenant should check whether it holds in their own building, because it can reverse, as Binghatti Amber shows.
Worked example: a 2-bedroom renewal in Marina Gate
Marina Gate is one of the most searched buildings among PropertyIndex plugin users. A tenant whose landlord has asked for more at renewal can test the request in one question.
Between October 2025 and September 2026, 2-bedroom rents in Marina Gate looked like this:
| Contracts | Count | Median rent | Middle half |
|---|---|---|---|
| New | 166 | AED 200,000 | AED 175,000 to 235,000 |
| Renewals | 127 | AED 195,000 | AED 161,375 to 230,000 |
Renewals mostly held the previous rent. The median renewal changed by 0%. Of 127 renewals, 67 stayed within 1% of the old rent, 33 rose by more than 1% and 27 fell by more than 1%.
New tenants paid a median AED 5,000 more than renewing ones. That is a 2.6% gap, so the market supports at most a small increase. The legal cap depends on the RERA calculator for your unit.
The renewal steps carry the most weight. A median of AED 195,000 says what renewing tenants pay. The steps say what happened when their contracts came up: half the building's renewals stayed flat, and almost as many fell as rose. Only 33 of 127 Marina Gate renewals rose by more than 1%.
Floor, view and finish still separate one flat from the next. Ejari records the rent and the size, not the view. A tenant on a high floor with a sea view should compare with the upper half of contracts, not the median.
When new contracts fall below renewals
New contracts can fall below renewals, and that reverses the negotiation. Binghatti Amber in Jumeirah Village Circle shows the pattern. Its 1-bedroom new contracts had a median of AED 70,000 over the same 12 months, while renewals had a median of AED 74,000.
- New contracts166 contractsAED 200,000
- Renewals127 contractsAED 195,000

| New contracts | AED 200,000 |

Show the data as a table
| Item | Value |
|---|---|
| New contracts | AED 70,000 |
| Renewals | AED 74,000 |
The renewal steps confirm it. Of 108 renewals in Binghatti Amber, 83 stayed within 1% of the previous rent, 18 fell by more than 1% and only 7 rose by more than 1%. A renewing tenant here already pays more than a newcomer would. An increase request runs against the building's own evidence.
| Building and layout | Renewals | Rose more than 1% | Within 1% | Fell more than 1% |
|---|---|---|---|---|
| Marina Gate, 2-bedroom | 127 | 33 | 67 | 27 |
| Binghatti Amber, 1-bedroom | 108 | 7 | 83 | 18 |
The building figure also contradicts the community figure. Across JVC, 1-bedroom renewals sat AED 8,000 below new contracts. In Binghatti Amber they sat AED 4,000 above. A community average would have pointed the tenant the wrong way, which is why the check always starts at building level.
The RERA rental index rules
The RERA rental index rules cap a rent increase by how far the current rent sits below the average rent for similar homes in the area. The closer a rent already is to that average, the smaller the increase a landlord may ask. Dubai Decree No. 43 of 2013 sets five bands, and the official RERA calculator applies the current rules to a specific home.
| Current rent compared with the RERA average | Maximum increase |
|---|---|
| Up to 10% below | No increase |
| 11% to 20% below | 5% |
| 21% to 30% below | 10% |
| 31% to 40% below | 15% |
| More than 40% below | 20% |
The 90-day notice
Dubai's tenancy law requires a landlord who wants to change the rent at renewal to notify the tenant at least 90 days before the contract ends. The same rule applies to any other change in the terms, so a tenant who receives an increase request should check its date first.
How to bring evidence to the conversation
The best rent conversation rests on four pieces of evidence. An AI assistant with the PropertyIndex plugin gathers the first three in one chat. The fourth comes from RERA.
- 1New contract median. Ask for the median rent on new Ejari contracts for your building and number of bedrooms over the last 12 months. This is what the landlord could get from a new tenant.
- 2Renewal median. Ask for the median on renewals over the same period. This is what your renewing neighbours pay.
- 3Renewal steps. Ask how renewals changed against each home's previous contract. This shows whether increases are normal in your building.
- 4RERA calculator result. Run the official RERA rental increase calculator for your home. This gives the legal maximum.
Put the four numbers in writing to the landlord or agent, with the period and the number of contracts behind each one. A figure with its evidence is harder to dismiss than a figure from a listing. If the conversation fails, the Rental Disputes Settlement Centre hears rent disputes in Dubai.
The same check for landlords
Landlords run the same check from the other side. A landlord whose rent sits well below new contracts in the building has evidence for an increase within the RERA cap. A landlord whose tenant already pays above new contracts learns that pushing harder risks a vacancy. The yield effect of either choice is covered in the AI property investment analysis guide, and agents preparing renewal advice for clients can follow the guide to AI for Dubai real estate agents.
Prompts for tenants and landlords
Name the building, the number of bedrooms and the period. Rents need a PIX© Pro account, and setup takes a few minutes in how to connect DLD data to ChatGPT and Claude.
My landlord wants to increase the rent on my 1-bedroom in Binghatti Amber, JVC. Show the median rent on new Ejari contracts and on renewals for 1-bedrooms there from October 2025 to September 2026, and how many renewals rose, stayed flat or fell against the previous contract.
I let a 2-bedroom in Marina Gate and the contract renews soon. Compare the median rent on new Ejari contracts with renewals for 2-bedrooms there from October 2025 to September 2026, and show the middle half of new contract rents.
Compare 1-bedroom rents in Binghatti Amber with the whole of Jumeirah Village Circle, October 2025 to September 2026. Split new contracts from renewals and show the number of contracts behind each median.

Questions about checking a Dubai rent increase
Can ChatGPT tell me if my Dubai rent increase is fair?
ChatGPT can tell you whether a rent increase is in line with the market once it can read Ejari rental contracts. With the PropertyIndex plugin it compares your proposed rent with new contracts and renewals for the same building and number of bedrooms. The legal cap on the increase comes from the RERA rental increase calculator, which the assistant cannot run for you.
How much can a Dubai landlord increase the rent?
It depends on how far the current rent sits below the RERA average for similar homes in the area. Dubai Decree No. 43 of 2013 sets five bands: no increase when the rent is up to 10% below that average, rising in steps to 20% when it is more than 40% below. The official RERA rental increase calculator applies the current rules to a specific home.
How much notice must a Dubai landlord give for a rent increase?
At least 90 days before the tenancy contract ends. Dubai’s tenancy law requires either party who wants to change the terms of the contract, including the rent, to notify the other at least 90 days before expiry, unless they agree otherwise.
What is the difference between a new Ejari contract and a renewal?
A new Ejari contract starts a tenancy between a landlord and a tenant. A renewal continues the same tenancy for another term. New contracts show what the market pays today. Renewals show what sitting tenants pay, which often lags the market in either direction.
Can I use Ejari data in a rent dispute in Dubai?
Ejari medians for your building and layout are strong context for a negotiation with your landlord. A formal case at the Rental Disputes Settlement Centre turns on the RERA rental index and the tenancy law, so bring the RERA calculator result alongside the Ejari evidence.
