The comparison includes up to five of the most active communities for each property type, with at least five included sales per group. Sales without a recorded community remain in the Dubai totals. These community figures include different bedroom counts and property sizes. Their differences describe the homes sold in each location; they do not isolate the premium for moving an otherwise identical home from one community to another.
How do existing-property and off-plan registration prices compare in Dubai?
Existing-property apartment registrations averaged 1,728,089 AED (median 1,327 AED per sq ft) in October 2026. Off-plan apartment registrations averaged 1,590,924 AED (median 1,760 AED per sq ft). The comparison follows the sale procedure recorded by Dubai Land Department.

Existing-property and off-plan describe registration categories. They do not independently verify a home's completion or handover status. Delayed-sale procedures are included with off-plan registrations. Differences also reflect which projects, locations and unit sizes sold during the month.
What do different budgets mean for Dubai property prices?
Dubai sale benchmarks in October 2026 were 707,503 AED for a studio apartment, 2,424,940 AED for a two-bedroom apartment and 3,416,365 AED for a three-bedroom villa. These averages provide a starting point for comparing a purchase budget with the homes sold that month.
These are recorded sale benchmarks, not minimum prices or available listings. A smaller apartment in a prime Dubai community can cost more than a larger home elsewhere. Purchase fees, financing, service charges and renovation costs sit outside the sale price.
How can changes in Dubai property prices be measured?
Dubai property price changes can be measured by comparing similar homes over time. A rise in the citywide average can also occur when more expensive properties account for a larger share of sales.
The Dubai real estate price index measures movement while adjusting for changes in the mix of properties sold. Its monthly releases provide the price trend alongside the current purchase-price benchmarks.
What do these Dubai real estate prices include?
These Dubai residential prices cover apartment and villa sales for October 2026, across existing-property and off-plan registrations. They describe registered sale amounts, excluding mortgages, gifts, land-only transactions and commercial property. Bundled sales, amounts below 100,000 AED, missing areas and records outside the eligibility filters are also excluded.
The average Dubai sale price is the total included sale value divided by the number of sales. The median Dubai price per square foot is the middle value after individual sale prices per square foot are ordered, or the average of the two middle values when the count is even. The two measures describe the same property group using different statistics and units; dividing them does not give the size of a typical home.
Price per square foot uses the recorded property area, falling back to the sale's recorded area when the property area is unavailable. Villa areas are not uniformly verified built-up areas, so villa price-per-square-foot comparisons need particular care.
The reporting month is the complete month before the source delivery dated 4 November 2026. Daily updates can incorporate late registrations and corrections. The update date identifies when these figures were calculated from that delivery.
