| Off-plan | 232.7 | +0.2% | +0.1% | 1,712 | 5,289 |
Index levels are mix-adjusted (base January 2012 = 100), so a month with a different mix of what sold does not read as a price change. Median PSF is the raw registered price in the month, not mix-adjusted.

How to read this release
The index level of 205.6 is a position against a base of 100 in January 2012 - it says Dubai residential prices sit +105.6% above that base, holding constant what sold. It is not a price in dirhams; the movements are the facts worth quoting, and year on year is the one least contaminated by single-month noise.
Because PIX© is mix-adjusted, these figures can legitimately differ from headline averages for the same month: an average follows the composition of what sold, the index deliberately does not. Where this release shows a median PSF, that column is the raw registered price in the month - published beside the index precisely so the two are never confused.

Full methodology →About PIX© and this release
PIX© is computed nightly from Dubai Land Department registered sales - the transfer record, not listings or valuations - and a month is only published once complete. The figures on this page are a frozen publication: captured into a durable ledger when the month was released, and never silently rewritten afterwards, even if the live series later revises.
Releases are forward-only - they begin with June 2026 and accrue monthly - while the computed series reaches back further and is downloadable in full. Every methodological decision behind these figures, from stratification to the carry-forward cap, is stated in the published methodology, and the underlying per-project evidence - transaction histories, Ejari rents, yields - is what PIX© Pro provides.
