1/JBR is an iconic, minimalist 46-storey beachfront residential skyscraper situated at the entrance of Jumeirah Beach Residence in Dubai, developed by Dubai Properties and designed by EDGE Architects.
Development and Timeline
The project was developed by Dubai Properties Group (through its subsidiary The One JBR). Launch and initial sales registration occurred in September 2015, and physical construction broke ground in March 2016. Dubai Contracting Company was awarded the main building contract in February 2017. Although handover was initially anticipated for late 2019, construction completed in March 2020. North25 served as the project management consultant.
Architecture and Design
Designed by EDGE Architects with MEP and structural engineering by WSP, 1/JBR is highly regarded for its sleek minimalist styling. Structurally, it features a single-loaded design, ensuring all residences are aligned beachfront. It is built on a friction pile foundation. Its glass facade is treated with a special solar control coating on waterfront windows, and the balconies are dynamically staggered (offset) to prevent stacked sightlines. Interior finishes are contemporary, incorporating A-grade luxury wood and stone materials.
Residential Inventory and Layout
The tower contains a luxury collection of 2, 3, and 4-bedroom apartments and 5-bedroom penthouses, with sizes spanning from 1,647 sqft to 6,775 sqft. Select premium residences have structural provisions for private balcony swimming pools or jacuzzis. The building features semi-private lift lobbies for residences up to the 30th floor and private lobbies for the 31st floor and above, including exclusive lobbies at the parking level for penthouse residents.
