About Jumeirah Beach Residence

Jumeirah Beach Residence (JBR) is a prominent, completed waterfront community developed by Dubai Properties, stretching along a 1.7-kilometer sandy coastline in Dubai Marina, Dubai, UAE.

Overview and History

Launched in August 2002 by Dubai Properties (a subsidiary of Dubai Holding) and completed in 2010, Jumeirah Beach Residence (commonly known as JBR) spans an area of 2 square kilometers with a total built-up area of over 20 million square feet. The massive 6-billion dirham development was fast-tracked and completed within 40 months from its initial groundbreaking, utilizing a peak workforce of over 22,000 laborers. Designed to blend Mediterranean and Arabic architectural motifs, the community was constructed with post-modern sand-colored high-rise facades and acts as a self-contained beachfront neighborhood accommodating approximately 15,000 residents.

Residential Clusters and Towers

The master plan of JBR features 40 towers, consisting of 35 residential buildings and 5 hotel towers. These towers are organized into six distinct geographic clusters (from west to east): Shams, Amwaj, Rimal, Bahar, Sadaf, and Murjan. Individual residential skyscrapers rise up to 46 storeys, such as Rimal 1 which stands 151 meters tall with 46 floors, and Bahar 1 which stands 171 meters tall with 52 floors. Subsequent high-profile additions include One JBR (also known as 1/JBR), a luxury 46-storey skyscraper reaching a height of 219 meters with 163 premium units, completed in 2020 by Dubai Properties.

Property Portfolio and Inventory

Jumeirah Beach Residence offers a massive inventory of approximately 6,917 original apartments. Units range in size from compact 714 square foot studios up to expansive 5,500 square foot luxury penthouses and duplexes. Properties in the community are highly sought-after for both long-term leasing and short-term tourist rentals due to their beach proximity, panoramic views, and layout styles that include lofts, terraces, and duplex penthouses.

Community Amenities and Infrastructure

Residents of JBR have access to shared podium-level walkways, swimming pools, state-of-the-art gyms, wellness spas, landscaped gardens, and kids' play areas. The community incorporates an innovative Pneumatic Waste Collection System (PWCS) by Envac and a centralized district cooling system powered by Empower. Major leisure and commercial assets within JBR include 'The Walk', a 1.7-kilometer beachside promenade packed with over 300 shops, cafes, and restaurants, and 'The Beach' by Meraas, an open-air beachfront retail, dining, and outdoor cinema complex.

Location, Access, and Transport

Strategically nestled within the larger Dubai Marina district, JBR is bordered by the Arabian Gulf and offers easy connectivity to major thoroughfares such as King Salman bin Abdulaziz Al Saud Street (D94), Al Marsa Street, and Sheikh Zayed Road (E11). Public transportation is highly integrated via the Dubai Tram, with two dedicated stations (JBR 1 and JBR 2) linking directly to the Dubai Metro at the DMCC and Sobha Realty stations. Pedestrians can also access nearby Bluewaters Island—home to the Ain Dubai observation wheel—via a dedicated 264-meter footbridge.
