How to read this release

The index level of 206.0 is a position against a base of 100 in January 2012 - it says Dubai residential prices sit +106.0% above that base, holding constant what sold. It is not a price in dirhams; the movements are the facts worth quoting, and year on year is the one least contaminated by single-month noise.

Because PIX© is mix-adjusted, these figures can legitimately differ from headline averages for the same month: an average follows the composition of what sold, the index deliberately does not. Where this release shows a median PSF, that column is the raw registered price in the month - published beside the index precisely so the two are never confused.
