About Business Bay

Business Bay is a premier mixed-use central business and residential district in Dubai, United Arab Emirates, characterized by its iconic high-rise skyscrapers and waterfront setting along the Dubai Water Canal.

Master Planning and Concept

Conceived as Dubai's answer to Manhattan and Tokyo's Ginza, Business Bay was launched in 2003 by master developer Dubai Properties (a subsidiary of Dubai Holding). Spanning a massive area (variously reported as 64 million or 80 million square feet), the district was envisioned as a dense commercial hub. Over the years, particularly following the 2008 global economic shift, the master plan adapted to incorporate a substantial volume of residential and mixed-use towers. Today, it hosts multinational headquarters alongside ultra-luxury apartments, hotels, and retail outlets.

Waterfront and Infrastructure Development

The defining physical feature of Business Bay is the Dubai Water Canal, a 3.2-kilometre waterway that extended the historic Dubai Creek through the district and out to the Arabian Gulf. This extension enabled major waterfront developments, such as Marasi Business Bay. Marasi features a 12-kilometre promenade, floating water homes, five marinas, and various dining and retail spots. The canal promenade has transformed Business Bay from a strictly professional commercial area into a vibrant lifestyle and recreational destination.

Connectivity and Transit Networks

Business Bay is highly accessible, situated strategically between Sheikh Zayed Road (E11) and Al Khail Road (E44). It is serviced by its own dedicated elevated transit station on the Red Line of the Dubai Metro, the Business Bay Metro Station, which connects commuters to Downtown Dubai and DIFC in minutes. Additionally, RTA feeder buses (such as F14, F19A, F19B, F20, and F41) operate extensively throughout the area. Water transport is also active, with the Godolphin Marine Transport Station serving the DC2 water taxi route along the Dubai Water Canal.

Notable Subcommunities and Projects

The district contains several prominent self-contained projects and subcommunities. Bay Square, developed by Dubai Properties, is a completed 5-million-square-foot pedestrian-only zone consisting of 13 mid-rise buildings offering office, residential, and hotel spaces. Al Habtoor City is another massive mixed-use development on the canal, featuring luxury hotels, a state-of-the-art tennis academy, and three high-rise residential towers (Noora, Amna, Meera). Other architectural landmarks include Zaha Hadid's The Opus, SLS Dubai, and upcoming supertall towers like the Burj Binghatti Jacob & Co Residences.
