Overview and Location
Warsan Fourth (also officially known as Al Warsan Fourth, and commonly as Warsan 4, Al Warsan 4, or International City Phase 2) is a residential sub-community in eastern Dubai, United Arab Emirates. It spans approximately 731 hectares in the larger Al Warsan region and is positioned at the intersection of Sheikh Mohammed Bin Zayed Road (E311) and Manama Street. Real Estate Landscape and Key Projects
Unlike the older country clusters of International City Phase 1, each residential block in Warsan Fourth features unique contemporary styling, as the land parcels were sold to private developers. The master plan restricts high-rise towers to the central circle, allocating the remaining plots to low- and mid-rise buildings. Prominent projects in the area include Kyomi Residences by Anax Developments, Park Residency by Park Properties, Dar Al Aiham One by Dar Al Aiham Properties, and Dugasta Warsan by Dugasta. Additionally, Nakheel has launched Greenwood, a major 395-hectare sustainable master-planned community focusing on townhouses, villas, and apartments alongside central green spaces.
Connectivity and Infrastructure Future
The area currently enjoys direct access to major highways such as the E311 and E611, making commutes practical for residents. Although there is no operational metro station inside the community as of 2026, the upcoming Dubai Metro Blue Line expansion is planned to include a dedicated station by 2029. In the interim, residents rely on public RTA bus routes (including routes 50, 366, X23, 53, and 365).
