The Property Index (PIX©) for Dubai residential property stood at 210.6 in June 2026, +110.6% against its January 2012 base of 100. Prices were down -0.1% year on year and -2.6% on the month. PIX© is mix-adjusted and computed from sales registered with the Dubai Land Department.

How to read this release
The index level of 210.6 is a position against a base of 100 in January 2012 - it says Dubai residential prices sit +110.6% above that base, holding constant what sold. It is not a price in dirhams; the movements are the facts worth quoting, and year on year is the one least contaminated by single-month noise.
Because PIX© is mix-adjusted, these figures can legitimately differ from headline averages for the same month: an average follows the composition of what sold, the index deliberately does not. Where this release shows a median PSF, that column is the raw registered price in the month - published beside the index precisely so the two are never confused.

Dubai residential prices fell -0.1% year on year in June 2026. PIX© read 210.6 against a January 2012 base of 100.
The median registered price was AED 1,683 per sqft in June 2026, across 9,700 registered sales. The index level tracks the mix-adjusted change; this median is the raw price in the month.
Villas were +4.4% year on year and apartments -0.7% in June 2026, on the PIX© segment indices computed from DLD registered sales.
