About The Sustainable City

The Sustainable City is a pioneering 46-hectare eco-friendly master-planned mixed-use residential development in Dubailand, Dubai, and the first fully operational net-zero energy community in the Middle East.

Community Structure and Residential Layout

The Sustainable City consists of five car-free residential clusters, each containing 100 villas. The properties are divided into Courtyard Villas, Garden Villas, and Signature Villas, built utilizing precast concrete blocks to minimize construction waste. Traditional design principles such as narrow shaded sikkas (streets), wind towers, and north-facing building orientations are utilized to lower the local microclimate temperature. Additionally, the development features the Sustainable Plaza, a commercial and residential hub containing five blocks with ground-floor retail, offices, and 89 leasehold apartments ranging from studios to two-bedroom units.

Passive and Active Sustainability Design

Every residential unit is equipped with rooftop solar panels and insulated double-glazed windows, designed to achieve significant energy and water savings compared to traditional developments. Shaded parking areas double as solar parks, capturing clean energy to power streetlights, EV charging stations, and public spaces. A central green spine known as 'The Farm' contains 11 biodome greenhouses spanning 3,000 square meters, allowing residents to produce their own vegetables. Wastewater is completely recycled, and greywater is naturally filtered to maintain community landscapes.

Community Amenities and Landmark Facilities

The development houses a variety of specialized facilities, including Fairgreen International School and Sanad Village—the region's largest autism rehabilitation and learning center. The community also features the SEE Institute, a pioneering net-zero emissions building that acts as a global hub for research, education, and business incubation. Recreational highlights include a 4-kilometer running and cycling track, multiple playgrounds, and an Equestrian Centre equipped with training facilities and stables.
